Selling Process: Preparing Your Home for Sale

Listing Consultation This is our opportunity to meet each other and it’s best to meet at the property you will be selling so I will have a chance to see it and make accurate reccomendations. I’ll walk you through my full listing presentation, share how buyers see homes, my marketing plan & I’ll answer any and all of your questions about the selling process.

Sign Listing Agreement The real estate commission & my brokerage (Keller Williams Metro Atlanta) require that I have a written business agreement with you to represent you as the seller. Once I have written permission to market and sell your home, I will be able to get started!

Seller Disclosures There are a variety of disclosures seller’s are asked to complete to share information with buyers. I will share with you the disclosures relevant to your property and ask you to complete them to the best of your knowledge. These include disclosures about the condition of the property, details of the homeowners or neighborhood association (if relevant), lead based paint if built prior to 1978 and any others relevant to the sale.

Preparing Your Home This is the time to complete any repairs or minor renovations such as painting and clearing of clutter you were planning to do, or that we’ve discussed together. I will arrange for a staging consult and we’ll decide together how to stage your current home and furniture or offer options for vacant homes such as full home furniture staging or virtual staging. Landscaping can add 10% value to homes on average and I’ll consult with you on any landscaping options that may be available.

Photography & Signage Once the home is ready for buyers, I’ll arrange for excellent photography of your property to ensure it’s best showcased. It will be listed in the multiple listing service which will broadcast over 50+ national search engines & 500+ websites. I will post a professional “For Sale” sign on your property (as regulations allow). We will discuss when and how you would like your home to be shown to buyers and start public showings!

Selling Process: Under Contract!

Marketing of Your Property Now that your home is listed I will implement the marketing plan we discussed during the listing presentation. With your permission and availability I will also hold an open house the first Sunday to introduce the home to buyer and hold an open house for real estate agents on the first Tuesday.

Receiving & Responding to Offers Once we receive offers for your property, I will will manage communications with agents and consult with you to reach the best win-win situation for yourself and the buyer. I recommend that you provide a counter offer to any offer you believe can be improved upon. We will discuss price, terms and any stipulations to ensure you are in the best position possible.

Binding Contract Once we have accepted an offer and its terms, we will be under contract! Most of the steps at this point are the buyers responsibility, but I will be keeping in touch with the buyers agent to ensure the process is moving smoothly. One of the first things the buyer will do is provide their earnest money to their broker.

Beginning of Due Diligence & Home Inspection Period During due diligence the buyer can terminate the contract and receive their ear-nest money back for any reason. During this time, the buyer’s lender will start processing their loan and the buyer will order a home inspection. I will make sure that the inspection occurs at a time that is convenient for you and it is strongly recommended that you are not present for the inspection. This is the buyers time with their inspector and they need to feel confident throughout the process.

End of Due Diligence Period The end of the due diligence period is when the buyer fully commits to the home purchase (or terminates the contract). Its common, but not required that buyers may request certain items from the inspection to be completed by you, the seller. The decision is completely up to you whether you are willing to meet all, some, or none of their requests. It is often a negotiating tool and I will consult with you to help make the best decision. Not all buyers will make requests, but if they do I want you to be aware of the practice and your choices.

Appraisal Contingency If the buyer is purchasing with a loan, their lender will order an appraisal. We need to keep this in mind when we set the price for the home. An appraiser needs to be able to find comparable homes to confirm the sales price or find homes that are close to comparable and we can demonstrate additional work that has been done in terms of upgrade and renovations to validate the sales price. If the buyer’s appraisal comes in lower than the sales price, the buyer has the opportunity to re-negotiate the price with you, the seller. It is always your choice whether to agree to a price change, however, if the buyer is within their appraisal contingency date, the buyer can terminate if the seller doesn’t agree to a price change. If the buyer is past the appraisal contingency date and chooses to terminate due to the lower appraisal, the seller will retain the earnest money.

Financing Contingency If the buyer is purchasing with a loan, the buyer has until the date of the financing contingency to receive a loan commitment from their lender. After the financing contingency, if the loan is not approved or the lender will not fund the purchase, the seller will retain the earnest money.

Clear to Close This is the green light from the lender that the buyer’s loan has been approved, all final conditions have been met and they are ready to disperse the loan amount to the attorney for closing. We will have a chance to review the HUD-1 statement a day or two before closing to confirm everything is correct.

Costs to Close On occasion, a seller will owe funds at closing instead of receive a check from the attorney. If that is the case, the seller will need to wire those funds the business day before closing. Most of the time any seller paid closing costs, realtor fees, prorated taxes & fees are all paid out of the seller proceeds and the seller will receive a check at closing for the balance.

Closing Day The attorney will walk the buyer through the loan paperwork and the seller will be there to sign a few documents, turn over keys to the home and answer any questions the buyer may have. The seller will also receive their check or arrange for a wire of the proceeds from the closing after the buyer has completed all paperwork.
