Benchmarking withPortfolio Manager
Portfolio Manager is an interactive energymanagement tool that allows you to trackand assess energy and water consumption, performance and cost information acrossyour entire portfolio of buildings in a secureonline environment.
5
Why Benchmark?
• Comply with California Assembly Bill 1103• Earn points toward LEED and Green Globes
certifications.• Earn ENERGY STAR ® label• Track energy use and save money• Meet requirement for SDG&E incentive/rebates.• Reduce greenhouse gases risks• SMART BUSINESS!

Three ways to Benchmark• Manual benchmarking• Building import templates
• Automated BenchmarkingServices (ABS) from SDG&Eand ENERGY STAR:fastest and accurate!
– Only uploads Energy Data– You still need to enter some
data manually.

How the Energy PerformanceRating System Works
Normalizes building variablesaffecting energy consumption
WeatherHours of operations
OccupancyPlug load
Creates a whole building “mpg” rating
9
Energy Performance Rating

To be “Eligible for a Rating” or a “BenchmarkingScore, they must meet the Space Types criteria
11
Three Criteria for Rating BuildingEnergy Performance
• 1. Building designation:– More than 50% of gross floor area must be defined
as the 15 ratable Space Types.– The remaining 50% is subject to:
• Parking cannot exceed total building square foot• “Other” Space to be under 10% of building sq ft• “Multifamily Housing” to be under 10% of building
– For Hospital, Other Spaces can only be Data Center,Other, Parking and Swimming Pool. Please refer to Criteria for Rating Building Energy Performance
12
• 2. Operating Characteristics such as:– 5,000 sq ft with Minimum and maximum sizes– Operate for 30 hours/week– At least once PC– At least 50% average annual occupancyThese vary according to Space Type.
• 3. Energy DataTwo years minimum recommended.See the other requirements outlined on ENERGY STAR web page underCriteria for Rating Eligibility andSDG&E Benchmarking Application Supplement
Three Criteria for Rating BuildingEnergy Performance
13
Ratable and Non Ratable Buildings“Other” Spaces
Non Ratable or “ Other “ Spaces:– More than 50% of the building does not
include one of the 14 Eligible Spaces– If 10% of more of the building is “Other” not
ratable.
Please refer to Guidance on the Use of Other in Portfolio Manager
14
Source Energy
Accounts for energylosses associatedwith various sources,i.e. fuel oil, electricity
= Loss
15
Source vs SiteRating is based on source energy. Theuse of source energy is the most easiestway to compare building energyperformance.Common denominator regardless of fueltype, weather or location.
16
Energy Converted to kBtu1kWh electricity = 3.412 kBtu1 therm natural gas = 100 kBtu1 gallon fuel oil = 138.69 kBtu
Energy Use = Amount of energyIntensity Gross square foot
What is Energy Use Intensity?
17

What is My Portfolio?
• Add a Property link• All Facilities Energy Performance

23
Campus orsingle building eligibility ?
• EPA’s national energy performance rating system isbased on a statistical analysis of individual buildings, notcampuses of buildings.
• Buildings on a campus must be sub-metered and getseparate energy performance ratings and ENERGYSTAR labels.
Buildings that have multiple towers connected bycommon concourse levels and/or hallways may qualify if,– 1. have seamless connection– 2. common indivisible area between them (cafeteria or atrium;
not walkway)

Enrolling in SDG&E ABS
SDG&E will1. automatically upload 36 months ofpast energy meter data at no extra costto you into Portfolio Manager,2. automatically upload future energymeter data monthlyRefer to SDG&E Step-by-Step Guide to Benchmarking
30
ABS Step by Step
Step 1. Look up your SDG&E electric andgas bills and locate your eight-digit meternumber on your bill and ten-digitaccount numbers
Step 2. Record the zip code of the buildingyou are benchmarking
Step 3 . Establish an Account, add Propertyand add Space using the proceduresdescribed in Manual Benchmarking earlier.

SDG&E Verification
• Congratulations! You are done!• It will take one day for SDG&E to verify the
information you submitted.• If the information is entered as required,
ABS will update the energy data directlyinto Portfolio Manager for you.
• Automatically monthly update youraccount with new meter data !
• Troubleshooting:Troubleshooting SDG&E Automated BenchmarkingService or contact [email protected]
44
Enroll in ABS– If you already have added a meter in the past and
would like to include the meter in Automatedbenchmarking, please create a parallel Meter with theAdd Meter link.
– You can actually add the meter account number andmeter number in your existing Meter and have ABSinput previous 36 months of data overriding yourmanual input.
IMPORTANT: If you are applying for the label, runparallel meter accounts until you have compareddata.
ABS is best method of entry! Easy andtimely !
45
Add Water Meter
Track water !Water uses lots ofenergy !
46
What are REC’s
• Tracking for Renewable EnergyCertificates (RECs) is available.
• A REC represents the environmental, social, and other non-power qualitiesassociated with a unit of renewableelectricity.
• You may purchase RECs whether or notyou have on-site renewable energy andtrack them in Portfolio Manager.
47
Add a Meter
Renewable energy, such as solar, that isproduced on site counts as energy savingsinstead of energy use.If such excess energy is sold to utilities, you. enter the energy as a negativenumber

Change from Baseline:Adjusted Energy Use (%)
• It is % change in a facility's energy consumption between itsbaseline energy period and current energy period.
• Means to measure facility performance even if the facility cannotgenerate an energy performance rating.
• Need at least 11 months of consecutive energy meter and space
attribute data .

Navigating PortfolioManager Tool
• Editing Data :– “Update” link:
• only use it if you have a change in the attributes such asaddition of footage
• NEVER Use this to correct a previous characteristic: thiscould alter your score and CORRUPT your FacilitySummary completely !
– “Correct” link:• Use this link to make changes 90% of the time: the tool will
not go reset of your building data and energy use againstother buildings.

June 7 ProgramUpdate
• New Data Center Space Type - Effective June 7, 2010• Data Centers rating for stand-alone Data Centers and for larger buildings that
contain a combination of Data Center with other ratable space types.• Spaces holding computing equipment such as server racks, used for data
storage and processing, dedicated uninterruptible power supplies and coolingsystems. Not server closet or computer training area.
• Data Requirements
Gross floor areaIT energy configuration (designation of the location of the IT meter)IT energy meters (energy loads will be tracked similar to energy meters)UPS System RedundancyCooling Equipment Redundancy.
As of June 7, 2010, existing Computer Data Center spaces have been convertedto the new Data Center space type. Estimates will be used for the IT energy loaduntil June 2012. After that time, IT energy metering will be required.
Distribution Center can now be entered as space type ”UnrefrigeratedWarehouse and receive a label.
