The sales averages, both high and low echo the highs and low of the over all real estate market.

What Price Range Sold in Bonita Bay?

A healthy number of sales closed over the $1M price this month.

There were no sales closed in the challenged 600-800 price range. It’s a great price range to negotiate deals as a buyer.

Current Bonita Bay Real Estate Inventory and Absorption Rates

This is the anticipated time it would take to sell existing inventory.

Six months is considered a balanced market.

We do have a large amount of pending/pending-contingent properties skewing the market statistics so the months of current inventory would be far less if they weren’t in the equation.

Single Family Homes-Villas – 19.3 Months

Low Rise Condominiums – 9.5 Months Mid Rise Condominiums – 11.25 Months High Rise Condominiums – 16.7 Months Attached Villas – 7.6 Months

A Decade of Historical Bonita Springs Florida Real Estate Sales

Closed sales have leveled off and are slightly lower than last year but at this time and nearly at the healthy 2004 sales levels.

Sales have been steady and inventory remains rather thin in entry level priced properties under $400,000 which accounts for 80% of sales.

What is The Condition of Bonita Springs Florida Real Estate Sales?How distressed is real estate in Bonita Springs and Estero Florida?

The level of sold foreclosures is low but the short sales are at very low levels compared to recent months, also.

Foreclosure properties sell quickly and experience multiple offers when they do come to the market.

How Bonita Springs Real Estate is Paid For Cash remains king with about 70% of all real estate closed sales being funded with cash.

For those who are looking for alternative financing such as owner financing or private hard money, the numbers are particularly slim.

What Price Range of Bonita Springs Florida Real Estate is Selling?

City wide about 80% of all closed sales were under the $400K price point. The 600-800K price point accounts for about 1.7% of all closed sales (purple). A dismal statistic for that price range.

A total of 137 +/- properties were closed sale in Bonita Springs and Estero Florida during the month of Feb 2013.
