Here are some helpful tips to get a borrower approved quick and easy: 1. When you are writing out your purchase and sales agreements, make sure that the buyers’ names match how their names are on their driver’s license 2. Make sure that the seller’s names are on the purchase and sales agreement are the same as the names in which they hold title to the property 3. Fill out page 2 of our pre-approval letter with the full names of everyone involved in the transaction 4. Tell your buyers that once they are pre-approved NOT to incur any new debt, don’t have any credit inquiries, don’t shift any money around from account to account that is over $250.00 5. If you check the property inclusions/exclusions box or if you put in any personal property items on the purchase and sales agreement make sure you include the property inclusions/exclusions rider as a numbered page of the contract and make sure that there are not any large personal property items on the inclusions/exclusions rider. If so, DON’T check the inclusions/exclusions box. Negotiate those items separately. 6. When you have checked the inclusions/exclusions box or added any personal property on the purchase and sales agreement add the following verbiage: “the personal property items on the property inclusions/exclusions rider are left for the convenience of the seller and have no monetary value” or “the personal property listed on this purchase and sales agreement are left for the seller’s convenience and have no monetary value”.

7. If an FHA/VA Amendatory Clause is needed make sure it has the correct sales price on it and that the buyers, sellers and both realtors have signed it.
