BIM Background • March 2016: HMG Construction Strategy 2025
updated
• April 2016 BIM mandate for centrally procured Projects
• September 2016 BIM Task Group becomes Digital Built Britain (DBB)
• 25th October 2016 BTG role transferred to UKBIM Alliance
• DBB work to implement Level 3 BIM
Government Construction Strategy
• Better Client Briefs and reduced scope • More supply chain engagement • More price benchmarking • More offsite manufacture and
prefabrication • Better visibility of forward program • Replace adversarial with collaborative
cultures • Better alignment of design, construct,
occupy and manage
BIM forms part of the whole strategy.
Other areas include:
HM Government 2013 Industrial Strategy: government and industry in partnership
Towards a Digital Built Britain.

BIM is about digital information
The right information
In the right place
At the right time
In the right format
To the right level of detail
With the right assured processes
To make the right decisions

What does this mean for the
housing sector? •Early collaborative stakeholder engagement •Early design visualisation & optioneering •80% modular kit of parts, 20% bespoke •Option variation through configuration •Reduced initiation to handover •Reduced risk premium •Improved operational performance •Improved whole-life value
Case Study 1 With thanks to
Richard Whittaker, Nottingham City Homes
Building a Better Nottingham
Meadows and Cranwell Design

1 x 2b detached bungalow
16 x 2b terraced houses
24 x 2b semi-detached houses
1 x 2b detached house
4 x 3b semidetached houses
National BIM pilot
Cranwell Road consists of:
12 x 1 bedroom flats plus study
10 x 2 b terraced bungalows
1 x 1b detached bungalow
14 x 2b semi-detached houses
10 x 2b with study semi-detached houses
1 x 2b detached house
Building a Better Nottingham
Two sites – One constructor partner Meadows – BIM – Modern Methods of Construction
Cranwell – Traditional construction methods
Construction Project Information Exchange (CPIX)
All documents for exchange of information are prepared using the
rules of CPIX
Project Implementation Plan (PIP)
This is submitted pre-contract-award to convey each potential
supplier’s capability
related to information management.
Task Information Delivery Plan (TIDP)
Building a Better Nottingham
Difficulties to Date
A significant amount of effort to set up
Contractor buy in, early engagement
Contractors not using BIM models to price work
Supply chain using BIM to inform the model
Client not managing the change process.

Case Study 2 Meadow Road, Worthing
2013 - 2015 With thanks to
Worthing Homes/Clarkson Alliance
Worthing Homes, ClearBox & The Clarkson Alliance
• Collaboration Partners
• Worthing Homes, PMC Construction
• The Clarkson Alliance, ECE Architecture
• Clearbox BIMxtra (middleware platform)
• Host project - Meadow Rd • The project comprises the re-development of 12 new-build 2
bedroom houses of 77 - 79m2 arranged in three blocks units
• Contract Value £1.39m
• Full Interim Report http://www.worthing-homes.org.uk/media/BIM-Interim-report-Feb-2015.pdf

Progress June 2015
(Some of the) Lessons Learnt
• EIRs Specification and Performance Specification, which takes contractual priority?
• Involving the supply chain • Early Contractor and supplier involvement
• 2 stage tendering for D&B contract,
• Early sub-contractor, supplier and manufacturer involvement
• BIM objects - BIM (non)-readiness of supply chain
• It’s not just about the supply of components it’s also the supply of information
Summary of Outcomes:- • BIM has the opportunity to revolutionise our industry
• For any revolution to take place there is a need for us all to change
• Benefits are significant
• Design Costs reduced by 10%,
• Construction Costs reduced by 20%
• Contract Period reduced by 10%
• Defects reduced by 25%
• Post Contract Change reduced by 90%
• Improve quality & reduce waste
• Improving buildability
• Moving Construction to an assembly process
• Achieving targets set for 2025 Construction Strategy
BIM4Housing Forum • Part of BIM4Communities working with BIM4SMEs,
BIM4M2 etc.
• BIM4 Communities will take over the role of BIM Task Group in September 2016
• Purpose • Industry Self-Help
• To advise, encourage, demonstrate how BIM can assist • Developers
• Housing Associations, Local Government/RPs
• Makeup • Loose participation so far, providing feedback & information to
participants, draws on wide industry knowledge (including Norwegian HomeBuilders’ Federation)
• Formal Steering Group established
• Continuing Volunteer basis

BIM4Housing Work In Progress
Preparation of website as Interactive tool for advancement of “Better Practice”
BIM4Housing Forum - Future Work 2016
• Demonstrations to Industry, particularly HAs/RPs, but also smaller Builder Developers
• Provide advice to meet requirements of OJEU Tenders
• Templates for OIRs EIRs BEPs
• Build Housing Live Summer 2017 to • Showcase successful work
• Identify pressure points
• Identify information needed by long-term Housing Asset Owners
• Identify information for Home Performance Labelling
• Identify methods to capture existing Asset information • Existing Housing Stock: 24.5m households !! (Just like CO2 reduction)
• New construction adding up to 200,000 units pa. < to 1% increase
BIM Benefits - whom? • Commercial, Financial, Tenant Liaison?
• Decisions Required: • What Data is needed for better Asset Management?
• How is data used?
• Hand-Over information formats - • H&S/O&M ?
• Hard copy, Digital, pdf?
• Security • Who should have access?
• What Level of Detail?
• All part of Employer’s Information Requirements
