A few weeks ago it was reported in the media that there were ‘thousands of battling homeowners forced to sell
properties at a loss’.This seemed to be a concerning issue;
after all, as the article explained, the median price had increased by nearly 30 per cent over the same time.

The article discussed losses, around $300m worth over a three-year period, from 2008 till 2010.
Over that time, residential sales to the value of $166B were transacted.
Put into context, the losses were under two per cent of the total sales in dollar value.
Under that analysis, the overall headline does not look so large.
What is true is that investing in property is not a guarantee of pro t, particularly if you seek to do it over the short term.
Analysis by RMIT has shown that, over the long term, property delivers better returns than shares, but the short term is a different matter altogether.
In the short term, investors are more liable to affected by the cyclical nature of the market, especially if, as it appears to be the case here, they bought at a peak and sold in a soft market.
So, not unlike any other investment research, professional advice and time are important factors if you are seeking to pro t from property investment.

THE Reserve Bank Board cut the of� cial RBA cash rate 25 basis points earlier this week to 4.5 per
cent, heralding the end of 11 months in which the board kept rates steady
The Housing Industry Association, the voice of Australia’s residential building industry, said the cut in interest rates was the only appropriate action given the current economic circumstances.
“Both consumers and business need a shot of con� dence given offshore and domestic economic circumstances,”said HIA acting chief economist Andrew Harvey.
“The RBA used the opportunity to administer that shot and it is exactly the right call.”
Recent favourable in� ation � gures gave the green light for a rate cut and
the RBA would have been aware it takes several quarters for the impact of any rate cut to � ow through to measurable economic activity.
“Beginning the interest rate easing cycle now rather than waiting is wise,” Mr Harvey said.
According to the HIA, this is exactly what the residential housing market needed – a rate cut with potentially more to come will assist buyers and investors back into the new housing market.
“It gives the prospect of a quicker turnaround from the soft home building conditions that have prevailed in the second half of 2011,” Mr Harvey said.

With rebate schemes ending next year, it’s a good time for
homeowners to consider the cost of their hot water system, along with the financial cost of waiting to replace their system when it eventually breaks down.
in Victoria, homeowners have enjoyed the highest rebates when changing to a solar hot water system, however this is about to end early next year with the State scheme, and also the Federal scheme ending at the end of the year.
Victorians have received up to $4000 in combined rebates in the last decade.
Funding for the Victorian scheme ends on June 30 next year, or earlier if funds run out.
this will impact on consumers who have already accessed the defunct Ceiling insulation Rebate Scheme and those with natural gas, LPG or old solar hot-water systems.
Conventional electric storage hot water systems will be banned from new installations, and homeowners will have to decide between a gas water heater or solar hot water system.
Outside the natural gas network, consumers are paying around $1000 for their LPG hot water usage. LPG will continue to rise in price as well and so too the cost of hot water bills.
A solar gas hot water system is less than $2000 when taking into account the current rebates, and
will pay for itself within about three years, leaving the consumer with a low running cost and more of their hard-earned money in their pockets.
Without rebates the system cost is around $5000. it is worth noting that LPG hot water systems have the highest on-going running costs.
“Are you prepared to pay a much higher price and be inconvenienced without hot water until a system can be installed?” Bendigo EcoSmart Solar dealer Jill Barker said.
“taking advantage of the existing high rebates and start saving immediately is a wise decision.
“those who have had a solar electricity system installed will find themselves caught out with changes to their power supply rates, they could have installed a smaller solar electricity system and solar hot water for the same price as a larger system to cover the high usage created by an electric hot water system.”
the average electric hot water system uses 12kW per day – a 3kW solar electricity system does not meet this demand.
“With further changes made earlier this week, we are entering an era that will significantly change the cost of installing a solar hot water system,” Jill said.
