• If you are an employer, owner/landlord, occupier or manager of commercial premises or residential accommodation’, you are also likely to be responsible for fire safety.

• Meeting the required fire safety standards is a UK-wide legal obligation.

FIRE SAFETY: THE FACTS

Your responsibilities for fire safety fall within the Regulatory Reform (Fire Safety) Order 2005 (England and Wales); Part 3 of the Fire (Scotland) Act 2005 and the Fire Safety (Scotland) Regulations 2006; or Part 3 of The Fire and Rescue Services (Northern Ireland) Order 2006 and The Fire Safety Regulations (Northern Ireland) 2010.

To comply with fire legislation, the 'Responsible Person' is required to carry out, or ensure that someone on their behalf carries out a fire risk assessment of the premises. This means that you will need to identify the risks, take the right actions to control them, plan for emergencies, and communicate with everyone who could be affected.

• We will ensure we have taken account of the construction including the technical specifications and combustibility of materials used.

• We will produce an assessment that is relevant to your specific building and occupants’ behaviour.
