Having joined the company in a junior position and demonstrated the key skills to successfully deliver the services that the organisation requires, I was quickly promoted and most recently have been appointed Corporate Real Estate & Services Manager UK MEA (Middle East and Africa) with multi-site responsibilities that include the key European HQ site in the UK comprising a 38,000 square foot flagship property, and 8 satellite offices, reporting to the Global Vice President Corporate Real Estate & Services. I am a "hands on" manager with experience of delivering a professional management service to the organisation, in regard to buildings and services, who is equally able and willing to both roll up my sleeves and work alongside the team and to assume leadership for strategy development when necessary. Core Responsibilities: Responsible for hard and soft services as well as all Health and Safety management in the UK including the creation of the global H&S policy and implementation of an H&S committee to promote awareness of health and safety within the workplace and a proactive and supportive culture. Manage a multi geographic team consisting of Facilities supervisors, administration and reception staff. Responsible for developing and implementing different workplace strategies to meet the business need. Managed and lead the team responsible for creating the global business continuity plan and procedures including the site specific addendum template. Sets, evaluates and reviews budgets, G&A and capital expenses, forecasts actuals vs budget and develops/implements strategies to ensure annual budgets are not exceeded Provides spend and cost analysis as needed related to office products, equipment, and services utilized or planned at INC Research offices. Accountable for the procurement of all office supplies and vendor/contractor selection in the UK MEA Regions including the project management of the implementation of the global office supply vendor. 1

Regions including the project management of the implementation of the global office supply vendor. Implemented PPM process for managing all soft and hard service contractors ensuring work permits are

issued and confidentiality agreements are in place. Provides infrastructure management for a Tier 1, n+1 data center located at the EMEA HQ in Camberley. Conducts regular monitoring of KPI’s for all hard and soft service contracts. Manages all relations with landlords: from lease evaluation and negotiation in existing property to the

selection and procurement of, most notably, a recent new satellite office in East Sussex. Subject matter expert in fit-out planning and implementation as well as cost effective management of

dilapidations as a result of experience gained from consolidating the UK portfolio from 9 locations to 3. Coordinate department management and IT staff for all CHURN and space management needs of the

business.

Key Achievements:2015

Implemented spaceless growth strategy in the UK by directing hiring into under-utilized office in Scotland increasing utilisation in the portfolio >80%.

Designed, and in the process of rolling out, a portfolio remodel strategy globally, targeting non strategic sites with low population to transition to more cost effective, flexible office space. 2014

Secured additional 7000 sq ft at the EMEA HQ, on favourable terms, with capacity to house an additional 84 employees

Expanded the EMEA HQ capacity by increasing the workstation density, without compromising customer satisfaction and productivity, while reducing the cost per workstation.

Conducted search in Johannesburg working with DTZ reducing the orginal long list to 5 locations and following up by visiting the sites for more detailed review.

Developed, presented and implemented consolidation strategy of Scotland offices, reducing portfolio footprint by 11,000 sf and annual rental rate by £350,000 by moving to restructuring.2013

£200,000 saving on dilapidations following the Battle office closure. Negotiated £70,000 saving on dilapidations for the Glasgow

2012 Planned, secured approval for, and implemented assignment of the redundant Winnersh office achieving

a saving of £543,280 directly affecting the bottom line. Following the relocation of the Maidenhead office secured sublet of 3000 square feet recovering 65% of

the OpEx cost. Presented strong business case to relocate the Battle office to Lewes to enable the business to grow the

operations by 112% in the first year whilst also improving space utilisation and ability to meet compliance obligations, thereby reducing risk.2011

Implemented electronic global Facilities service desk process; responsible for roll out and training of other Facilities managers and their teams across all countries.

Project managed the installation of solid aisle containment for the Data Centre in the European HQ reducing electricity consumption and removing the need to upgrade the power supply for the site thereby saving the company valuable Capital Expenditure for the procurement of an additional HVAC unit and delaying installation of additional power supply.

Managed the sale of a freehold satellite office inline with the consolidation strategy to further rationalise the UK portfolio. Sale agreed for £560,000.2010

Highest performing Facilities Manager in global cost reduction initiative achieving 200% of target (actual savings of £356,379.33)

Devised and implemented a global internal workplace engagement survey of Facilities and Real Estate services.

Developed Environmental Policy including recycling of packaging, paper shredding and recycling as well as implementation of mechanisms to reduce electricity consumption in line with the CRC.
