Canaglaze – for sale freeholdCanaglaze is an ancient hill farm that is situated on the edge of
Bodmin Moor on the southern slopes of Bray Down, looking
across the valley to Carn Down and West Moor and the south
eastern part of Bodmin Moor in the distance. The property is
located on Bray Down; approximately 2 miles west of Altarnun,
2.5 miles north-east of Brown Willy and 3 miles south-east of
Crowdy reservoir.
The property (grid reference SX 194 818) is accessed by a rough
track of about 3/4 mile long on the road between West Carne and
Bowithick. The property can only be accessed by a 4 wheel drive
vehicle up the track. (The owner and agent can provide appropriate
transport to the property for viewings). The property itself extends
to about 4.8 acres of garden and fields which is surrounded by
grassland and open moorland as far as the eye can see in all
directions. The majority of Bray Down is a Site of Special Scientific
Interest (SSSI) and has numerous archaeological remains, some
dating back to the Bronze Age. The property itself is not part of
the SSSI. However, part of the track to the property runs over
SSSI land. The whole area including the Canaglaze property is an
Area of Outstanding Natural Beauty (AONB).
Canaglaze is not Listed and is a very rare opportunity to restore
and build a detached home in an exceptionally beautiful location,
with existing planning permission (PA15/01599 dated 28 April
2015). There are also a series a substantial detached stone barn,
currently without planning pemission to develop.
Dated 1962
The moor is a haven for wildlife and the house offers a degree of
peace and privacy that is almost impossible to find anywhere in
the United Kingdom these days. Despite this unique remote and
isolated location, once off the moor Altarnun provides easy access
onto the A30 and therefore excellent communications to the rest of
Cornwall and the South West.
Planning permissionA planning permission was granted for the ‘Reinstatement
and renovation of dwelling and retention of car port’ under
reference PA15/01599. The decision is dated 28 April 2015 and
was subject to a number of conditions. The permission allows
for the conversion of the existing building fabric to a dwelling in
accordance with the plans specified on the decision notice.
ServicesSpring fed runing water and an old well in front of the house ruins.
There is currently no drainage and no electricity.
