Total sales in August were
down 9% from last year. Sales are down 10% through the 8 months of the
year.

Inventory has been consistently below past year’s level. This chart represents all active
listings including those that are under contract. So roughly divide by 2 to get the listings on which you could make an offer.

45% of the active listings were under contract at the end of August. We are
starting to see more inventory and fewer
sales so this high number is dropping
a bit.

Overall the market activity has been a bit lower than the
past few years. Fewer listings on the market and
fewer sales.

This chart shows the number of
properties going under contract each week. This shows that there
has been less activity than in recent years.

Through the end of August, sales are down 10% from
2015.

According to FHFA.gov
appreciation in Boulder County for
the year ended June 30th was
14.72% and ranked #1 in the nation.

My View of the MarketThe market has slowed – houses are staying on the
market longer, average negotiation off of list price was 1.5% in August instead of above full price, there are
fewer showings taking place. At the end of the second quarter Boulder County was the #1 area for home
appreciation in the nation and it has been shown again and again it’s hard to sustain such a hot market. The
last two years we have seen good activity in the fall, this year it feels like it won’t be quite as strong. However, it’s all relative, we still have a vibrant strong market.
Maybe we won’t be #1 for long but we are still right up there.
