Understanding that many residents would be relocatingfrom single, detached homes, much consideration was givento the design of the homes. The project includes threedistinct condominium home collections offering both singleand multilevel floor plans ranging from 1,538 to 2,915 squarefeet. With modern and open layouts, these stunning homesfeature main living spaces designed to live like detached

homes with the convenience of upscale condo living.Each plan encourages a seamless connection betweenindoor and outdoor living.

The layout of the amenities, clubhouse and residenceswas well thought-out. The Trilogy® in Summerlin®provides multiple dining areas, activity lounges, and yogaand fitness studios, along with barber/beauty shop, aswell as a chapel. The wings of the residences areseparated by memory care, long-term nursing andindependent living; each also includes specialty areas


55+ Community of the Year

with outdoor patios or sunrooms. The overall design ofthe facilities is cohesive with the residences. Thefarmhouse style suits the region, while natural light andthe use of natural wood throughout the complex createswarmth and texture.

“The scale of the floor plan and building mass is nicelyproportioned. The architecture is colorful and playful withgreat massing,” the judges observed, noting the attentiongiven to providing residents options on where they wantto spend and enjoy their outdoor living.

Although different communities across the countryprovide great offerings, the Trilogy® in Summerlin® 55+community stands out as much for its affordability as well

as its amenities. A coordinated and cooperative unionbetween the developer, the state and the local jurisdiction,and the use of the tax credit system allow lower-incomeresidents to find a place to live comfortably within thecommunity. Residents also enjoy lower monthly utility bills,thanks to the incorporation of solar for both electric andwater heating.

The Cholla model is a 1,399 square feet plan that offers twobedrooms, two baths, den and a two-car garage. The Cholladefies traditional logic to locate the attached part of the planalong the garage to allow more additional light to the livableportions of the home. However, with the outboard garage in theattached pairings, it lends more street elevation diversity andthe repetition of paired garages down the street for everybuilding. The interior spaces are not compromised for naturallight. This plan represents 65% of sales since the model wascompleted in February 2019.

This is an environmental experience that communicates thelifestyle, amenities, and residential products. Visitors arewelcomed with a large bar sporting a stain-grade wood treespanning from the back bar into the exposed mechanicalceiling. The front of the bar is covered with eight-track tapes,and guests can play favorite vinyl hits on a nearby turntablewith an assortment of vintage speakers. A video wall issurrounded with ‘60s-era muscle cars cut in half for seatingwith drive-in speakers. An oversized View-Master shows photoof events, and the scale model was installed in an oversizedpinball machine. A framed house was constructed withprojected images of community gatherings.

Starting with a flat, open piece of ground, dirt was sculpted tocreate berms with natural boulders. The tone was immediatelyset when hundreds of 40-foot birch trees were planted along theperimeter of the community. Flowers and texture were added tothe landscaped berms, which act as a buffer against largeroadways. Trails and parks create an oasis for residents. Openspace is treated as a priority and luxury throughout thecommunity. A large pier was added to the lake for residents andtheir families. Nature stations have been added along thestream valley trail. Prospects and buyers frequently commentthe community “feels like a resort.”

Through focus groups with residents’ children, The PalaceGroup learned its complimentary monthly “Family andFriends” events brought families closer together. A direct mailcampaign showcased the communities and dispelled themyth that visits to grandma’s house aren’t fun. Oversized 9 x12 postcards were designed with engaging, multigenerationalphotos, quotes from focus group participants, and copyhighlighting the myriad family activities. The campaignincluded four postcards, each sent to 15,000 households. Thecampaign generated a 48% increase in inquiries and a 25%increase in tours by prospective residents and/or families ateach community.

at a lively Happy Hour. At dinner, which featured a 4-foot long cake replica of the USS New York, all were treated to an exciting dance performance by

the “In the Navy Four”. After presentations of plaques of gratitude for their service, our residents and their Navy guests enjoyed a

wonderful concert by the Rambling Strings Band in our �eatre.As the men and women of the two Naval carriers departed at the end of the evening, most of them left their hearts with their new-
