● HOUSEHUNTERS arereturning to the UK housing
market according to the NationalAssociation of Estate Agents.
The NAEA says January figuresreached a six-month high, and sawgains across both supply anddemand for housing comparedwith December, although thisremains in line with figures fromthe same time last year.
The number of peopleregistering with estate agents tobuy property improved from anaverage of 227 in December to 252in January, though this is stilldown on January 2010’s figure of291.
The number of houses availablefor sale increased from 64% perbranch in December to 69% per
branch in January indicating thatdemand for property can be met inthe short-term, which will ensurestability.
The average agent sold sixproperties in January comparedwith four in December.
Michael Jones, President of theNAEA, says: “What we need to seenow is the FSA using itsnewly-gained powers of oversightto ease mortgage lendingrestrictions that are preventing somany first time buyers fromentering the housing market.
“The percentage of sales madeto this consumer group decreasedslightly from 25% in December to24% last month. We must ensurethat their aspirations for propertyownership can be met.”
● LIVERPOOL is one of only 12cities in Britain where it is
cheaper to buy a two or threebedroom house than rent one.
Property site Zoopla reckonsthe average asking price of atypical two or three bedroomhouse in the Liverpool area is£133,264 and the average monthlyrent would be £582.
But if a buyer took out astandard interest-only mortgageto buy the same property then theaverage monthly repaymentswould be just £555.26. Meaningthat a buyer could save £26.74every month.
“Our sites have been incrediblybusy over the last few weeks and Ithink this is why,” said JasonNewton, sales director at BarrattManchester.
“Rents keep going up and mostpeople regard renting as ‘deadmoney’. But interest rates are attheir lowest since the Bank ofEngland was founded in 1694 –customers don’t want to put offbuying any longer.”
Homes currently available fromBarratt Manchester in Merseysideinclude a range at ChandlersWalk, Bromborough, where thethree bedroom Palmerston, whichis currently available with a listprice of £144,495.
Also available at ChandlersWalk is the three bedroom, threestorey Kingsville townhouse, at£168,995.

Kiss goodbye
SPRING is on the wayand it’s the perfect timeto give rooms a fastfacelift so they’re readyfor brighter days.
“At this time of year it’s easy tofeel winter will never end, especially if our homes are stilldressed in dark colours andheavy fabrics,” says LouiseBarltrop from Dunelm Mill.
“A few simple touches cancheaply and quickly transformyour home. Bright pinks are ontrend and florals blooming.Combine the two to make a roomlook ready for spring, no matterwhat the weather outside.”
And clearing up the clutterahead of that annual ritual – thespring clean – could be a goodexcuse to invest in pretty storagethat’s decorative as well aspractical.
“Flowers, fruits and patrioticdesigns are strong this seasonand pretty boxes adorned withcherry blossom, strawberries orflags are our most popular,” saysSabrina Sandha at interiorsspecialist Store Twenty One.
STYLE ON A SHOESTRINGJUST making a few changes cantransform rooms, says KirstieAllsopp, presenter of Channel 4’sLocation, Location, Location.
“I’ve organised my children’stoys, which had started to takeover! Tidying them away in newcolourful plastic storage boxeshas already made the room lookgreat,” she says.
“I also love putting new thingsup on walls to give them aninexpensive facelift. I’ve framedcollections of postcards and eventea towels. And as a finishingtouch, I’ve got new table lamps oressential splashes of colour tobrighten up dull corners.”
TOP TIP: Use chalkboardpaint on a wall so kids can drawon it, or apply magnetic primerand invest in some colourful, magnetic letters and shapes.
WICKED WALLSSPRING sunlight is a welcomesight and banishes the gloom, butits bright rays can highlight dullwalls and jaded room schemes.
Even refreshing a feature wallwith paint or paper could be aneasy, cheap way to rescue a room.
“Bold florals, statementpatterns and vibrant colours arehuge right now,” says NeilMcLennan, deputy editor ofLivingetc magazine.
“Wallpaper collections likeGraham & Brown’s tap brilliantlyinto these key trends. Modernand easy to live with, thesewallpapers are both confidentand assured without being
shouty or taking over the room.”TOP TIP: Smarten up wall
sockets with screwless socketcovers.
SURPRISE AND ACCESSORISETURN everyday items intoplanters and vases – from tincans and milk bottles to mugsand jugs – to make even asmall collection of freshflowers eye-catching.
“I love filling prettyvases or jugs withdaffodils at this time ofyear and dottingthem around thehouse. It’s simple, gives instantcheer and doesn’tcost the earth,”says ClarePrice, founderof TheContemporaryHome.
TOP TIP:Bring instantglamour andsparkle to agloomy roomwith a
chandelier, or use clusters of tealights to add a twinkling glow.
CUSHION MAGICCUSHIONS are the costumejewellery of homes; affordable, aneasy way to reflect trends andbrilliant at giving an old sofa or
chair a new lease of life.“At this time of year, when we aretantalisingly close tothe lighter nights andbrighter days, we’re allcraving colour,” says
Kate Mooneymanaging director ofOcca-Home.
“If your taste isdemure and you’renot ready toexperiment with
metallics, zingybright colours or
pattern – all ofwhich feature
in this season’s trends – you canincorporate them into yourrooms in a liveable way withcushions.”
TOP TIP: Change doorhandles or knobs on cupboards togive them a quick lift – ceramicand glass details work very well.
BEDDED BLISSCOCOONING under blankets andquilts is fine for winter, butwarmer weather’s the perfectexcuse to treat yourself to freshnew bed linen and mark NationalBed Month in March.
“Before you dress a bed, take astep back and consider it as astylist might,” advises ChrissieRucker, founder of The WhiteCompany.
“Think about how the bed willfit into the overall scheme ofyour bedroom, what colours youcould pick out in the bed linen orcushions and what style ofdressing best suits the space.”
She suggests small, squarecushions placed squarely on thebed for a tailored look, or mixedwith larger cushions for alayered effect. Large square

MyFirstHOME
RadioCitypresenterSimonRossWhere was the family home you grewup in and what was it like?My last family home was a four bedroomedsemi on the outskirts of Armagh City. Itoverlooked a mass of trees and a river.
What is your clearest memory of thehouse?I can remember numerous Christmas dinnersthere – mainly cooked by me – and a smallutility room that was home to my dad’s homebrew beer and various wines!
Where was the first house you boughtyourself and what did it cost? The first house I bought was in a tiny villagejust outside Preston called Clifford Village andit cost me £69,000.
What made you want to buy it?I bought it because of its location and I lovedthe design. The development was on aconverted farmyard and it only had sevenhouses on it.
What are the important things you lookfor when buying a house?Location is very important to me. I don’t liketo be any more than a 15 minute drive awayfrom work and, nowadays, it has to haveenough space to fit all of my four-year-old’stoys and things in.
Are you a DIY trier or do you leave it tothe experts?Oh no, I always leave it to the experts whoknow what they are doing. I’m hopeless atanything to do with DIY.
What is the one thing you love mostabout your current home? It’s a home, not just a house, and made to feellike so by my wife. If it was just me on my ownit would never have progressed beyond thebachelor pad stage.

pillows, she says, are ideal ascushions when used with largerbeds and high headboards.
TOP TIP: As a finishing touch, try a decorative quilt, bedspread orthrow folded neatly and draped overthe end of the bed.
FAKING ITOUR gardens may still be looking alittle bleak, but who needs naturewhen you can fake it?
Artificial flowers are a worldaway from the plastic horrors ofyesteryear, and nowadays even the
most ardent horticulturist wouldfind it hard to tell the difference.
“Always choose appropriateflowers for the time of year for themost realistic effect,” advisesTiffany Davies founder of Bloom, specialists in silk flowers and
arrangements. “Layer your flowersizes, large at the back, medium inthe middle and small at the front. This will give an arrangement asense of perspective.”
TOP TIP: Natural flowers needlight but silk flowers can highlight
the darkest corner and brighten adark window sill or shelf.
MIRROR MAGICMIRRORS are so much more thansomewhere to gaze, they canmagnify the light in a room andmake the space seem larger.
“Mirrors have so manyproperties, not least bouncingsunlight around a room – sowelcome at this time of year whenit’s in such short supply,” says SaraPomfret, founder of Raines & Willowfurniture company.
“As a decorative piece, mirrorsshould also be gorgeous to look at -pale-coloured frames and those witha silver or gold leaf are particularlypopular currently, because of theirelegant, decorative look.”
TOP TIP: Place a mirror oppositea doorway or window so thereflected light gives an illusion ofmore space. Use long rectangularmirrors on larger walls to generatemore light in the bedroom, andround smaller mirrors for narrowbedroom walls.

Q I’d like to paint my wooden stairs, but I’m worried about my kidsslipping on them. Any ideas?A You could get a carpet runner togo down the middle of thestaircase, or for a DIY solution, painton a runner using non-slip floor
paint, such as International Anti-SlipFloor Paint (£15.99 for 750ml),which is available in four colours. It’shard-wearing and textured forextra grip, so it’s safer than normalsmooth floor paint – which couldbe used for the rest of the staircase.
● Don’t leave your power-toolchargers switched on once thetool or battery is charged. Evenif you remove the tool orbattery, the charger will keepcharging unless you unplug itor turn it off at the wall. Thesame goes for mobile phone, electric toothbrush and othergadget chargers.● Go for cordless power toolswith lithium-ion batteriesbecause they lose less chargeand store more power thanother kinds of rechargeablebattery. They also weigh lessthan conventional batteriesand have shorter charge times. When not in use, storelithium-ion power tools in acool, dark and dry place so thebatteries retain charge – inthese conditions, they’ll staycharged for long periods.● Invest in a wireless energymonitor. They cost fromaround £20 and show you howmuch energy you’re using andhow much it’s costing you. Usethe monitor to see howchanging your behaviourwould save you energy andmoney.● Use a little paint orcorrection fluid on unmarkedradiator valves to show whichway you turn them for open orclosed. This will help you tokeep each room at the righttemperature, without wastingenergy. In general, yourbedrooms should be coolerthan your living areas.● Better still, fit – or get aplumber to fit – thermostaticradiator valves (TRVs) withnumbers on. These work bysensing the temperature of theair and adjusting their outputaccordingly. You use yourelectronic wall thermostat toset the maximum temperaturefor your home, and the valvesenable you to vary that fromroom to room. However, youshouldn’t fit a TRV in the roomthe thermostat is in – usuallythe hall.

THERE’S a rare chance to bepart of a uniquedevelopment in Liverpool –where home owners helpbuild the properties –
without getting your hands dirty.Housing charity Liverpool
Habitat for Humanity is selling oneof its homes ready to move into aspart of a bid to secure cash for thenext phase of development.
LHFH executive director VanGarber says: “Normally our homeowners have to spend 500 hoursworking on site, what we call ‘sweatequity’, in lieu of a £10,000 cashdeposit, and for the chance to buyone of the properties on a sharedownership basis.
“However, we’re selling one homeby more conventional methods tolever in some much needed cash.”
The three-bedroom end-terraceon Kingsley Road, in Toxteth, is onthe market for £125,000 (through theAllerton office of HomeSales) withcarpets and landscaped gardenincluded.
Part of an award winningscheme, it has an open plan kitchen, dining and living space, pluscloakroom/wc on the ground floorand three bedrooms and a bathroomabove.
It has energy-efficient doubleglazing and full central heatinginstalled, and there aredouble-glazed French doors onto therear garden, which has beenlandscaped with a patio area, lawnand planting.
Used as a partly furnished showhome, the property also boasts someeco-friendly credentials, includingpaint from Eco Dulux, wallpaperfrom Tektura and kitchen andbathroom floor tiles fromWirral-based Trustland Group, which were sourced via theBuilderScrap.com builders’exchange website.
The carpets were donated byDesso Carpets and fitted free byapprentices from Huyton ChurchesTraining Service, which offerswork-based training and alsodonated the gripper rods, floorplates, adhesive and other sundries.
The “budget” show home wascreated for LHFH by interior designconsultant Lola Bodansky.
Van adds: “We’ve built nine ofour 32 planned homes and homeowners have moved into eight of theproperties.
“We need to invest heavily ininfrastructure and a new roadbefore we can commence the rest ofthe site and are looking to sell theformer show home at full marketvalue to raise much-needed cash.”● For more information, contactLiverpool Habitat for Humanity, call 0151 707 9440 or log on towww.liverpoolhfh.org.uk
To arrange a viewing to theproperty or call the Allerton officeof HomeSales on 0151 280 4047.
LHFH is also using the internet toturn gifts in kind into all-importantpounds.
Staff members Sarah Shaw andPaul Taylor have set up a ReStore
shop and are tradingon eBay, where theorganisation’scharitable statusmeans it avoidsselling fees.
Sarah says: “We’reoften given brandnew or hardly useditems, includingtools, buildingmaterials andfurniture, whichhave a monetaryvalue but, forwhatever reason, arenot suitable for ourbuild.
“We’re nowrecycling them via theinternet and turningthem into much needed funds tokeep the charity alive in difficulttimes.
“We’ve already raised over £3,000in less than three weeks and are
now urgingorganisations andindividuals in andaround the city orfurther afield toconsider donatingtheir surplus stock, end of line productsor simply unwanteditems to Habitat sothat we can sell themon eBay.”
Paul has witnessedfirst-hand the moneymaking potential of aHabitat for HumanityReStore during a visitto New Zealand. Hesays: “They have amassive ReStoreoperation at their
main office in Hamilton where theysell everything from bric-a-brac tonew and second-hand DIY products, recycled clothing and scrap metal.”
LHFH has faced severe financial
difficulty over the last 12 months inthe wake of public spending cutsand the impact of the recession oncorporate and private charitablegiving.
With work at a stand-still at theKingsley Road site, the charity haskept its dream alive by linking upwith local housing associations andproviding the labour to refurbishtheir void properties in return forcash. The ReStore programme is thelatest example of LHFH wideningits activities but still remainingcommitted to the goal ofeliminating poverty housing.
The variety of items already soldor currently for sale ranges fromchrome radiators, brand new toolsand unopened tins of paint, to a sofathat once graced the set ofBrookside Close and a basketballsigned by the Harlem Globetrotters.● To donate items and packagingmaterials, contact Paul Taylor orSarah Shaw on 0151 707 9440.
MATURE student and mum-of-twoJulia Walimbwa was so determinedto get on to the property ladder thatshe helped build her new homeherself.
In between studying part-timefor a social work degree atLiverpool John Moores University(now graduated), working as ahairdresser and caring for her twosons, the 40-year-old from Toxtethstill found the energy to work onsite at LHFH.
Instead of coming up with a£10,000 deposit, she invested 500hours of “sweat equity” then, likeother Habitat home partners, shewas able to buy between 50 and70% of the home, with no rent dueon the remaining share for the first
five years.Julia,
whopreviouslylived in arentedpropertywith hersons,Sydney andTimothy, first heardabout thehousingcharitywhile doingvoluntarywork witha localwomen’s group for refugees and
asylumseekers.
Sheexplains:“Someleafletsweredropped offat StBernard’sChurch, where thegroupmeets, andI wasinterestedstraightaway.
“Iapplied and was interviewed by the
charity’s family selection committeebefore being accepted onto thescheme.
“I’d thought about owning myown home but it had alwaysseemed too expensive, I didn’t havethe money for a deposit and, withtwo young sons, it was difficult tosave up. Being able to invest ‘sweatequity’ rather than cash is a greatidea. It means that people like mewho do not have the moneyavailable can use their strength andhard work instead.”
She adds: “It was hard work, butI really enjoyed the experience. When I finally moved in it was agreat sense of achievement toknow that I have helped to build myhome with my own hands.”

TENANTS should have access toa ratings website to give themmore information on potentiallandlords, a consumer groupsaid today.
Nine out of 10 tenants said awebsite on which people couldshare experiences of landlords,in a similar way to customerfeedback is given on eBay, wouldhelp them to make betterdecisions about who to rent ahome from.
Consumer Focus said the
majority of people renting in theprivate sector were unable tofind out much informationabout their landlord before theysigned a tenancy agreement.
Just 15% of tenants had beenable to find out all of theinformation they wanted, whilemore than a quarter were onlyable to get limited details ornone at all, and a third said allthe information they were ableto gather came from thelandlord themselves.
By contrast, landlords andletting agents are able to asktenants for references, deposits,a guarantor and other personaland financial information.
The group has written tosome of the UK’s largest lettingagents and deposit protectionschemes in England calling onthem to look into setting up afeedback website.
Claire McAnulty, policyexpert at Consumer Focus, said:“People often sign up with little
more than a gut feeling after acursory tour of the property – ifthey are lucky, they might havea word of mouthrecommendation.
“There is huge potential for afeedback website to give tenantsa better idea of whom they’rerenting from. Getting behind afeedback website could also helpthe industry establish a betterreputation and build upmuch-needed trust withrenters.”

A mere three miles fromthe city centre, this bustlingarea was originally known asWalton-on-the-Hill and is oneof the oldest settlements inMerseyside.

THE daffodils may not quitebe in bloom yet, but youshould be ordering yoursummer bulbs now if youwant to add pizzazz to your
plot in the warmer months.Bulbs, corms and tubers can be
planted in spring right up until theend of May and can be asspectacular as their springcounterparts, in troughs and tubs,or filling the front of beds andborders, requiring littlemaintenance but providing a wealthof colour during the hotter months.
The majority produce their bestblooms when planted in a sunnyspot, although lilies and begoniasbloom well in partial shade.
The secret is to plant a variety ofbulbs which will last all summer, such as freesias, which bloom fromJune onwards, zantedeschias, whichflower between July and October, and later-flowering blooms such asdahlias and tigridias.
Long after your tulips have faded, foxtail lilies (eremurus) areproducing towering spires offlowers as high as 2.5m (8ft) andclumps of Crinum x powellii areproducing beautiful pink blooms. Also in August and September redhot pokers (kniphofias) are amongthe most impressive border plants.
In October and November, awelcome burst of colour is providedby Nerine sarniensis, related toamaryllis and sometimes referredto as jewel, or diamond, liliesbecause their petals reflect light, which is needed in the dullestmonths.
Indeed, a panel of gardeningexperts has voted it the must-havebloom for this summer, in an eventorganised by the NetherlandsFlower Bulb Information Centre.
Hyacinths are generally knownas highly scented spring bulbs, butthere is also a summer hyacinth,Galtonia candicans, which grows to3ft (90cm) and makes big clumps ofstrap-like leaves, producing white,

bell-shaped flowers in summer. They should be planted in latespring.
If you don’t fancy lifting gladiolicorms every year, try the gladioluscommunis subspecies byzantinus, which grows to 75cm (2.5ft) andproduces magenta flowers.
It is a hardy perennial whichdoesn’t need digging up every yearand looks wonderful in a cottagegarden, although it’s not quite asmajestic as the taller varieties.Corms should be planted in a sunnyspot in autumn or early spring in
fertile, well-drained soil.Lilies are among the most
popular summer bulbs. Theyperform well in pots and if youwant their rich scent to pervadeyour patio, go for liliumlongiflorum, which will producewonderful white flowers andfragrance on a sunny terrace. Theyare best grown in large pots of JohnInnes compost in autumn or earlyspring in a frost-free greenhouse orconservatory.
Don’t put them outside until thefrosts have passed.
One of the easiest lilies to grow isthe tiger lily (Lilium tigrinum),which grows to 4ft (1.25m) andproduces striking orange-spottedflowers with petals which curve into make a ball shape. Again theycan be planted in early spring inwell-drained lime-free soil. Theplants can be left for a couple ofyears until they start to becomeovercrowded and then clumps canbe dug up and divided in autumn orearly spring and replantedimmediately.
Hardy bulbs such as nerines,
galtonia and amaryllis belladonnacan be planted in spring and left tonaturalise in a warm, sunny spot.
Non-hardy types such as tigridia, canna and eucomis should beplanted in late spring and liftedafter flowering, before the firstfrost. Dahlias, cannas and begonias, which are not frost-hardy, can bestarted off in pots indoors early inthe year. Nearly all need gooddrainage, so add sharp sand orhorticultural grit to the groundbelow and around where the bulbsare to be planted.
The hole should be about twicethe diameter of the bulb and thedepth will depend upon the varietyyou are planting.
Crocosmias, formerly known asmontbretias, with their hot coloursfrom yellow through to burntorange and fiery reds, look theirbest in high summer and cancontinue to flower well intoSeptember.
Good companions in highsummer include the dark-leaveddahlia Bishop of Llandaff, with itsdeep red flowers and the effectivefoliage contrast, and bold day liliessuch as hemerocallis Stafford, which has fabulous scarlet flowerswith yellow centres.
Other hot bulbs for summerinclude gloriosa Rothschildiana, aclimbing vine with vibrant red andyellow flowers similar to those ofthe lily and often known as theclimbing lily.
For best results this should beplanted by trees, walls and fences inwarm, sunny spots.
Long after the daffodils and tulipshave faded, you’ll be dazzled by ahost of summer bulbs emergingthrough to autumn.
DRAMA QUEENS: Crocosmia used to be known as montbretia, but whatever you call it, you can guarantee dramatic colour
BestOfTheBunchHepaticaTHIS pretty rockery plant, amember of the buttercup family, comes into flower long before themore well-known aubrieta, alyssumand arabis, but is no less effective.
It thrives just as happily insemi-shade as in full sun and thespecies you are most likely to findis H nobilis (H triloba), growing tojust 8cm (3in) and floweringbetween February and April.
Blue starry flowers emerge onshort stalks above the tri-lobedleaves. You can get hepatica inwhite, pink and red as well, butthey may be harder to trackdown.
If you want a variety with largerleaves and flowers try Htranssilvanica, best planted underdeciduous trees or shrubs, withplenty of grit and leaf mouldadded to the soil – or go for thelavender-flowered H mediaBallardii. Clumps should bedivided in autumn.

GrowYourOwnAsparagusALLOTMENT holders withplenty of space and evenmore patience may considergrowing this deliciouspermanent crop, whichneeds a sunny and shelteredsite to protect the tenderspears which are harvestedin spring.
Prepare the soil bydigging a 15cm (6in) deeptrench and earthing up aridge in its centre. Buytwo-year-old asparaguscrowns and spread theroots out over the ridge, filling in the trench with asoil and grit mix.
Cover the crowns withthe gritty mixture so theyare 10cm/4in below the soilsurface, keep the crownswell watered and mulchwith a thick layer ofcompost in early spring toprotect the emergingspears.
Don’t pick the asparagusin the first year. Cut itdown to the base when thefoliage dies down in theautumn, weed thoroughlyand mulch again.
In the second year, pick afew spears and then takewhat you want in the thirdyear, picking plenty toencourage more buds togrow from the crown, butonly for a six-week periodfrom mid April onwards.

LAST year was a defining one forTurkey, which saw it establish itspresence on the real estate map.
But it is the economic performanceof the land where east meets west thatwill continue to attract propertyinvestors in 2011, experts believe.
Steven Worboys, managing directorof Turkish property peopleExperience International, explains:“International real estate stillremains one of the most popularinvestments available. But manybuyers have been stung in the pastand are now more cautious, seekingout markets with secure economicfundamentals and developments withrealistic returns.
“Turkey's economic performanceover the past 12 months speaks foritself with over 8% GDP growthexpected for 2010 according to thelatest OECD report and remainingabove 5% in 2011 and 2012.”
Credit for side-stepping some of theworst effects of the global recessionhas been lain at the door of Turkey's
banking system, which was recentlyupgraded by international creditratings agency Moody's.
In addition Fitch Ratings has raisedits outlook on Turkey from “stable” to“positive”, further boosting investorconfidence.
Turkish real estate has gone fromstrength to strength with demand, both domestic and international, forquality accommodation in cities likeIstanbul as well as along the Aegeanand Mediterranean coasts.
More than 32,000 Britons now ownproperty in Turkey, according to theTurkish General Directorate of LandRegistry.
For more information aboutinvesting in Turkey – includingIstanbul where off-plan propertydevelopments such as Crystal Heightsare seeing capital gains of up to 20%per annum and guaranteed rentalyields of 7% – adds Steven, contactExperience International on +44 (0)207 321 5858 or visitwww.experience-international.com.

● HOUSE buildinglevels showed
signs of improvingduring January with an18% jump in thenumber of privatehomes developers planto build.
New homeregistrations increasedby 5% across all sectorsduring the month to7,788, according to theNationalHouse-Building Council(NHBC).
The increase wasdriven by the 18%year-on-year jump inregistrations for privateproperties while therewas actually a 16% fallin the number ofpublic-sector homesplanned.
The rise inregistration is goodnews after the totalnumber of homescompleted during 2010fell to their lowestpeacetime level since1923.
“2011 has got off to apromising start despitethe uncertainty that isaffecting much of theeconomy,” says
Imtiaz Farookhi,chief executive ofNHBC.
“However, it isimportant to bear inmind that homeregistrations for 2010overall were lower thanwe might have hopedand completions werelow as well.
“This month’s figuresdo offer someconsolation that, despite the raft ofconflicting economicdata that appeared inJanuary, housebuilders’attitude to newdevelopment wasrobust and they remaincommitted to recovery.”
The housebuildingindustry was hit hardby the combination ofthe credit crunchand house price falls, which caused potentialbuyers to sit on theirhands, while those thatwanted to go aheadwith a purchasestruggled to find themortgage finance theyneeded.
Further uncertaintywas caused bygovernment changes tothe planning system, although it is hopedthat its New HomesBonus scheme, whichaims to reward localcommunities that allowdevelopment, will leadto an increase in thenumber of new homesbeing built.
THIS cottage seemsstraight out of an EnidBlyton novel or, at thevery least, anupmarket version of
Hagrid’s place in Harry Potter. This detached, thatched
house in Hale Road, HaleVillage, was built in 1920, butstyled as a picturesque250-year-old cottage.
The architect succeeded infulfilling the brief with nodoubt, but more than that, created a beautiful homewhich today combines the joysof its era – many of theoriginal features, includinglead light windows and solidoak flooring, remain – withmodern ones such as asecurity system and remotecontrolled electronic gates.
Although it may appear lessthan huge, its size issurprisingly deceptive.
The reception hallway has asweeping staircase to theupper floor, wood block
flooring and a beamed ceiling. The flooring is continued in
the dining room, which alsohas an oriel bay windowoverlooking the front garden.
The sitting room has a baywindow to front with abuilt-in seat, a featuresandstone fireplace, beamedceiling and wood flooring.
Patio doors open from thelounge to the rear garden; thelounge has a Portland stonehand carved fireplace with anopen grate and a beamedceiling.
Befitting the cottage is afarmhouse kitchen withpine-fronted wall and baseunits and dresser unit, graniteworktops with inset Belfastsink, a gas oven and hob withcooker hood, stainless steelsplash back, built-in fridgefreezer, plumbing forautomatic washing machine
and a breakfast area and thatbeamed ceiling.
A door leads to the sidecourtyard, garage and garden.
Upstairs each bedroom hasbeen carefully thought out.Bedroom one has a featurerustic fireplace and built-inwardrobe; bedroom three has
built-in wardrobes with rangeof storage units.
Bedroom four has a baywindow with seating area,built-in wardrobes, strippedwood flooring and haspanoramic views of theestuary, fields and woodland.
The master bedroom has a
feature rustic fireplace andbuilt-in wardrobe and anen-suite shower room withtoilet, towel and displayniches, tiled walls and floor.
The family bathroom has atwo piece suite with apanelled bath which has ashower unit and a wash basin.
There is a separate wc.Outside, there are
landscaped and maturegardens to front and rear.
The front garden containsthe sweeping drive leadingthrough to the courtyard anddetached garage.
Mature plants are set aboutthe lawn, including trees, shrubs and herbaceousborders. The rear garden hasa mature lawn, borders, and aYork stone patio terrace.

Investor buyers
DAVID Wilson HomesNorth West is unveiling amajor initiative inLiverpool to sellshowhomes at its
developments to buy-to-let investors– as investor buyers return to theNorth West property market insignificant numbers for the firsttime in four years.
The housebuilder says the returnof investors may be an early signthat the local property market willoutperform other areas of thecountry in 2011.
Steve Jackson, sales director atDavid Wilson Homes North Westsaid: “We have not seen this level ofdemand from investor buyersoutside of London since thedownturn of 2007.
“That is why we are unveiling adeal called Showhome Leaseback, which comes with a guaranteedyield of 7%.
“Buyers have the opportunity tobuy the showhome at selecteddevelopments in the region andthen immediately lease it back to usfor up to five years to use as amarketing suite.
“Rather than have to worry aboutuntidy tenants, the investor knowsthat we will maintain the propertyin pristine condition. David WilsonHomes North West is also the onlymajor housebuilder which
guarantees internal fixtures andfittings for a full five years.”
Rents in the North West arerising rapidly which means thatrental homes are increasingly indemand.
“Investors take the view that thedirection of house prices in themedium term is up,” added SteveJackson. “So they expect to be
sitting on a tidy profit in three tofive years’ time.
“We expect high demand for thisproduct and have set-up a newsection of our website atwww.barratthomes.co.uk/showhome to provide full details tointerested investors.”
