Structure and foundationsYour new home will have a reinforced concrete structure with waffle slabs and slabs on parapets, calculated compliant with current regulations and the Technical Building Code. The foundations are projected in accordance with the conclusions of the Geotechnical Survey.

Flooring and paintThe interior flooring and external paving in your new home will be in rectified porcelain stoneware, which will achieve a highly attractive look. Thinking of your safety, terrace paving will receive a non-slip treatment especially for outdoor surfaces.

Walls and ceilings will be finished in plain emulsion paint.

7KitchensPreparing your favourite dishes will be much easier in this space designed for you. These are the specifications and finishes included in your new kitchen in Azara:

› Continuous rectified porcelain stoneware flooring throughout the entire home.

› It will be delivered with high-capacity wall and base units in a modern design, without handles or pulls, and it will also come with the following fittings and appliances:

· Vitro-ceramic hob.· Stainless steel extractor fan.· Column-mounted conventional and microwave oven.· Compact quartz or similar worktop.· Backsplash in compact quartz or similar.· Undermounted stainless steel sink with mono swivel spray coil mixer tap.

8BathroomsThe bathroom walls will be tiled in rectified porcelain stoneware. The master bathroom will have a vanity unit with a built in washbasin and a shower tray fitted with a fixed shower screen. The secondary bathroom will come with a bathtub.

Both bathrooms will be fitted with thermostatic taps on bathtub and shower and have white bathroom fittings in a modern design and mono mixer tapware.

Installations› Plumbing and drains:

The plumbing installation will include water inlets for each bathroom and kitchen fitting (sink) and for the electrical appliances in the kitchen area (washing machine and dishwasher). Your home will have a general cut-off valve and individual cut-off valves for each room containing plumbing.

Hot water is produced by an aerothermal system with an accumulator tank, a high efficiency installation also employed in the heating system.

Each of the bathroom fittings is connected to the drains using soundproofed PVC downpipes which pass through the chambers beside the home.

› Heating/Cooling system:

To ensure the highest level of comfort, your new home has been preinstalled with an aerothermal (heating/cooling) system with accumulator tanks and solar panels. In addition to providing hot water, this innovative system collaborates with heating radiators and conduit air conditioning (which implies large energy savings).

Azara’s aerothermal system also has a reverse cycle for conduit air conditioning. Temperature is controlled within the home using a programmable chrono-thermostat.

We assure your indoor air quality using smart dual-flow ventilation with an individual heat recovery system for each home. This system also implies large energy savings.

› Electricity and telecommunications:

Your home will contain the electricity and telecommunications sockets required to meet the Low Voltage Electrotechnical Regulations standards and sockets will be installed in the lounge, kitchens and bedrooms. You will also have a video door-phone for communication with the lobbies and the community entrance gate.

A collective TV/TM aerial and a satellite dish will be fitted with an individual connection for each home.

Garages and boxrooms

The garage and boxrooms will be located in the basement; the door will be motorised and opened by remote control. If you have an electric car, you will not have to undertake inconvenient works in your garage, because the project includes charging points for such vehicles.

So you do not waste useful space in your home, at Azara you will be able to store your bicycle in the parking zone especially provided for this purpose under the colonnades on the ground floor.
