Douper Hall is a popular development in the heart of Selly Oak, just approximately 3 minutes’ walk from the University of Birmingham.
Douper hall accommodates 124 students, in 28 apartments. Each apartment has a fully equipped communal kitchen, including cooker, oven, extract fan, double fridge-freezer and microwave, with a good size comfortable lounge and dining area. All flats are en-suite with shower, toilet and wash hand basin, with double bed (three quarter). Also, mega speed Internet, TV point is accessible in every bedroom.
Douper Hall is a secure environment with electronic gate entry (both pedestrian and vehicle), and has security cameras monitoring all movements within the grounds. There is an on-site warden, who works between the hours of 8.30am – 6pm weekdays and 8.30am – 2pm Saturdays. The warden is on call at all times for emergencies.

The academic year 2019-2020 at Douper Hall
The tenancy starts on 6th September 2019 for a minimum of 44 weeks, although a longer stay is possible if required. The end of the 44 weeks tenancy is 9th July 2020. Accommodation is also available through the summer at a reduced rate of £105 per person per week.

The payment will secure a room at Douper Hall for the summer period. On the day of application, you will be required to pay the whole amount of rent* plus £30 cleaning fee* and £30 administration fee. * Please note: we cannot guarantee any same gender flat. * The cleaning fee is just to keep all the room in good hygiene. All tenants are required to clean their own rooms and share the communal area according to the Direct Housing checkout list, otherwise additional charge may apply. * In the event that property you reserved is no longer required, and you do not wish to proceed with the tenancy, a cancellation fee of £240 applies. In consideration of Direct Housing Ltd, considering my application for a tenancy agreement of

I the undersigned agree to deposit with Direct Housing Ltd. The sum of £500 to be held in a separate client account on the following terms:
1. If my application is not being acceptable to you, the holding deposit and admin fee will be refunded to me.
2. I acknowledge that the holding deposit is not be refundable in the event of me withdrawing my application prior to the proposed commencement of tenancy; however, my holding deposit will be fully refundable if a suitable replacement tenant is found prior to the commencement of the tenancy. I understand that the replacement tenant has to meet the criteria of Direct Housing. In the event that the property I reserved is no longer required, and I do not wish to proceed with the tenancy, a cancellation fee of £240 applies. This fee covers the extra administration work Direct Housing must do if I cancel.
3. In the event of me withdrawing my application due to failing my credit reference check or being unable to find a guarantor, I understand I will not be refunded the administration fee of £30.00, but my holding deposit will be refunded.
4. From the tenancy commencement date my holding deposit will be held on the terms as specified in the Tenancy Agreement as a dilapidations deposit.
5. On the day on which the tenancy agreement ends or is surrendered the account shall be closed and the sum contained in it applied in payment of any outstanding rent or any amount due to the Landlord as a result of any breach by me of the terms of my agreement with the Landlord. This includes any payment due in respect of dilapidations to the premises, i.e. damages, breakages, hire of professional cleaning and laundry costs, and any outstanding utility account charges.
I, the undersigned, acknowledge that my rent will be £140 per week and agree to pay this amount on the date it becomes due.
Please note For properties managed by Direct Housing, your holding deposit will be lodged with the TDS upon commencement of tenancy.
ALL completed paperwork (application forms & guarantor forms) must be returned to our office within 14 DAYS of paying your deposit. A date for signing the contract will then be arranged.

Please be aware that your stay at this property is limited to the dates shown above. If you require a longer
period you must check with our office, as this room may be booked by someone else immediately from your end
date as shown above. To book a room at Douper Hall you must provide a copy of your Student ID and
Passport/Visa.
You will need to vacate the flat by 10am on the final day of your stay so that the room can be checked,
ready for the next occupant.
