Founded in 1991 by our managing director Mr. George Constantinides Al Bunyaan Trading is a well
known, respected and successful trading company based in Oman delivering projects across its
business activities and to many satisfied clients. Over the years many long term relationships have
been formed with our customers, both companies benefiting from the trust, commitment and
understanding of a true business partnership.

Mr Constantinides, now based in Dubai, has worked in the Gulf region for over 25 years and is

Established since 1999 in Oman this busy division of the company has been responsible for many
projects around the Middle East region. The success of our Oman office, which is now the leading
BMS supplier in the Sultanate, led to the forming of our Dubai operation.

Organisation
Priva has identified separate market groups to enable it to be faster and more flexible in its

Intelligence division, specialising in Building Management Systems (BMS).

Khalifa Port and Industrial Zone (KPIZ) is a mul -purpose facility that involves the construc on of a world-scale
container and industrial port in addi on to the development of over 100 square kilometres of industrial,
logis cs, commercial, educa onal, and residen al special economic and free zones.
Op ma Interna onal LLC are contracted to carry out the building management and energy management
systems for package 208, controlling the AED 320 million MEP works for the Khalifa Port and Industrial Zone
(KPIZ) in Taweelah, Abu Dhabi. This is one of the biggest MEP projects in the region,
This package consists of 29 building with the largest 75,000 square metres, and another 28 smaller buildings,
so the whole job is about 112,000 square metres.

system to control its building services with the ability to u lise leading edge internet technology which is
energy efficient and easily expandable to support planned future developments.

The Grand Millennium Hotel in Dubai is a luxurious 5 star hotel located in Al Barsha just off
Sheik Zayed Road and near to Mall of the Emirates. Op.ma Interna.onal LLC has
successfully completed the design, engineering, supply and commissioning of Priva Building
Management system to control the mechanical services of the hotel to ensure absolute
client comfort and maintain maximum energy savings.
The hotel boasts 149 suites and 203 bedrooms together with Bars, Interna.onal
Restaurants, swimming pools and breathtaking sea views. Op.ma manage to control and
monitor with strategically located control panels that serve the 13 Air Handling Units, CHW
plant with Heat exchangers and associated pumps fed from the district cooling system and
various other building services plants

Dalma Mall located just off the island of Abu Dhabi. Anchored by Carrefour, one of the worlds leading retailers, the
mall will boast over 150,000 square metres of leasable space. The development includes a mul� screen cinema, a
food court, family entertainment centre and of course many retail outlets including the high end fashion brands. Car
parking spaces in excess of 7000 are available around the mall and in two mul� storey facili�es to ensure easy access
to all floors of the development.
Op�ma Interna�onal LLC was chosen to design, engineer, supply and commission its building automa�on system
u�lising leading edge open system technology. The mall supplied by chilled water from the district cooling system
along with seventeen Fresh air AHU’s that supply tempered air to the buildings 38 Recircula�on AHU’s and common
area Fan coil units are all BMS controlled and monitored to ensure a perfect environment for the end user. All toilet,
general smoke extract, smoke extract and smoke pressurisa�on fans are monitored and or centrally controlled
Op�ma. Other services within the building are connected for informa�on gathering and smooth opera�on of the
building. These include: Panoramic Li;s, Escalators, Travelators, UPS systems, Generators, Fuel Systems, Fire Alarm
system, Security system, Ligh�ng Control system and the Central Ba=ery System. Monitoring and load shedding of
the MDBs, Gas and chilled water consump�on for the tenancies is also provided by BACnet interface.

The New Oasis Shopping Mall on the famous Sheikh Zayed Road in Dubai is being built on the same site
as its predecessor tragically destroyed by fire. The new Mall will be a truly comfortable and convenient
family centre with more than three �mes the retail space of its former namesake.
Op�ma Interna�onal LLC was selected to design, engineer supply and commission the Building
Automa�on Requirements of the centre . Around 70 air handling units and almost 500 FCU’s are
controlled by Op�ma with two Chiller plants and all the associated pumps and fans.
Integra�on to the Chiller Management system via BACnet and Modbus connec�ons to the MDB’s and
meters that will ensure that this building is at the fore front of technical innova�on.
U�lising both TCP/IP and MS/TP networks the plant communicates with the graphical user interface and
has remote access through a modem and is also fully capable of access though the worldwide web.

The Cayan Business Center a freehold commercial tower in Tecom on the Sheikh Zayed Road. This 12 storey
office block has 4 levels of underground parking, retail areas, a stylish atrium and accommodates offices of
between 1700 and 12,000 sq. 4. The atrium, which allows natural light to illuminate the building, has a stylish
water feature giving the feeling of space and tranquillity.
Op�ma Interna�onal was selected to design, engineer, supply & commission an open building automa�on
system to control its building services with the ability to u�lise leading edge internet technology which is
energy efficient and easily expandable to support planned future developments. Chilled water, Fresh air AHUs
supply tempered air, Fan coil units are all BMS controlled, Car park ven�la�on is controlled and monitored by
the Building management through CO detectors which will also alarm if high levels of the gas are detected.
Staircase Pressurisa�on Fans, Li4s, Generators, water tanks along with all pumps and fans are controlled and/
or monitored by DDC controllers that where strategically installed throughout the building to ensure control
and monitoring all of the essen�al building systems. Ligh�ng control for all public and common areas was also

New premises for the Commercial Bank of Dubai located on the famous Sheikh Zayed Road has its
services controlled and monitored by a PRIVA Building Management System. Control specialists Op�ma
Interna�onal have only design, supply, engineer and commission the system but also carried out the
important controls wiring using its own experienced personnel. All of the major plant such as Chillers,
Pumps, Fans, AHU’s and Tanks are connected together with integra�on of electrical systems such as the
Fire Alarm system, CCTV, Ligh�ng Control System, Generators, Li2s, Ba3ery systems and the ACBs.
Having installed Building Management systems in other premises the requirement here was for a more
flexible approach u�lising the latest advancements available in the market. PRIVA with its long history in
leading edge technology through con�nuous R & D was an easy choice. Individual room control was a
requirement of the project but in order to maintain overall control and reduce energy all of the FCU’s
were fi3ed with Priva Comforte CX controllers. These MS/TP BACnet units are fi3ed with local room
control units to allow the occupants to select the desired temperature within the limits set by the Facility
Manager. The programmable keys also allow the user to select fan speed.

Design, engineering, supply and commissioning of intelligent building controls for the first Premier Travel
Inn Hotel outside of the UK, was successfully completed by Op#ma Interna#onal LLC. The first hotel, in
Dubai Investment Park, is now open and guests are enjoying this well appointed low cost hotel. As well as
controlling mechanical plant monitoring of the electrical systems was undertaken to provide status and
alarm indica#on to the BMS. The system installed is a state-of-the-art open protocol BACnet building
management system with a central BMS head-end which has the ability for remote web-based access
allows 24-hour monitoring and pro-ac#ve maintenance support for the buildings maintenance team
The hotels is supplied by chilled water from the district cooling system along with associated control of
the pumps and plant. Fresh air AHU’s supply tempered air to the 496 Fan coil units, whilst individual
AHU’s supply the restaurant & Kitchen areas. Smoke Extract, Staircase & Lobby pressurisa#on fans
together with all DHWS services plant where controlled and monitored by DDC controllers that where
strategically installed throughout the building to ensure control and monitor all of the essen#al building
systems.

TC Engineer, the updated engineering software from
the Top Control 8 software suite, has undergone
extensive development. And, thanks to the web-based
management software, TC Manager, it is easier than
ever to use during operation and servicing.
A best-fit solution every timeNo two projects are ever the same. Priva solutions are used in
new builds and in renovations, in large and small projects.
The products and services must, therefore, be suitable for every
conceivable situation. Blue ID and Top Control 8 have been
developed with precisely this idea in mind.
Priva Blue ID communicates via a large number of protocols.
This gives users and installers freedom of choice to communicate
with 3rd party devices and peripheral hardware via Ethernet or
serial communication. This is confirmed by the BACnet-certified
controller. And, as a result of the specifications for the inputs

Priva 2-wire makes almost any twisted-pair cable suitable for
IP communication. When renovating building control systems,
for instance, it is advantageous to reuse the communications

Speed and ease on all frontsWhether it’s the push-in spring terminals in the wiring concept
(installation without the need for tools), the modular construction
or changing modules while live (hot swappable), speed and ease
are still some of Priva’s most important characteristics.
This also applies to our software suite. In TC Manager, you can
create your own environment, with extensive sorting and filtering
options. This means that you always have the most relevant
information immediately to hand. TC Engineer provides you with
accurate insight into the optimal system set-up. You can also
easily configure multiple I/Os simultaneously.
There is a single hardware variant of the controller. You can always
have the desired number of I/O points, by upgrading via the
software for increased capacity. The analogue inputs are also
simple to configure – this is done using the software, rather than
fitting an external resistor. So you’ll never get it wrong when
looking for the correct resistor. That is what Priva means by speed
and ease.
Faultless constructionInnovative applications can be found in various components of
Priva Blue ID and Top Control 8. In most cases, this means that
errors will be a thing of the past.

Software configurable inputs
The analogue inputs on the universal input module in Priva Blue ID
can be fully configured using software. There is, therefore, no longer a
requirement for complex actions or separate, external hardware
components such as resistors. The universal input module can be
configured for various functions, including: resistance measurement,
voltage measurement and current measurement. This makes the
process easier and gives installers a great degree of freedom.
• the wiring, such as the one-wire-one-terminal system and the
own field power supply for each I/O as part of the flexible
backplate concept;
• the unique keying concept that makes it impossible to fit a
functional module to the wrong base;
• software configurable analogue inputs, which makes the use
of physical resistors superfluous (see boxed text).
Should a failure occur in the system despite this, then the impact
is low - thanks to the modular structure. Each functional module is
easy to remove and replace while the system remains live. The
software configuration of inputs significantly reduces the risk of
errors. And the galvanic isolation between individual I/Os and the
system prevents damage, measuring errors and loss of time in the
event of wiring problems. Innovative safeguards help in the
construction and maintenance of a faultless system.
Total control of projectsWhen Priva Blue ID and Top Control 8 were developed, serious
consideration was given to the total control of projects and
processes. This is why the system continuously saves data on the
SD card in the controller. The project database is saved here, too.
This means that you always have to hand the latest project
database, the complete data history and the most important
information for servicing and maintenance.
Sustainable and safe long-term investments
Intuitive building control has reached new levels thanks to the
combination of Priva Blue ID and Top Control 8. Part of the
concept is connections with existing Priva solutions, such as the
Compri HX range, or in other words, backwards compatibility.
Through software updates, Priva will be further enhancing the
level and ease of integration with previous Priva generations in
one of the next releases. Just as it has done in the past, Priva will
continue in the future to offer optimum support for existing

Comprehensive data-logging graphs
The extra analytical power of the data-logging graphs in
TC Manager provide considerable added value for the installer and
end user. You can now display up to 16 data-logs simultaneously
in a single graphic overview. The graphs show where irregularities
occur and provide insight into the reasons behind this.
You can even make year-on-year comparisons.
Energy efficiency: naturally
With Priva Blue ID and Top Control 8, you can automatically offer
your customer energy efficiency. You activate Priva TC Energy,
the online suite for supporting energy management, at the same
time as using Top Control 8. This gives your customer direct
insight into energy flows, allowing the customer to manage their
own energy more effectively. New modules are being added to
TC Energy all the time, giving your customer even greater control
over their energy efficiency.
The system saves the data for all measurements and controls
over a very long period of time. TC Manager allows you to then

The status of each digital input is indicated by a multi-coloured
configurable LED. Together, the additional blue LEDs on all
modules form the Blue ID Lifeline. Should a problem occur, then
the Lifeline is interrupted. Whether you are at the control panel or
viewing via TC Manager, you can see where the problem is at a
glance. The on-board manual override switches are electronic, which
means that you can take control of the system remotely with
complete reliability both via the controller and via TC Manager.
The extensive options for personal displays and data-logging
graphs in TC Manager (see boxed text) are powerful analysis
resources that can be fully customised to suit your personal
preferences. This gives you total control of the project at all times,
wherever you are.
Efficient to the Nth degreeEase of use and intuitive operation were top priorities during the
development of Priva Blue ID and Top Control 8. You will
immediately see this in practice. It’s now possible to master
systems more quickly and design, build and maintain a project in
less time, while the risk of errors is reduced considerably.
The use of standard IP and Ethernet technology also ensures that
the system communicates quickly and effectively with all types of
installations. In addition to this, because the system uses an
embedded web server, installing and maintaining PC software is
superfluous and you can easily operate the system via the

modules, project implementation becomes far more flexible.
There is only one type of controller and you use the software to

is required, you can always upgrade the controller later, via

Priva Blue ID TouchPoint
For the local control of rooms and control panels, Priva has
developed the Blue ID TouchPoint. The attractive 7” capacitive
touch screen has a high widescreen resolution (800x480 pixels).
The user interface allows users to intuitively control the room or
control panel. The bright, clear icons ensure that the user can see
at a glance, without having to read texts, which functions are
involved (e.g. lighting and temperature).

Using TC Manager, you can customise operating scenarios in the
Priva Blue ID TouchPoint interface to suit your own needs, at any
time and without requiring the intervention of a programmer. This
makes it an especially flexible tool that you can fully adapt to the
needs of your users.
TC Energy shows you the most relevant energy information at a
glance. The online system collects all the energy data and presents
it as understandable management information. You therefore no
longer need to connect the data to a separate energy monitoring
system. This reduces the risk of errors and saves on integration costs.

Blue ID system overview
Blue ID is a freely-programmable control system forprocess control and monitoring. It is diverse and flexibleand can be used in countless environments, e.g. inbuildings.

Modular and well organizedThe Blue ID system has a modular design around thecontroller. It has a well organized range of I/O modulesthat tie in with practice. There are, for example, moduleswith analogue outputs with and without manual override,relay outputs with and without manual override, analogueand digital inputs and modules for serial communication.
A number of variants of various modules are availablewith more or fewer I/O. As a result, there is always agood solution meaning the space in the panel can beused optimally.
Unique base-module combinationEach module only fits in the corresponding type of baseand has a unique colour code. Therefore, you cannotaccidentally place a module in the wrong base. Thissimplifies replacement.
Simple installationA base can simply be clicked onto a DIN rail. When doingso, the necessary internal connections are completed. Ifa rail is full you can easily loop through to the next rail.
The modules are addressed automatically. There is norequirement for jumpers or dip switches therefore. Thiswill prevent mistakes.
Easy to wire using terminal blocksThe wiring for the peripheral hardware to be connectedcan easily be pressed into the terminal block on the base.There is therefore no need for screwing.
Each connection has its own spring clamp. This has manyadvantages, such as:• simple to wire;
• prevents wiring errors;
• improved reliability and operational security.

Hot swappableBecause the wiring is connected to the base, there is noneed to disconnect wiring when replacing modules.
A module can easily be removed from and placed backin the base without tools. This can be done live(hot swappable).
Manual overrideSome modules are available with manual override toallow manual intervention. Such a module can beinstalled on the base of a similar module without manualoverride. The system does not have to be switched offto do this. Nor do you have to change the DIN rail layout.
Blue ID LifelineThe modules are equipped with blue LEDs. Together,these LEDs form the Blue ID Lifeline. If the blue line iscontinuously on, the modules and bases are in the correctplace according to the configuration in TC Engineer.

S10 controllerThe controller is the intelligent heart of the Blue IDsystem. It handles all input and output based on controlprogrammes loaded into module. The programs comefrom Top Control (Priva's project design andimplementation software).
Powerful processorThe controller contains a powerful microprocessor whichguarantees high performance. The unprecedentedprocessing speed and computing power mesh seamlesslywith the requirements of modern and integrated systems.The controller uses a reliable operating system thatensures quality and operational security and a goodconnection to the ICT infrastructure. And mutualcommunication between controllers is fast and reliable.The entire system can be accessed via a Web browser.
Operational safetyIf the power fails, the control software remains in thecontroller. In order to save time and (service) costs youcan equip the system with new control software remotely.The controller tests this new control software beforeswitching over to it.
Memory cardThe controller provides an option for inserting a memorycard. The card is used to register user actions and tostore historical data, trend data and project data fromTC Engineer. So you always have the latest project dataavailable. It also simplifies updating.
Operation using TouchPointThe system is operated using one or more TouchPoints(touch screens). You can mount them in the door of thecabinet, in the cabinet itself or against the wall.
You can easily expand the number of TouchPoints anduse them anywhere you want. The system recognizeswhen a TouchPoint is connected; you don't need to installsoftware.
TouchPoint with PoEYou can power the TouchPoints with PoE. There is noneed for a separate power supply and power supplycables.
Browsing via PCThe TC Manager allows you to control all devicesconnected to the system from a single location. TCManager provides a web based visualization of theenvironment to be managed. The system supports theuse of logical names for Web pages instead of addresses.In addition, both Windows browsers and Mac browsersare supported.
Operation takes place via well-arranged Web pages. Cleartabs and icons make configuration and operation quickand easy.
Power supply and earthingPriva supplies a number of power supplies that aresuitable for any situation. A Priva power supply gives you
a reliable power supply that precisely fits into yourconfiguration.
Galvanic isolationThe modules are powered by a system power supply (24VDC). The terminals on the modules are galvanicallyisolated from the system neutral. This easily avoids earthloops.
System powerThe 24 VDC system power is distributed via the controllerand then via the bases of the modules. An Blue ID PI60Power injection module is used if the modules demandmore power than can be supplied via the controller.
Field devicesThe connected field devices can easily be supplied withpower via the I/O modules. To do this you can connect24 VAC and/or 24 VDC to any I/O module and easily loopthrough to the next module. The connections for this arecalled field power (FP) and field ground (FG).
Ethernet connectionsYou can connect the system to a network via Ethernetusing a Blue ID SN Network module. Depending on thetype, the module provides the system with one or morenetwork connections for Ethernet, a port for PoE and aport for IP over 2-wire.
Power over EthernetAn operating unit (TouchPoint) can be connected to theport for PoE, for instance. A major advantage of PoE isthat it does not require a separate power supply.
Port for IP over 2-wireThe port for IP over 2-wire combines Ethernet with thereuse of existing twisted-pair cables. This allows you touse, for instance, existing and unused telephone ornetwork cabling for the data traffic. This saves both timeand money. An additional advantage is that longerdistances can be bridged using IP over 2-wire.
The system supports both bus and star networktopologies.
BACnetAs a result of BACnet support you can easily exchangeinput and output signals from the I/O modules with othersystems and devices.
Interfaces for field bus devicesIf one or more field bus devices are being used in aproject, you can connect them to a Blue ID SCCommunication module for serial communication and toa Blue ID SN Network module for communication viaEthernet.
A communication protocol is required for each field busdevice. Product interfaces and universal interfaces areavailable in TC Engineer for this. Examples include:product interfaces for Danfoss frequency controllers andpumps from Grundfos and Wilo, and universal interfacesfor BACnet, Echelon/LonMark and M-Bus.

Top Integration.
Network Blue ID
