One of the most exciting

innovations at YPNextHome

over the last two years has been

creating Neighbourhood Profi les

In every issue of New Condo

And if you look online, you’ll fi nd

more than 2,800 neighbourhoods

you can search as part of your

experience on YPNextHome.ca.

That’s a lot of information.

Our curated neighbourhood

content provides a lively snapshot

of some of Canada’s more

popular neighbourhoods. These

profi les have been researched

and compiled by a nationwide

team of writers and editors, and

they include photos and, in some

cases, exclusive video tours with

local celebrities and well-known

residents. Demographics, housing

types and other information... all

leading to listings in the area.

Check it out and let us know

Property Profile | SEYMOUR VILLAGE

THINK YOU KNOW the North Shore? Well

think again, because Seymour Village is about

to change the way you imagine life in North

Vancouver.

A partnership between Aquilini

Development and Takaya Developments,

a branch of the Tsleil-Waututh Nation,

this spectacular 25-acre masterplanned

community is surrounded by majestic forest,

natural grandeur and the lush greens of

the Seymour Golf & Country Club to the

northeast. You could say this is a little slice

of paradise.

And here’s the news people have been

waiting for. The first phase of Seymour Village

homes celebrated its grand opening previews

on September 26th, with sales starting on

October 10th, and they’re like nothing I’ve

seen before in this neighbourhood — or

anywhere else for that matter. The crisp

angularity is dramatic and distinctly 21st

Century, yet there’s also an inner sense of the

organic minimalism that defined Frank Lloyd

Wright’s trendsetting designs.

Each façade features extensive use of

natural stained, wood siding and soffits. Glass

with metal railings defines the generously

sized balconies, and front doors are framed

with panels that provide unanticipated

punches of colour — blue, red, green.

For me though, it’s the L-shaped cladding

that cascades from the roof and down one

side that’s the most innovative feature. It’s

one of those rare designs that quite simply

take my breath away because they’re so

unexpected and so very creative.

Homes For Living

Inside, these homes are thoughtfully

crafted to make life easier. “Downsizers

who already live on the North Shore love

them because they have so much space,”

says Deren Akinci, project marketer.

“Families like the open floorplans that

make entertaining easy.”

And everyone loves the starting

price of $689,900. “The cost of buying

a single-family home in Vancouver

is nearby. You’re minutes from some

of the best hiking and biking trails in

Metro Vancouver, there’s no shortage

of shopping and restaurants close by,

Capilano University is about an eight-

minute drive, and if you haven’t been

to the beach at Cates Park you should

— especially since it’s only two minutes

away.”

Of course, there’s also Deep Cove

with its charming theatre and art gallery

plus the famous Honey Doughnuts…

which reminds me… I think it’s time for

a snack. And on the way back, I can

snag a growler and some of the most

interesting gin around at the Deep Cove

Brewers and Distillers. Life is good here

on the North Shore.

The first offering at Seymour Village

will be an exclusive collection of 49,

three-bedroom townhomes. Three

distinctive floor plans of either two or

three storeys with homes ranging from

1,608 to 1,760 square feet.

Prices start at $689,900. Now open for

previews at 590 Raven Woods Drive

in North Vancouver, noon to 5 p.m.

daily except Fridays. Sales starting

October 10th. For more information

visit seymourvillage.com or call

has gone through the roof,” Deren

says. “Even in the suburbs it can be

prohibitively expensive. At Seymour

Village, you get a double benefit — the

cost savings of a townhome and the

extra value of purchasing a leasehold

property. And you can still be in

downtown Vancouver in less than 20

minutes. It’s a win-win all round.”

Connected Lifestyle

“This whole area is amazing,” Deren

says. “Everything that makes the West

Coast such a desirable place to live

Advice | DESIGN ADVICE

By Jane Lockhart | Photography by Brandon Barré

Upgrades for long term living

WHEN PURCHASING a new home or

condo, the buyer is faced with the

dreaded decision of what upgrades to

put their hard earned money towards.

The list of potential upgrades is often

long and daunting, especially for

someone who is “new” to buying new.

It is important to look at how long you

want to live in the home for, potential

projects or short-term renovations you

may have in mind and the best return

on your dollar.

There are a couple ways to look at

upgrades. There are the ones that can be

done only during the building process

(or are extremely expensive afterwards),

ones that make the most sense during

the building process and ones that are

more of a cosmetic or superfi cial nature

that are nice to have but can be done at

anytime. It is hard for a new homeowner

to think of what the long term plans for

their new home are, but believe me; this

exercise will be well worth it in the end!

In terms of upgrades that are best

to be done during the building or

Jane Lockhart is founder and principal designer of Jane Lockhart Interior Design. She was creative director and host of W Network’s top-ranked show, Colour Confi dential, and has a Canadian-built

construction stages, these are things

you are going to want to ask your

builder about sooner, rather than later.

These upgrades are also a surefi re way

to increase your home’s value right out

of the gate. Most builders adhere to an

eight-ft. guideline in terms of ceiling

height. However, new homes have been

known to incorporate ceilings of up to a

10-ft. height. Higher ceilings immediately

make a room feel larger and can add to

its general design and appeal. They also

adds a general feeling of luxury to a

new home.

Many builders o er both brick and

siding options on their fl oorplans. For

this decision, homeowners really have

to evaluate their long-term plans. Using

brick helps guarantee your house will

last through most any weather condition

(think about a popular fairy tale with

three pigs and a wolf!). Brick can also be

quieter, blocking the homeowner from

outside noise. That being said, aluminum

siding is much, much more cost

e ective, but needs regular maintenance.

Unless you are planning on staying in

your home for a very long period or want

to ensure high resale value, siding might

be the way to go.

Other areas to consider for upgrades

during the building period of your new

home can be additional lighting, pot

lights, additional outlets (especially on

a second fl oor), additional fi replaces,

larger windows, larger windows in

the basement and a rough in for the

basement. These are all upgrades that

almost have to be done before the house

is complete and can be very costly once

the house is built.

Purchasing a new home can be very

exciting...and a little nerve racking! Make

sure to take the time to really think about

what you want in your new home, so

once you move in, it’s perfect!

SOUTH SURREY/WHITE ROCK

IF YOU’RE NOT REALLY sure how far the

Fraser Valley extends, you’re not alone.

But make no mistake: this expansive area

is rapidly becoming a powerhouse in the

Lower Mainland’s real estate market.

This issue, New Home Guide chats with

Scott Brown, president of Fifth Avenue Real

Estate Marketing, about some of the things

that make the Fraser Valley unique and

appealing to today’s homebuyers.

Q: How is the Fraser Valley defined

geographically?

A: We consider the Fraser Valley to

encompass municipalities located south

of the Fraser River and east of Richmond

or north of the Fraser River and east of

Port Coquitlam. So some of the primary

real estate market areas include Surrey

Q&A

(Metro Vancouver’s emerging ‘second city’),

Tsawwassen/Delta, Langley, and Maple Ridge.

Q: So is the Fraser Valley housing market an

extension of the Metro Vancouver market?

A: Not at all. The media often talks about

Metro Vancouver as if the entire market is the

same as Westside Vancouver or downtown.

In reality, the Fraser Valley is more like a

collection of micro markets. Many buyers here

do not aspire to the Yaletown lifestyle and

have more in common with homeowners in

medium centers like Victoria or Calgary.

Which is not to say this demographic

doesn’t appreciate or want quality. They do.

But it’s important to realize that just because

a feature is popular in downtown Vancouver,

doesn’t mean it will automatically be popular

in the Fraser Valley.

Q: What about the all-important

issue of cost?

A: It’s under-reported, but price levels

in the Fraser Valley have not increased

in a meaningful manner since the re-set

of 2009.

For example, the average price per

square foot of townhomes in Surrey/

Langley is half what it is in Vancouver’s

Eastside. Highrise condominiums of

equal or better specifi cations sell for

20 to 30 per cent less than downtown

Vancouver, and lowrise apartments

sell for about 30 per cent less than

equivalent product in Burnaby.

It’s also interesting to note that 70

per cent of townhomes sales in Metro

Vancouver were in the Fraser Valley.

And homes here often move rapidly

— Exchange in Langley sold over 100

townhomes in less than six months.

Q: What are some Fraser Valley

market trends you see?

A: Townhomes are emerging as the

new single-family. There’s a whole

generation who grew up in the suburbs,

moved to Vancouver, and are now

returning to the neighbourhoods where

they grew up, because for the same

price they’d pay for a two-bedroom

condo in Vancouver they can buy a

three- or four-bedroom townhouse.

They don’t expect to own a single-

family house and, unlike their parents,

they aren’t willing to compromise

lifestyle. They expect to still be able to

travel and go out for dinner.

Local and Mainland Chinese buyers

will continue gaining infl uence in

markets like South Surrey, White Rock

and Maple Ridge. Many of these

buyers are looking for “friendly and

familiar” zones with fi rst class schools

for their children.

The demand for innovative product

will continue gaining traction. From a

high rise perspective, small is the new

big — as evidenced by the success of

products like Tien Sher’s Balance and

Reliance Properties’ Prime in Surrey City

Centre. Large “executive” townhome

product like Ikonik Homes’ Jacobsen

will become increasingly attractive as

a viable alternative to single-family

homes. Buyers also love private rooftop

spaces like those off ered at The Woods

by Gamercy and Exchange by Hayer

Lifestyles — both projects sold 12-18

months faster than anticipated.

Master-on-the-main product

will continue to appeal to the aging

demographic found throughout Metro

Vancouver and The Fraser Valley.

Heritage by Infi nity Properties had

almost 500 people come through

their preview centre with virtually no

advertising, and Vesta Properties are

seeing a similar reaction to their new

release at Milner Heights.

There’s also a strong trend to resort

areas for year-round living. The Cottages

at Cultus were so popular that developer

Jon Van Geel is now building Creekside

Mills at Cultus Lake — a new community

designed specifi cally as a full-time

neighbourhood.

Q: Any Fraser Valley hot spots you’re

keeping a particularly close watch on?

A: Abbotsford will be more active than

it’s been during the last decade with

some highly creative projects in the

works including an exciting new mixed-

use project from Matsqui Development

Co Ltd.

Tsawwassen is poised to follow White

Rock’s lead and go from sleepy little

town to vibrant community thanks to

the South Perimeter Road, ongoing

rejuvenation of the downtown centre,

and Century Groups’ Southlands project

— which will be a game changer.

And, of course, there’s the Surrey City

Central neighbourhood. In the next fi ve

years, as many as 10,000 new residents

will be living within fi ve blocks of City

Hall and the iconic 3 Civic Place creating

a whole new level of vibrancy.

Property Profile | MORGAN RISE

IT’S NO SECRET, I love South Surrey’s

Morgan Heights neighbourhood. The air

always feels fresh here and the location

means easy walking to everything, from

shops and galleries to parks and beaches.

So you can bet I can’t wait to take

a look at Morgan Rise, a brand new

collection of 64 single-family homes from

Foxridge Homes — especially since Diane

Zarola, director of sales and marketing,

has told me there are four, professionally

furnished display homes for me to check

out. I can’t wait.

Designed to Delight

From the street, Morgan Rise’s

architecture has an almost storybook

charm — stone accents, steeply gabled

rooflines, inviting front porches and exquisitely

proportioned windows that I can see will fill these

homes with sunlight. No wonder Diane tells me

that within three weeks of opening almost half these

homes were sporting “SOLD” signs.

As we wander through the four display homes, the

sheer good looks and intelligent design I’ve come

to expect from Foxridge are evident everywhere.

Main floor ceilings that soar 10-foot high, fireplaces

with luxurious stone surrounds and an art or TV

niche above, vaulted master suites featuring lavishly

appointed ensuites with granite counters and over-

sized, frameless glass showers — these homes have

it all… and then some. Just off the front entry, there’s

even an open, sunny flex-room that could be an

office, formal dining room, library, mediation room…

okay, you get the idea — its uses are limited only by

your imagination.

Since Diane always remembers my passion for

cooking, we spend some extra time in the kitchens.

In a word, they’re beautiful. But more importantly,

they’re designed for function whether it’s a romantic

dinner for two or a lavish party for the entire family.

There’s an eye-level microwave integrated into a

pantry wall, massive double sinks in a sexy-looking

matte finish that I know is virtually indestructible, plus

a centre island that’s sure to become a social hub of

day-to-day life.

Enviable Location

“This is truly one of South Surrey’s prime

neighbourhoods,” Diane says. “Sunnyside Elementary

is literally just around the corner and Southridge

Private School is only a couple of blocks away. You

can be on the freeway to YVR or the US border in

minutes, the White Rock Beach Promenade is about

a 10-minute drive, and there are four golf courses

less than a 15-minute drive away.”

She points to the North Shore Mountains that

float on the horizon to the north. “And couldn’t you

just get used to looking at that,” she says. Well yes, I

could… in about three minutes flat.

Morgan Rise’s four three-bedroom display homes

are open noon to 5 p.m. daily at 159th Street and

Mountain View Drive in South Surrey. Prices start

in the $820,000’s. Be sure to stop in at the Design

Centre where you can customize everything from

flooring to fixtures for your new home.

BACK-TO-SCHOOL and back-to-work

season is upon us, and that means more

time in the kitchen preparing lunches

and dinners, and less time for you to put

your feet up or get other errands done.

Here are some helpful tips to handle the

stress of autumn.

What’s for dinner? Avoid the stress

and expense of last-minute dinner

decisions with a little advanced planning.

Ask your family to list their favourite

meals and create a revolving two-week

dinner menu (with a grocery list to

match). Post it on the fridge so whoever

comes home fi rst can start preparing it.

Double the amount you make and freeze

it for quick meals on the busiest nights.

Make school lunches easy. Designate

one shelf in the pantry for school snacks

only. Transfer foods to airtight containers

Advice | QUICK TIPS

By Hellen Buttigieg

Autumn will soon be upon us and with that comes

Time management

– you’ll save space because they stack

well, and the food will keep longer. Pack

lunches the night before and refrigerate.

Assign an area in the fridge for school

lunches and drinks. With smaller

children, encourage independence by

storing their foods low enough for the

little ones to reach.

Involve the kids. You don’t have to

do everything yourself. Teach your kids

how to do age-appropriate tasks and

give them a weekly chore list. You will be

helping them to develop important life

skills. After you show them how to do

each task, post a step-by-step checklist

for them to follow when they do it on

their own (use pictures for kids who

are too young to read). This will allow

them to work independently and gain

confi dence in their newly acquired skills.

Clean as you go. Handle small messes

as they happen to save time and e ort in

the long run. Rinse dirty dishes and put

them in the dishwasher immediately after

use, before the food hardens and sticks.

If something spills in the fridge, clean

it as soon as you notice. If you stain an

article of clothing, pre-treat it right away.

Keep wipes handy for quick bathroom

and kitchen spot-cleaning.

How’s your “to do” list working out

for you? If you fi nd your “to do” list

overwhelming and ine ective, consider

approaching it di erently. Rather than

one long list, create several short ones

based on the category of the task, i.e.

errands, home, calls, computer, etc.

Keep your lists together in a small

notebook that’s portable and always

easily accessible.

Now, where was I? If you get

interrupted while working on something

important, use a notebook or a sticky

note to jot down where you left o .

When you return to the task, you won’t

waste as much time fi guring out where

to resume.

Multi-tasking reduces productivity.

Contrary to popular belief, multi-

tasking may actually lower productivity.

Switching back and forth from one

task to another costs time and leads to

frustration and feelings of overwhelm.

As a result, stress increases and there

is a greater chance of errors. Although

simple tasks can be done at the same

time, like watching TV and folding

laundry, important, complex activities

require our undivided attention.

Two-timing tasks. Double up your

simple activities and you’ll be able to do

more in less time. Rather than chatting

with a friend at the co ee shop, meet at

the gym and work out together instead.

Read the morning paper while running

on the treadmill.

RECENTLY, WE SPOKE to Jillian Harris and Todd Talbot

of Love it or List it Vancouver, to get a “He says, She

says” take on what makes each of them tick in regards

to living spaces.

DD: How does budget factor into your design plans?

Todd: Budget often becomes a dirty word for almost

all of us, but it is the single biggest factor when it

comes to renovations and design. I believe you need to

prioritize the core elements of the home that add value

to a space. Get this right, and you can have fun with

pillows and rugs down the road, get it wrong, and it’s

lipstick on a pig.

Jillian: Staying on budget is a huge deal for a designer,

but I tend to focus more on the intimate details of the

space and try to save money by finding forgotten gems

in the back of a antique shop rather than evaluating

ROI. Yawn!

DD: What elements are integral to your design style?

Todd: I’m not a knick-knack kinda guy, and in our busy

house—with young kids running around—it’s never a

good idea. I love practical design elements that are

cool and fun, but also durable and low maintenance.

I love a minimal space; I hate things on counters for

the most part. My kryptonite is sexy built-in storage.

Jillian: Clutter is a no-no in my space, but I love

incorporating accessories that add personality to

a home. A bare-bones house just seems depressing

to me.

DD: How would you describe your design aesthetic?

Todd: I’m inspired by a contemporary West Coast aesthetic and

gravitate towards unique spaces that reflect the environment

around me. Exposed wood, stone and natural light add a

certain timelessness and warmth to a space. I designed our

home with playful elements so every room has an interesting

architectural flare that makes for cool unique experiences.

Including a climbing wall in the front entry.

Jillian: I’m with Todd in that a house should complement the

surrounding environment (I swoon over overgrown flower

arrangements and tons of natural light), but my style leans

more towards clean, romantic and a little bit country.

DD: You’ve both mentioned that it’s important to take

account of a home’s surroundings in its interior. Is it also

important to bring the aesthetic of the home’s interior into

the outdoor living space? If so, how do you accomplish this?

Todd: West coast living is all about the outdoors and managing

to create a great space that you can enjoy outside is absolutely

critical for me. We built a huge deck that ties all the rooms

together. It allows each of the bedrooms to have sliding doors,

creating an environment that draws us out to enjoy the view

and fresh air. This deck serves our family for BBQ’s, dance

parties, kids bike riding, sand box, planter boxes, hammock

time, and after it’s all done...a soak in the hot tub!

OCT 2 - OCT 16, 2015 | NEW HOME GUIDE 39

Jillian: I absolutely love a home that flows effortlessly from

indoors to out. I like to keep it fresh, airy, girly and a little bit

country while focusing on creating a comfy space to entertain

family and friends. My Vancouver house doesn’t offer a ton

of outdoor living space, so I’ve made a point of incorporating

that vibe into my Kelowna home with a big outdoor kitchen

complete with a full dining set and twinkly string lights.

DD: Do either of you have a space in your homes that

you identify as a personal sanctuary?

Todd: I like practical storage and I think every house needs

a garage and workshop. I’m not a huge fan of the dedicated

movie room or the cliché “man cave.”

Jillian: My workshop is my closet! This is probably the messiest

room the house and takes a ton of turnover.

DD: Do you see the bedroom as an important place to use

space, perhaps because you view it as a sanctuary of sorts?

If not, what spaces in your home do you like the feel of a

little more luxury?

Todd: An inspirational office, a large shower, a king size bed

with hotel bedding and a view. I don’t need to waste valuable

square footage where I sleep, although I wouldn’t mind a little

“sanctuary time” with my wife, if Jill is willing to babysit. If you

can find a little spot in your home that is just for you, especially

when you live with others, it becomes a little sanctuary.

Jillian: A small bedroom would just not work for me—my

bedroom is my sanctuary, not just my sleeping space, so I

need to have enough room for some treasures.

DD: What is your favourite room in your current house,

and why is this space special to you?

Todd: My favourite space is my office because it is full of

elements that reflect my past (show posters, a hockey stick

signed by Wayne Gretzky, my first pair of ski’s). It captures the

essence of why we choose to live on the West Coast and also

gives me a space to hide away like a kid in his bedroom. It’s a

luxury, but I also love to sit at the desk I built out of reclaimed

hand milled cedar. PHO

Jillian: My kitchen. It’s basically all we need. It’s where

everyone gatherers, everyone eats, its were all the messes are

made and the memories are created.

DD: What makes a space worthy of the name “home”?

Todd: The people who live there. The little shoes scattered on

the floor, the familiar place you sit and drink your coffee, the

table you host family and friends. A ‘home’ is a reflection of you

and should be personalized with elements that reflect you and

your passions.

Jillian: The story of your life being told through collections of

furniture, art, artefacts, fabrics and lighting. Eclectic mixes of

the things that make you happy, calm, alive, fresh, mellow and

grateful. Texture, inconsistency and little signs of love.

DD: Is being a Vancouverite important to your design style?

If so, how?

Todd: Yes! I am totally influenced by my surroundings. I

am passionate about west coast architecture, which is very

dynamic and innovative especially in the residential market. We

don’t have row upon row of identical houses like some parts

of the country. I like to try and reflect the dramatic landscape

that we build our houses on. We don’t have harsh winters

allowing us to introduce tons of glass and incorporating natural

light. Vancouver is known for open floorplans, exposed timber,

wood both outside and inside, flat or somewhat flat roofs. I

could go on forever, but growing up here has put this type of

architecture in my DNA.

Jillian: I think Vancouver’s eclectic personality totally vibes

with my overall love of mixing and matching the old with the

new. B.C. is such a gorgeous place to live, and I’m constantly

inspired by the natural environment and incredible, creative

people that call it home.

SURREY/LANGLEY

IT IS IMPORTANT to determine the

di erence between a deposit and down

payment and at which point each of

them have to be paid.

The deposit is the money that you

put down to secure the property that

you are purchasing, in other words

you are proving that you are serious

about buying the property. There is no

set amount on how much the deposit

amount is. When you are writing an

o er to purchase with your real estate

agent, they will require a deposit

amount. That amount will depend on

the purchase price and how quickly you

will be closing on the sale. The deposit

is applied against the purchase price of

the property when the sale closes. The

deposit will become part of the down

payment. If you don’t close on the

property, the deposit is lost.

The down payment is the money that

you put up front when you purchase a

property. Down payments typically range

from 5 per cent to 20 per cent of the

total value of the property. The minimum

down payment required to purchase a

property is 5 per cent. There are di erent

down payment requirements when you

are purchasing. If you are an employee,

you can put as little as 5 per cent down

payment. For self-employed individuals

it can be as low as 10 per cent and if

you are purchasing a rental/ investment

property you will need to put a minimum

of 20 per cent down payment. The full

What is the di erence between a deposit and down payment?

MORE ADVICE ONLINEypnexthome.ca/news/advice

amount of the down payment is payable

when the sale closes.

Below are a couple of examples:

Example 1:The buyers are buying a property with

a purchase price of $525,000. They will

be putting a 10 per cent down payment

($52,500). They removed subjects and

their o er has become a fi rm deal on

October 2nd, at this point they give a

deposit of $26,250. They will be closing

on November 15th and the buyers will

need to pay the balance of the down

payment of $26,250, making a total

down payment of $52,500.

Example 2:The buyers are buying a property that is

under construction and the developer

is asking for a 10 per cent deposit. The

property that they are purchasing is

$619,900 plus GST. They have given a

deposit of $61,990. The fi nal purchase

price with GST is $650,895. The buyers

are only putting a down payment of 5

per cent ($32,544.75). The buyers will be

getting the di erence back at the time of

closing after the deductions have been

made for the closing costs.

Mikey Young At Heart APP can save lives

MORE TRENDING ONLINEypnexthome.ca/news

THE NEW MIKEY YOUNG At Heart

APP is an educational program that

teaches life-saving skills through

informational videos on how to

perform CPR and use a MIKEY

(Automatic External) defi brillator.

These skills can increase the odds

of survival for a Sudden Cardiac

Arrest victim by up to 75 per cent.

The free APP is named for an

initiative of The Mikey Network,

a registered charity established in

2003 by Heathwood Homes and

The Heron Group of Companies.

The Network has placed more

than 1,850 automated external

defi brillators called MIKEYs in public

places, and to date, 27 lives have

been saved because a MIKEY was

on hand.

The Mikey Network is o ering

students to earn high school

volunteer hours; students can

download the app, watch the

videos, learn how to use a MIKEY

defi brillator, then take quizzes that

earn them volunteer hours when

completed. Students can also sign

up to be a Mikey Young At Heart

Program Ambassador at their

school.

Sudden Cardiac Arrest can

happen to anyone of any age,

anytime, anywhere, and unless the

person is resuscitated within a few

minutes, there is little chance of

survival. Nearly 7,000 incidences occur in Ontario each

year, mostly in public places, and many to otherwise

healthy young people. The Mikey Network places MIKEY

defi brillators to o er people who collapse outside of a

hospital setting a second chance at life.

It’s easy to make a life-saving di erence. All it takes

is a little time and attention.

Visit mikeynetwork.com to register, or download the

APP for free to a smart phone, tablet or computer via

the Apple Store or Google Play.

SURREY/LANGLEY

IT’S OFFICIAL. Langley homebuyers have fallen in

with Alder at Milner Heights. “We celebrated our

grand opening on September 19th, and we sold

25% of our fi rst phase that weekend alone,” says

Leah Erridge, marketing specialist.

And no wonder. The newest neighbourhood in

this award-winning masterplanned community by

Vesta Properties, Alder o ers four distinctive home

types, a tranquil setting that’s still just minutes from

the burgeoning amenities of downtown Langley and

Willoughby, plus a warm, friendly ambiance.

Life on Your Own Terms

Today, though, I’m here to experience Alder’s two,

brand new showhomes. Leah’s already told me the

themes and I’m intrigued: “mid-century modern”

and “reused/recycled.”

As we step into the ’70s-inspired mid-century

modern, I hear myself give a sigh of appreciation.

The kitchen is massive and fl ows e ortlessly into

a sun-drenched, open-concept living room with

electric fi replace, turquoise accents and retro-chic

dining table set for six — although for a family dinner

celebration, it would easily fi t eight or more.

I resist an impulse to settle comfortably on the

king-sized, white sectional and head for the family

room. Here I discover a deck with gas hook-up and

plenty of space for outdoor lounging furniture —

defi nitely where you’d fi nd me barbequing most

nights and a feature that’s found in every Alder home.

Upstairs, Leah has another surprise

— a master suite that feels so spacious

it’s like two bedrooms combined.

This also where Vesta has intelligently

located the washer/dryer — because

who wants to be continually running

up and down the stairs checking

laundry?

For something completely di erent,

Alder’s second display home has

the rural charm of reclaimed wood

dining room bench, a downright funky

black chandelier, plus a cottage-style

bookshelf recessed right into the living-

room wall. This plan also a ground-

level fl ex room decked out here as a

TV/media space but that could easily

be an o ce, gym, or guest bedroom.

“We really wanted to showcase some

di erent decorating ideas,” Leah

explains. After all, choice is good.

Two, Three & Four Bedroom Townhomes

Tell your friends. It’s that good.

good news for Canadians

BoC decision to hold overnight lending rate generally

THE BANK OF CANADA (BOC)

released its regularly scheduled

interest rate update on Sept. 9,

announcing it would not change the

overnight lending rate from 0.50 per

cent. With the economy performing

better than expected and a federal

election in full swing, the BoC opted

to leave things as they are and not

make any changes for the time being.

In the previous interest rate

announcement on July 15, the BoC

cut the overnight lending rate by

25 basis points. It was the second

change in just six months, echoing a

25 basis point cut in January. July’s

announcement led to a fl urry of

activity, as consumers came searched

for lower mortgage rates.

In this most recent announcement,

however, the BoC had a somewhat

more positive outlook. A statement

from the central bank said “the

stimulative e ects of previous

monetary policy actions are working

their way through the Canadian

economy.” The BoC also cautioned

that Canada’s economic future will be

heavily infl uenced by factors beyond

its control. Uncertainty in China and

the growing economic strength of

the United States were two major

pressures cited by the Bank.

Attention is now shifting to the

U.S. Federal Reserve, which could

potentially raise interest rates in that

country as early as this month. Earlier

this year, it seemed to be a foregone

conclusion that the Fed would raise

rates in September, but experts are

now saying it could be later this year

before they pull the trigger. It’s still

seen as a matter of when – not if –

rates will go up there, and when they

do, it will be the fi rst such increase

since 2008.

The Bank of Canada has said

they wouldn’t necessarily follow an

American lead, but a U.S. rate hike

would have implications on our

economy, and would likely push

the Canadian dollar down even

further relative to the greenback.

By deferring any further changes to

the overnight rate, the BoC has left

itself breathing room to react to an

American rate increase.

For the average Canadian, today’s

announcement is generally good

news. If you have a variable rate

mortgage, your interest rate should

stay the same for the time being. Even

though the major banks didn’t pass

along the entire discount from this

year’s rate cuts, don’t expect them to

use today as an opportunity to step up

any competition.

The Bank of Canada’s next

opportunity to change the overnight

lending rate is Oct. 21.

BURNABY/NEW WESTMINSTER

Neighbourhood Profile

THE FIRST CAPITAL of British Columbia,

New Westminster is situated on the

Burrard Peninsula and comprises the

area from North of the Fraser River

to Tenth Avenue and the width from

Marine Drive to Brunette Avenue.

Known affectionately as “The Royal City”

thanks to Queen Victoria naming it after

Westminster, the part of London that

holds the buildings of Parliament.

New West is made up of a broad

range of micro-neighbourhoods, and

it truly offers something for everyone:

from the heritage homes of Queen’s

Park to the modern condos downtown.

There is a pride of place here, and it’s

often said that people who move here

never want to leave.

Density means accessibility and diversity

New West might be considered the

poster city for the housing diversity

that many Vancouver politicians say the

region needs to adopt to make room for

the ever-growing population. The types

of home on offer here are diverse. Older

apartments are usually the cheapest

option, but new condos are still relatively

affordable in this city. Single-family

homes vary in price, depending on

which area of New West they’re in and

their size, of course. Queen’s Park and

Glenbrooke North can be a bit pricey,

but buying in Queensborough will give

you more bang for your buck.

New Westminster Rich heritage, bright future

By Diane Duflot

MORE PHOTOS ONLINEypnexthome.ca

This city is home to all types—

singles, couples, empty-nesters—but

young families are a rapidly growing

group, and it’s no wonder why: from

splash pads scattered throughout the

neighbourhood, to the petting zoo at

Queen’s Park, to Motoring Munchkins

at the Arenex, New West has an

abundance of amenities for tots, but

there is plenty of entertainment for

all ages year ‘round in New West, too,

whether it be strolling through streets

in Queen’s Park to gaze at the cherry

blossoms from the end of March, the

Hyack Festival in May, the Queen’s

Park Annual Garage Sale in May or the

Sapperton Day Street Festival in June.

Walkable and transit friendly

New West Mayor, John Coté, who has

lived in the city for most of his adult

OCT 2 - OCT 16, 2015 | NEW HOME GUIDE 61

life, views it as “extremely walkable

and transit friendly,” crediting recent

changes for the positive to “the growth

of transit-oriented development in the

area.” Since New West is a fairly small

suburb, it is easy to navigate on foot (if

you don’t mind climbing a few hills), and

necessities are close to home in all of its

neighbourhoods.

If you’d like to venture farther afield,

the city is also easily accessible by public

transit, and since it’s adjacent to Surrey,

Burnaby and Coquitlam, commutes to

these cities are fairly swift. A bridge-

free commute downtown makes it a

predictable, if not super fast commute.

Rich history of a former capital

Buildings here reflect the rich history

of the former capital, and areas are

becoming increasingly gentrified. Mayor

Coté, who has lived here most of his

adult life, has seen “a lot of change

in the last 10 years, and significant

revitalization. There has been an influx

of thousands of residents downtown,

and with them has come a new energy

and vibrancy.”

Mayor Coté sees this as just the

beginning of changes to come, noting

that “in the future, there will be a great

connection between downtown and the

waterfront, and a pedestrian bridge will

soon connect Queesborough to those

areas as well.”

Coming Home CaféThis sweet spot has a reputation for great coffee and for feeling like home away from home. Customers fetch their own simple drinks and place settings and servers bring the food and any specialty drinks.

Brick and MortarThis shop is much more than the brick and mortar that hold the store. Hyper-local goods on sale here range from New West made jewellery to art. Great place for a browse.

The Royal City Farmer’s MarketHeld at the Quay during Winter months and in Tipperary Park in the Summer, the Royal City Farmer’s Market, is more than a bunch of fruit and veggie stands, it’s a community gathering place.

Queen’s Park This sprawling park has plenty of activities for the whole family: tennis courts, an arena, the Arenex, a play ground, and both a spray park and a petting zoo from May to September.

The QuayFrom the River Market (which is home to terrific eats, a circus school, and even hosts music and baking lessons for tots) to a walk along the pier, New Westminster Quay has something for everybody.

Pink Ribbon BakeryDelish cupcake concoctions are on sale here on the daily. Need a cake for a special occasion? Sheila can sculpt pretty much anything anybody can dream out of cake, delicious cake.

Wellbeing of Metro Vancouver’s aging population vital

In about 25 years, a quarter of British

Columbians will be over 65 years old.

Those who don’t want to drive, or

can’t, might consider cities to be the

obvious place to live, since they are

more walkable, o ering easy access

to transit, shopping, health care and

greenspace. Making cities better

places to live for an aging population

is a worldwide concern. Not only does

taking care of an aging population help

to foster the fair and equal treatment

of all citizens, but retirees are also

important economic contributors

in our communities, buying goods

and services that help to keep others

employed. Furthermore, the aging

population has a wealth of knowledge

and skills that the younger populations

should be tapping into. Keeping the

aging population healthy also means

lower health costs overall.

Up your alley: revisioning Vancouver downtown laneways

Downtown laneways are getting a

makeover. If you’re used to thinking

of laneways as dark, dingy paths

that you would rather avoid walking

down at night, then you may want

to check in with what’s happening

with laneways today. The City of

Vancouver is encouraging builders

to make downtown laneways more

pedestrian friendly. Case in point: the

new Telus Garden o ce and residential

development, located in the 500-block

of West Georgia St., is making the

adjacent laneway a more pleasant

place to be. Once this development is

complete, the laneway will be much

more than a space for delivery trucks;

instead, it will feature retail space and

an art lantern installation. The idea

of rethinking laneways as retail space

seems a natural extension of their being

repurposed for housing throughout

the city. Since 2009, close to 2,000

laneway houses have been approved,

By Diane Dufl ot

a number which is certain to increase

steadily, as Vancouver searches for more

room in which to house its ever-growing

population.

Urban rooftop gardens: sustainability is looking up

As the interest in living local continues to

rise, urban dwellers are looking for a new

space to grow food. Enter the rooftop

garden. Also known as “green roofs,”

these are located at the top of a house

or a building that is protected with a

waterproof barrier, and they are cropping

up in cities across North America. Not

only does a green roof have the potential

to beautify an often overlooked space

and to produce food that the inhabitants

of the building can consume, but green

roofs can also minimize the e ect of

rain runo , such as fl ooding or even

water supply contamination. On top of

this, urban gardens fi lter out pollution,

purifying the air, and they keep the roof

warmer in the winter and cooler in the

summer, which moderates the amount

of energy necessary to maintain the

temperature indoors.

THE MUCH ANTICIPATED Vancouver Home + Design Show

2015 at Vancouver Convention Centre West returns bigger

and better. Every year, the show draws tens of thousands of

visitors. Most attend to gather inspiration and learn about the

newest fall trends in home décor and renovation from interior

design gurus such as co-host of W Network’s Love it or List it

Vancouver Jillian Harris, and hundreds of the industry’s finest

Canadian renovation, decoration and landscaping specialists.

Whether you are revamping your kitchen, downsizing or

switching up your home décor, this year’s show will enthuse

and arouse your inner designer.

“The Vancouver Home + Design Show is gearing up for

another stellar season,” says Tyson Kidd, show director.

“Not to be missed is the return of Game of Homes

Vancouver judge Cheryl Torrenueva, as well as a special

one-time-only appearance of Samantha Pynn from HGTVs

Open House Overhaul.”

One of the biggest trends at this year’s show can be summed

up in one word—texture, texture, texture—whether it be in

your furniture, accessories, landscaping, wall paint or flooring,

texture is by far the biggest craze to hit our shores.

“Add texture to any space and any piece in or around your

home,” says Kidd. “Finding a wallpaper, blanket, area rug or

throw pillow that you can’t stop touching is one of the most

satisfying additions to your space.”

The Vancouver Home + Design Show 2015 runs from

October 22 to the 25 at the Vancouver Convention Centre -

West. For more information or to purchase tickets to this

year’s show, visit www.vancouverhomeanddesignshow.com

or call 604.639.2288.

New Home Guide asked three guest speakers to provide us

with what’s trending right now:

TV interior stylist Janette Ewen and designer/fabricator Jef

Hancock, founders of Parker Barrow and cheeky-chic décor

aficionados:

» Fall and spring 2016 is about bringing a few Miami Beach

pops into your décor, whether on a throw, pillows,

accessories or on an accent wall. Liven up your space with

“winks” of teal and blue. “These Miami Beach hues were

inspired by the colours of Morocco and Greece, and work

especially well with mid-century modern décor. We also will

see more concrete grey in homes.”

» Add whimsical/playful accessories to create a cozy feel.

Think everything from floating brightly coloured balls

hanging from the ceiling to an oversized wing sculpture,

to an old rotary phone and large candelabras. Use your

imagination and rethink how an item can be repurposed.

» When adding conversation pieces play with scale. A hot pink

accent wall might seem a bold move, but it works wonders

when paired with warm rose gold metallics and generous-

sized shapes. “The pink rooms, walls and furniture that we

are seeing now are revisiting the Golden Girls era but with

more of a Santa Fe feel to it.”

» Brushed warm metallics, whether they are gold or bronze

fixtures or a copper hood fan, add personality to your home.

» Fabrics and prints. A wallpapered ceiling or bold geometric

accessory can easily take a space from drab to fab.

Example: Lattice wallpapers with large lobster or shark

prints are in vogue. “Actress Elisha Cuthbert (of the series

24 ) recently put our lobster print wallpaper in her PEI

bathroom,” says Ewen.

» Layering shades of white anywhere in your home is still red hot.

OCT 2 - OCT 16, 2015 | NEW HOME GUIDE 69

» Incorporating a few edgy industrial elements blend history

and hipness even to modern decor. Think Edison-style light

bulbs, industrial lamps, trunks or card catalogues.

» Ornate double doors at the entrance can be “your calling

card to your home.” OR loft or barn-type doors with sliding

mounting tracks give separation to an open concept design.

» Carpets in large geometric patterns.

Christina Dennis, blogger at The DIY Mommy, winner of the

show’s Western Canada’s Next Home Stylist competition:

» Move over stainless steel! Mixed metals, such as warm tones

of chrome, burnished copper and hammered bronze, are the

must-have metals. You can include mixed metals into your

hardware, accessories and light fixtures. “Brass or copper

sinks lend an air of elegance to your kitchen.”

» Black or dark-coloured walls in Marseille hues such as

burgundy or oxblood. “Where we went for light, bright

colours on accent walls in recent years, we are now seeing

deep, rich coloured walls.”

» Pillows in burlap, leather, faux fur or with words and quotes

are easy and inexpensive ways to change your décor for the

new season.

» Rugs are always in style. “I made a faux cowhide rug from

fabric I found online.”

» Mixing up vintage with industrial has been trending for a

couple of years now and it doesn’t seem to be going out of

style anytime soon.

» Old doors can be painted, distressed and made into

tabletops, frames or pieces of artwork.

In the end, it’s all about letting your personality shine

through:

All the designers agree on one thing: If a trend doesn’t reflect

your personal style or resonate with your lifestyle, don’t follow it.

Your home décor should be an extension of your individuality.
