INTRODUCTIONbere Leys is a property of exciting contradictions – hidden yet accessible (it is only 4 miles to the M4 and 35 miles to Heathrow); cutting edge design within a traditional farmhouse footprint. Constructed out of organic materials it has been intentionally contrived to blend seamlessly with its surroundings and to deliberately integrate external elements with its interior.

Aesthetically, the exterior was intended to reflect the local area and is reminiscent of a farm. The main building has walls of oxford stone and cedar cladding, features large steel doors and has been traditionally thatched. The 4 farm outbuildings are seamlessly connected on either side as is the grain silo which is used as a home office.

Step across the threshold, however, and one encounters a very different world, one in which state of the modernity and design meet practicality and convenience.

Polished concrete floors, vaulted ceiling heights, the use of wood and glass continue the theme of modern design and organic material which is so evident from the exterior. but it is the light and space that makes bere Leys so incredibly striking. The property is situated centrally on the 15 acre plot so every room enjoys enviable views across different aspects of the grounds including river, pond, woodland and pasture. Large panes of glass, remote controlled 20 foot high barn doors and 3 x 10 metre spans of sliding doors open up the outdoors, with the space being

flooded with natural light even on the most gloomy of days. The accommodation extends to around 9,000 sq ft, so there is plenty of space but the layout has been engineered to be versatile with spaces which can easily provide capacity for large or intimate gatherings and multiple uses.

For all the planning, however, bere Leys is essentially a lifestyle home. Indeed the winding 500 yard driveway which leads visitors past ponds, through trees, over bridges and past a variety of wildlife, not to mention the grazing highland cattle (included in the sale) and the trout stream all denote what this house is really about. A country retreat with fishing rights where wildlife is bountiful and the great outdoors is celebrated.

ACCOMMODATIONThe large impressive, steel clad front door opens into a Reception Hall area with a Cloakroom to the left and a flush coat cupboard opposite. The house radiates open living with few doors interrupting the flow. A spur from the hall area leads down a corridor to the oval Silo, used as a Study/office with sliding doors to the garden.

From the main Reception Hall area the room continues through to the expansive living area with kitchen/breakfast Room, large sliding doors give access to the terrace and views over the lake and chalk stream. behind the kitchen there is a utility Room which leads through to a separate boot Room with access to outside. The open plan room continues to the vaulted hall, with double height ceiling and cathedral like windows with doors to terraces. This area also accommodates the formal Dining Area and a contemporary timber and glass staircase leads up to the first floor and the gallery above. The living area is centred by a gas open fire, making an excellent feature. beyond is a formal Sitting

Room with dual aspect views to the front and rear. Sliding door leads to a terrace.

A timber arch leads through to the Leisure wing. From a staircase hall, there is access to the indoor Swimming Pool with sliding doors to terrace, Plant Room, gym with shower and WC and games Room with sliding doors to terrace. The games Room is en suite and would make a perfect additional bedroom if required. From the staircase hall stairs lead up to 2 bedrooms (1 with balcony) and separate Shower Room.

From the Reception Hall area, leading off to the right, the corridor continues through to a secondary, vaulted Sitting Room with stunning views over the meadow and sliding doors to outside. Stairs lead up to a galleried Area above. beyond, a door leads through to a Staircase Hall with access to outside and garaging. The stairs lead up to Ancillary Accommodation above the garaging, perfect for staff or a guest wing. It comprises a

large open planned living area with kitchen/breakfast Room and Sitting Room, beyond is a bedroom with bathroom.

First FloorThe stairs lead from the reception room to a galleried area with glass banisters, with views over the vaulted Hall. Wide timber stripped floorboards run throughout all the bedrooms.

The Master bedroom comprises a Dressing Room with built in Cupboards and ‘his and hers’ bath/Shower Rooms. The room has high vaulted ceilings and an extensive terrace is accessed through a large floor-to-ceiling glass and timber framed window, with French doors.

From the galleried Landing, there are 2 additional bedrooms at the opposite end to the Master bedroom with 2 separate bath/Shower Rooms.

OUTSIDebere Leys is approached along a tarmac and gravelled drive to its impressive iron front gate with entry system. behind the gate, the meandering drive presents an enchanting first glimpse of bere Leys, poised beside the lake which all its primary rooms overlook, with wide timber decking and terracing. The drive continues adjacent to the streams and then turns to cross them and an island of light woodland, before turning again with the field gate entrance to the parkland field on the right. You then arrive at a wide gravel parking and turning area in front of the main house.

Mature oak trees with floodlighting provide a wonderful backdrop and the light woodland is under-planted with an array of spring bulbs and daffodils. The principal spring-fed lake is bounded by rushes and reeds, with a timber deck extending over it and a small landing slip for a punt or rowing boat. This is a haven for wildlife including mallard ducks, coots and moorhens, amongst others. These principal water features are fed by the River Pang which runs through the grounds.

on the east side of the house lies the parkland field dotted with mature trees, beyond which lies further agricultural land and mature woodland. There is an additional paddock on the western boundary to the right of the main driveway, possibly with future development potential (subject to planning).
