The Property This 98-acre ranch is a rare gem in the Sierra Nevada foothills and is located in Shingle Springs, 10 miles southwest of the historic gold rush town of Placerville. It is comprised of four legal parcels, ranging from 5 to 45 acres. The ranch can be purchased in its entirety or under either or both of the following alternatives:

1. “The Lake Parcel,” consisting of two legal raw land parcels totaling 47.88 acres that includes a 15-acre lake.(Shown on the attached Tax Assessor’s Map )

2. The Main Ranch, consisting of two legal parcels totaling 50.42 acres with the main ranch house, a guest house, indoor swimming pool, covered arena, tennis court, storage barn, feeder barn, fenced and cross fencing, 4” ag meter and extensive irrigation. (Shown on the attached Tax Assessor’s Map)

A general description of the entire ranch follows: Milton Ranch is conveniently located for commuters to the El Dorado Hills Business Park and Sacramento and far enough away from the metropolitan area to experience the peace and quiet of country living. Properties like this are increasingly hard to find. The 2 bedroom, 2 bath brick ranch house, consists of 2,373 square feet with an office, large kitchen and enclosed breezeway area that could be used as a hobby room or guest bedroom. Attached to the home is an additional enclosed 1,500 square foot area with an indoor swimming pool. The home was built in 1978, has central heat and air conditioning and the grounds around the home have been lovingly maintained by the current owner and his family. Nearby is a private 1 bedroom, 1 bath 640 square foot guesthouse with a kitchen that would also make a great setup for a full time ranch hand. This “main ranch” portion of the ranch sits on 45 beautiful acres plus an adjacent 5-acre estate parcel that would allow for the construction of two additional homes. The highlight of the ranch is the 15 acre private, seasonal lake on its own 48-acre portion of the

ranch. It is classified as seasonal because the lake level drops during the summer months. According to the owner who has been there for 40 years, it has only dried up on two occasions during severe drought years. There is an existing well on this parcel that reportedly produced 80 gallons per minute when it was originally drilled. With the addition of solar panels for power and a good agricultural pump, this water source could be activated and used to help make up water loss due to evaporation during the summer season. The lake hosts a resident population of bass, bluegill and carp. The lake is entirely private and members of the surrounding properties and/or the Homeowner’s Association are not allowed to use or otherwise access the lake. This pristine ranch land is totally usable with fenced, cross-fenced and irrigated pastures. The main ranch is served by a 4” water meter from the El Dorado Irrigation District. The agricultural rates for the water are very favorable. The original owner of the ranch and surrounding subdivision raised cattle, goats and registered paint horses for 40 years.

For the horse person, there is a covered 10,800 square foot covered arena and equipment storage area, a 3,000 square foot metal barn with office and restroom and 1,500 square foot feeder barn. Not far from the house is your own lighted tennis court. Another interesting feature is a large, high profile aviary that is only in need of a new netted roof that would allow you to add your own exotic birds. A photo is shown later in this brochure.

The land surrounding the home is made up of mostly open and scenic pastures that are perfect for year round grazing of cattle and horses. The views are incredible and remind you of the white-fenced horse country of Kentucky, The property sits in the middle of million dollar homes situated on 5-acre custom parcels, all within a private gated community called Milton Estates. Heritage oaks and a wide variety of colorful trees are scattered throughout the area. The terrain is mostly flat to very gently rolling pastures. Legacy ranch potential: The ranch has tremendous potential as a “legacy ranch” as a result of having 4 legal parcels. The new owner could build up to three custom homes of any size (minimum of 2,000 square feet) plus 1-3 “granny flat” homes of up to 1,600 square feet each, subject to architectural approval from the Milton Ranch Homeowner’s Association and conformity with the community CC&R’s.

The average elevation of the ranch is 1,360 feet. At this elevation you’re typically above the fog and smog of the Sacramento Valley and below the heavier snow of the Sierras. It is rare that there is any snowfall at this elevation. This area shelters a variety of wildlife, including numerous deer, wild turkey, bobcats, coyotes, raccoons, quail, red-tailed hawks, Canadian geese, various

kinds of ducks and even some bald eagles. The greenbelt on the east of the main ranch plus the adjacent 15-acre lake attract wildlife year round.

The Lake This is a terrific area to raise your children and grandchildren. It is the perfect mix of a quiet, rural lifestyle without being extremely remote. It is a short hop to Sacramento, less than an hour to the Sacramento International Airport and about 1 ½ hours to Lake Tahoe for winter skiing, wilderness activities and hiking. The South Fork of the American River is only ½ hour away and offers steelhead and salmon fishing in the fall and winter, with striped bass and shad fishing in the spring.

Guest house Utilities: Electrical service is provided by Pacific Gas and Electric and landline phone service by AT&T. Cell phone service is available from a number of carriers, but Verizon seems to provide the most comprehensive service here in the Sierra Nevada foothills. There are numerous providers of propane service. Abundant water for the main ranch is provided by the 4” agricultural meter that provides both domestic service and affordable water rates for irrigation. There is also a well on the main ranch parcel that was originally rated at 55 gallons per minute. In addition, all parcel owners can either obtain public water from the El Dorado Irrigation District or drill their own wells. Several windmills dot the property and could be refurbished to produce additional water. Access:

Paved private roads serve all of the parcels and are maintained by the Milton Ranch Homeowner’s Association. Maintenance fees vary per parcel.

Internet Service:

High speed Internet service is available from AT&T and HughesNet. Tax Assessor’s Parcel Numbers: 109-460-01, 109-460-02, 109-460-29 and109-460-39. Zoning The ranch is zoned RE-5, “Residential estate, 5-acre minimum” parcel sizes. Such zoning permits the raising of animals, orchards, vineyards, grazing, a main home of any size, a “granny flat” second home, small group homes and child day care centers. Although the zoning would theoretically allow subdividing portions of the ranch into smaller 5-acre parcels, the area is surrounded by estate homes on 5-acre parcels governed by a Homeowner’s Association with CC&R’s. Three of the four parcels, including the lake parcel, are subject to the rules of the HOA. The 45-acre main ranch parcel is not subject to HOA regulations but does voluntarily contribute to the road maintenance fund.

The location The property is approximately one mile south of the little town of Shingle Springs and Interstate Highway 50 is only 5 minutes away from the ranch. From there it is only 45 minutes to downtown Sacramento. This general area is made up of people who look out for one another and come from all walks of life. There are long term descendants of early gold rush families on the one hand and “bedroom community” commuters on the other. Retirees find the weather very favorable. In the historical nearby town of Placerville you can experience lots of shops and restaurants in the old-town section. Several shopping centers and supermarkets are nearby in Cameron Park and El Dorado Hills.

El Dorado County is just 30 miles east of Sacramento, California's State Capitol and only

40 miles west of Carson City, Nevada's State Capitol. San Francisco lies 125 miles to the

west and Reno is a mere 50 miles to the northeast of the "Golden County." The county

has many nice suburbs for those who need to commute to Sacramento during the week.

The center of the Western Slope is Placerville, the County Seat for El Dorado County. Sitting at an elevation of about 2,000 feet, where oak lands begin the transition into dense evergreen forests, the old section of town has been restored and offers great shopping. The City of Placerville owns and operates the Gold Bug Mine, one of only a few gold mines in California that is open to visitors.

A number of nineteenth century houses in El Dorado County have been converted into bed

and breakfast inns, providing visitors quaint, affordable lodging.

Aviary – Add roof netting and you’re good to go

The town of Coloma, north of Placerville, is where gold was first discovered in California over

170 years ago. The Coloma Gold Discovery Site has been restored to its 1840's style and is a

living museum. A little farther north are the little towns of Pilot Hill and Cool, which have

attracted the interest of equestrian enthusiasts because of the availability of public horse trails,

reasonably priced and usable land, and annual events such as the 100-mile Tevis Cup

endurance event.

The country roads in southern El Dorado County will lead you through some of the best

wine country in the Sierras. The congeniality of our small wineries will make you feel as if

you are visiting old friends!

East of Placerville is Camino, another historic community and home to popular "Apple

Hill" where orchards and Christmas tree farms abound. This is a place to relax and take in

the beauty…especially in the fall when the apples are ripe and autumn shows off its

brilliance of colors.

Farther east, the Sierras are home to logging industries, while providing great places to camp, hike, hunt, fish and ski. Lake Tahoe, the "mile high" lake is on our eastern border. On mountain peaks reaching over 10,000 feet high, you will find some of the best Alpine style skiing in the United States.

El Dorado County encompasses 1,711 square miles and is home to approximately

191,000 people.

Economy

The Lake Tahoe area and its ski resorts are excellent sources of revenue for El Dorado County. Skiers from all over the world visit during the winter months. El Dorado County also has a large agricultural economic base during the rest of the year. Apple orchards grow throughout the western and central parts of the county, and apple exports are a reliable source of seasonal income when the hustle and bustle of ski season ceases. The Sierra Nevada range provides additional economic stimulus through logging and Christmas tree farms. Gold is still found in El Dorado County, lending a feeling of excitement to the area’s economic environment.
