1. DEMOLISH ALL EQUIPMENT INDICATED WITH HATCHING OR INDICATED TO BEDEMOLISHED. DEMOLISH ALL WORK ASSOCIATED WITH THE SYSTEMSDEMOLISHED (INCLUDING CONTROLS, PIPING AND ELECTRICAL WORK)UNLESS NOTED OTHERWISE.

2. WHERE EQUIPMENT BEING DEMOLISHED IS INSTALLED ON A HOUSEKEEPINGPAD, DEMOLISH THE HOUSEKEEPING PAD.

6. WHERE WORK IS REQUIRED ABOVE AN EXISTING CEILING NOT BEINGDEMOLISHED, THE CONTRACTOR SHALL PROVIDE SELECTIVE DEMOLITION OFTHE CEILING AS REQUIRED TO ACCOMPLISH THE WORK. AFTER COMPLETIONOF THE WORK, THE CEILING SHALL BE REINSTALLED OR REPLACED TOMATCH THE PRE-CONSTRUCTION CONDITION.

3. NO PIPING, EQUIPMENT, ETC. SHALL BE REMOVED, DISCONNECTED OR SHUT DOWN WITHOUT PRIOR REVIEW WITHTHE OWNER AND/OR ENGINEER TO CONFIRM THAT AREAS TO REMAIN IN OPERATION WILL NOT BE AFFECTED. IFANY AREAS NOT WITHIN THE SCOPE OF WORK ARE AFFECTED BY ANY SHUTDOWN, REMOVAL OR DISCONNECTION,SUFFICIENT ADVANCE NOTICE MUST BE GIVEN TO THE OWNER INDICATING WHICH AREAS WILL BE AFFECTED,WHEN THE PROPOSED SHUTDOWN WILL OCCUR, AND FOR HOW LONG A PERIOD OF TIME.

4. THE OWNER HAS THE RIGHT OF FIRST REFUSAL FOR ALL ITEMS REMOVED. ALL ITEMS REFUSED BY THE OWNERSHALL BE REMOVED FROM THE SITE AND DISPOSED OF PROPERLY BY THE CONTRACTOR.

5. THE JOB SITE SHALL BE CLEANED DAILY TO REMOVE FROM THE PREMISES ANY DIRT AND DEBRIS CAUSED BY THEPERFORMANCE OF THE WORK INCLUDED IN THIS CONTRACT.

6. THE CONTRACTOR SHALL BE RESPONSIBLE FOR THE SAFEKEEPING OF HIS OWN PROPERTY ON THE JOB SITE.OWNER ASSUMES NO RESPONSIBILITY FOR PROTECTION OF PROPERTIES OTHER THAN THE OWNERS.

7. FLUSH AND SUCCESSFULLY PRESSURE TEST ALL PIPING SYSTEMS PRIOR TO PLACING IN SERVICE. ACCEPTABLEBACTERIOLOGICAL TESTS MUST BE PROVIDED ON ALL DOMESTIC SUPPLY WATER PIPING AFFECTED BY THE WORK.

8. EXISTING MATERIALS THAT ARE REMOVED SHALL NOT BE REUSED, EXCEPT WHERE INDICATED AS BEINGRELOCATED.

9. PROVIDE ALL NECESSARY TEMPORARY OR PERMANENT CAPS, PLUGS, OR VALVES FOR PIPING TO ALLOWCOMPLETION OF WORK. DO NOT LEAVE PIPING OPEN ENDED.

10. COORDINATE WORK WITH ALL OTHER TRADES PRIOR TO BID, FABRICATION, PURCHASE AND INSTALLATION OF ALLWORK.

11. VISIT THE SITE AND VERIFY ALL DIMENSIONS IN THE FIELD, AND SHALL ADVISE THE ARCHITECT/ENGINEER AND THEOWNER OF ANY DISCREPANCIES BEFORE PERFORMING THE WORK. ALL WORK SHALL CONFORM TO ALL STATE ANDLOCAL CODES, RULES AND REGULATIONS AND ORDINANCES.

12. SECURE AND PAY ALL FEES AND PERMITS PERTAINING TO THE CONTRACT.

13. ALL EQUIPMENT SHALL BE INSTALLED IN STRICT COMPLIANCE WITH THE MANUFACTURER'S WRITTENINSTRUCTIONS.

14. PROVIDE ALL HANGERS AND SUPPORTS REQUIRED FOR A COMPLETE INSTALLATION.

15. PROVIDE ALL RIGGING, HANDLING AND PROTECTION OF MATERIALS.

16. WHERE CONDUIT, CABLES, DUCTWORK OR PIPING PASSES THROUGH FIRE RATED FLOORS OR WALLS, THESLEEVES SHALL BE FIRE STOPPED PER NEC 300-21 USING A THROUGH PENETRATION FIRESTOP SYSTEM (XHEZ)LISTED IN THE UL FIRE RESISTANCE DIRECTORY. THIS MATERIAL SHALL BE INSTALLED IN ACCORDANCE WITH THEREQUIREMENTS OF THE MANUFACTURER TO MAINTAIN THE FIRE RATING OF THE PENETRATED WALL OR FLOOR.

17. PROVIDE ALL CORING, LINTELS, BEAM PENETRATIONS, AND STRUCTURAL SUPPORTS AND FRAMING AS IT RELATESTO THE WORK.

18. SUBMIT SHOP DRAWINGS AND EQUIPMENT CUTS TO THE ENGINEER FOR APPROVAL PRIOR TO ORDERING ANYMATERIALS. ALL SHOP DRAWING SUBMITTALS SHALL BE IN ACCORDANCE WITH THE SPECIFICATIONS.

19. MAINTAIN ON-SITE A SET OF FINAL CONSTRUCTION DOCUMENTS (INCLUDING ADDENDA) WITH MARKUP AS-BUILTINFORMATION.

20. NOTIFY THE ENGINEER PRIOR TO CONCEALING ANY WORK.

21. ALL EQUIPMENT INSTALLED SHALL PROVIDE THE MANUFACTURERS RECOMMENDED AND CODE REQUIRED ACCESSAREAS. ACCESS TO CEILING MOUNTED EQUIPMENT SHALL BE PROVIDED BY REMOVAL OF CEILING TILES ONLY.

22. PROVIDE ALL MODIFICATIONS RESULTING FROM USING EQUIPMENT OTHER THAN THE BASIS OF DESIGN.

23. CLEAN, PRIME, AND PAINT ALL BARE METAL SURFACES TO PREVENT RUST.

SEQUENCE OF OPERATION

1.1 GENERAL REQUIREMENTS:

A. BIDDING PROCEDURES:1. CONFORMANCE: PRIOR TO SUBMITTING A BID FOR THIS PROJECT, THE CONTROLS

CONTRACTOR SHALL THOROUGHLY REVIEW THE FOLLOWING SEQUENCES. THECONTRACTOR SHALL, AT LEAST 10 DAYS PRIOR TO BID DATE, SUBMIT TO THE ENGINEER AWRITTEN STATEMENT INDICATING ANY SEQUENCES THAT CANNOT BE PROVIDED DUE TOLIMITATIONS IN THE CONTROL SYSTEM. THE ENGINEER, MAY, AT HIS DISCRETION, REVIEWAND MODIFY THE SEQUENCES THROUGH ADDENDA. ANY CONTROLS CONTRACTOR THATCANNOT PROVIDE ALL THE SEQUENCES OF OPERATIONS AS STATED IN THE FINAL BIDDOCUMENTS, INCLUDING ADDENDA, WILL BE REMOVED FROM THE PROJECT.

B. SCOPE:1. CONTROL SYSTEM EXPANSION: THE EXISTING CONTROL SYSTEM SHALL BE EXPANDED TO

INCORPORATE THE EQUIPMENT AND SEQUENCES OF OPERATION CONTAINED IN THISPROJECT. PROVIDE ALL LABOR, MATERIALS, AND ENGINEERING NEEDED TO PROVIDE AFULLY FUNCTIONAL CONTROL SYSTEM.a. WHERE EXISTING CENTRAL PLANT EQUIPMENT EXISTS THAT IS REQUIRED FOR NEW

EQUIPMENT TO FUNCTION, THE EMCS SHALL ACTIVATE THE CENTRAL PLANTEQUIPMENT AS NEEDED.

2. FIRE ALARM SHUTDOWN: UPON A FIRE ALARM SYSTEM ACTIVATION, THE AIR HANDLINGEQUIPMENT SHALL SHUT DOWN IMMEDIATELY AND WITHOUT DELAY. THE CONTRACTORSHALL PROVIDE A SHUTDOWN RELAY OR CONTACTOR IN CONTROL CIRCUIT. CONTROL OFCONTACTOR IS BY OTHERS.

3. FIRE ALARM INITIATION: UPON ACTIVATION, DUCT MOUNTED SMOKE DETECTORS OR HEATDETECTORS SHALL AUTOMATICALLY SHUT DOWN THE SUPPLY FAN AND SEND A SIGNAL TOTHE FIRE ALARM SYSTEM. DETECTORS ARE FURNISHED, INSTALLED AND WIRED BYOTHERS. THE CONTRACTOR SHALL PROVIDE A SHUTDOWN RELAY OR CONTACTOR INCONTROL CIRCUIT. CONTROL OF CONTACTOR IS BY OTHERS.

4. COMMUNICATIONS: EACH PIECE OF EQUIPMENT SHALL BE CONTROLLED INDEPENDENTLYBY A STAND-ALONE CONTROLLER. IF COMMUNICATIONS ARE LOST WITH THE EMCSNETWORK, THE EQUIPMENT CONTROLLER SHALL CONTINUE TO OPERATE THE EQUIPMENTWITHOUT CHANGING OPERATING MODES OR REDUCING LOCAL FUNCTIONALITY.

1.2 VENTILATION EQUIPMENT SEQUENCES:

A. KITCHEN HOOD EXHAUST AND MAKEUP AIR:

KITCHEN HOOD WITH MAKEUP AIR FROM AC SYSTEM1. ENABLE/DISABLE: THE START/STOP SIGNAL FOR THE KITCHEN HOOD SHALL NOT BE

OVERRIDDEN BY THE EMS.

2. START/STOP: THE KITCHEN EXHAUST HOOD SHALL BE CONTROLLED BY THE EXISTINGSTART/STOP SWITCH. THE EMS SHALL MONITOR THE STATUS OF THE START/STOP SWITCH.UPON DETECTION OF A START SIGNAL, THE EMS SHALL START THE DINING ROOM ACSYSTEM IN OCCUPIED MODE TO PROVIDE MAKEUP AIR TO THE HOOD.

1.3 HEATING AND AIR CONDITIONING EQUIPMENT

A. GENERAL:1. TEMPERATURE SETPOINT CONTROL: ADJUSTABLE TEMPERATURE SENSOR(S) SHALL BE

PROVIDED FOR EACH AIR HANDLER. THE EMS SHALL PROVIDE A RANGE OF TEMPERATURECONTROL THAT THE OCCUPANTS CAN ADJUST THE TEMPERATURE WITHIN. THE RANGE ISTO BE AS FOLLOWS:a. COOLING: 75-79 DEG Fb. HEATING: 66-70 DEG Fc. COORDINATE SETPOINTS WITH THE OWNER PRIOR TO PROGRAMMING.

B. AIR HANDLING UNITS - GENERAL1. EACH AIR-HANDLING UNIT SHALL BE CONTROLLED BY A STAND-ALONE MICROPROCESSOR

BASED CONTROLLER WITH RESIDENT CONTROL LOGIC. IF COMMUNICATIONS ARE LOSTWITH EMCS NETWORK, LOCAL CONTROL SHALL BE MAINTAINED BY THE LOCALCONTROLLER AND AN ALARM ISSUED. THE EMCS SHALL PERFORM THE FOLLOWINGCONTROL STRATEGIES, PROVIDE THE POINTS LISTED ON THE POINTS LIST AND PROVIDETHE SPECIFIED MONITORING AND DIAGNOSTICS.

2. BASIC FUNCTIONS:a. EACH AHU SHALL BE STARTED/STOPPED BY EMCS.b. THE OUTSIDE AIR DAMPER SHALL BE NORMALLY CLOSED.

3. NON-SIMULTANEOUS START-UP:a. SCHEDULED STARTUP: THE EMCS SHALL STAGGER AHU START TIMES OVER A 10

MINUTE TIME FRAME TO PREVENT ALL UNITS FROM STARTING SIMULTANEOUSLY.b. NON-SCHEDULED STARTUP: AFTER A FIRE ALARM SHUTDOWN, THE EMCS SHALL

STAGGER THE STARTUP OF AHU'S.

4. OPERATING MODES: TEMPERATURES AND HUMIDITY LEVELS SHALL BE MAINTAINED IN ALLOPERATING MODES. EACH AIR HANDLER SHALL BE PROGRAMMED TO OPERATE IN THEFOLLOWING MODES BASED UPON TIME OF DAY SCHEDULES OR OVERRIDES:a. UNOCCUPIED: BUILDING IS UNOCCUPIED. SPACE TEMPERATURE AND HUMIDITY

SETPOINTS ARE IN SET-BACK MODE. TEMPERATURE SETBACK SHALL BE PER OWNER'SREQUIREMENTS. HUMIDITY SETBACKS SHALL BE OCCUPIED MODE SETPOINTS PLUS10%.

b. LOW OCCUPANCY: FEW BUILDING OCCUPANTS, ALSO PROVIDES FOR WARM-UP ANDCOOL-DOWN OPERATIONS. SPACE TEMPERATURE AND HUMIDITY SETPOINTS ARE THESAME AS OCCUPIED MODE.

c. OCCUPIED: BUILDING IS OCCUPIED. VENTILATION AIR IS REQUIRED. EXHAUSTSYSTEMS MUST OPERATE. SPACE TEMPERATURE SETPOINTS ARE DETERMINED BYTHE OCCUPANTS WITHIN THE CONSTRAINTS OF THE CONTROL SYSTEM. SPACERELATIVE HUMIDITY SHALL BE MAINTAINED BELOW 65% RH.

C. SINGLE ZONE VAV AC UNITS WITH REHEAT:1. START/STOP: THE EMS SHALL SET THE OPERATING MODE OF THE AIR HANDLER BASED

UPON A TIME OF DAY SCHEDULE.2. CAPACITY CONTROL:

a. COOLING MODE: MODULATE COOLING CAPACITY TO MAINTAIN THE ROOMTEMPERATURE AT SETPOINT (PROVIDE DEADBAND). WHERE MULTIPLE COMPRESSORSARE AVAILABLE, PROVIDE MINIMUM RUNTIME SETTING TO PREVENT SHORT CYCLING.

b. HEATING MODE: WHEN AMBIENT TEMPERATURE IS BELOW 55 DEG F AND THE SPACE IS2 DEGREES BELOW THE COOLING SETPOINT, MODULATE HEATING CAPACITY BYSTAGING ELECTRIC HEAT TO MAINTAIN ROOM TEMPERATURE SETPOINT (PROVIDEDEADBAND).

3. SUPPLY AIR FAN CONTROL: THE FAN OPERATION SHALL CORRESPOND TO THE OPERATINGMODE AS FOLLOWS:a. UNOCCUPIED: SUPPLY AIR FAN SHALL BE OFF.b. LOW OCCUPANCY: SUPPLY AIR FAN SHALL OPERATE INTERMITTENTLY AS REQUIRED

FOR HEATING OR COOLING THE SPACE.c. OCCUPIED: SUPPLY AIR FAN SHALL OPERATE CONTINUOUSLY.

WHEN IN OCCUPIED MODE, THE MOTORIZEDDAMPER IN THE VENTILATION AIR INLET SHALL MODULATE BETWEEN ITS MINIMUM ANDMAXIMUM SETPOINTS AS FOLLOWS:a. THE EMS SHALL MONITOR SPACE CO2 CONCENTRATIONS AND SHALL SLOWLY AND

LINEARLY MODULATE THE OUTSIDE AIR DAMPER BETWEEN THE MINIMUM ANDMAXIMUM SETPOINTS TO MAINTAIN SPACE CO2 BELOW 1000 PPM.

b. MINIMUM: 200 CFM (EACH UNIT)c. MAXIMUM: 750 CFM (EACH UNIT)d. OA DAMPER POSITIONS SHALL BE DETERMINED BY TAB AND PROGRAMMED INTO THE
