DESIGN: Avison Young works closely with architects and engineer’s to facilitate the project vision which value engineering items that create project overruns.

DEVELOP: Avison Young will oversee all aspects of construction with the goal of minimizing costs and keeping the project on schedule. The team will closely monitor the Contractors to ensure work is completed above industry standards to not only meet code but provide the best final product.

Preconstruction Services

Responsibilities include assisting in the preconstruction phase of project(s) by participating in due diligence and constructability. Primary responsibilities commence with the construction phase by managing the Project Team to produce a quality project, on time and within an established budget while developing and maintaining positive internal and external client relationships. A more in depth summary of the services we provide are as follows:

Provide a Conceptual Cost Estimate: work with architect with initial design, including preliminary renderings to determine the overall project scope.

Participate in Value Engineering

Participate in the development of construction documents

Participate in coordinating Client requirements to ensure incorporation into the final design

Participate with the Project Team in meeting milestones in accordance with the Development Schedule

Perform constructability reviews of the design documents

Reviewing design documents for conflicts and completeness

Coordinating and obtaining necessary permits required for commencement of construction

Participate in developing/negotiating Contract Agreements

Facilitate the coordination of utility companies

Review submittal packages for completeness and compliance with the contract documents

Construction Services

Perform various administrative duties during Project Start-Up, including:

Conduct Project Start-Up/Kick-Off Meeting

Establish project controls with contractor(s)

Develop comprehensive knowledge of contract documents

Facilitate and assist the contractor in obtaining all necessary building permits

Coordination of the completion of contract documents for construction use

Avison Young has elected to utilize the program called Procore which enables us to provide improved accountability, provide financial visibility and allows team member to have better collaboration on all aspects of your project.

Improved accountability. The document control capabilities within a system create a virtual paper trail for plans, change orders, submittals and transmittals. This minimizes the finger pointing often plagues troubled projects. As a result, it helps minimize liability and can change the behavior of participants to keep projects moving efficiently.

Financial visibility. With a budgeting and cost control module is in place, the manager will have far greater insight into actual costs relative to estimates, as well as the likely cost to complete the project. If the system is integrated to accounting and job costing systems, the data will be even more accurate and offer valuable financial insights.

Improved collaboration. The Web-based nature of modern systems are allowing team members to work together more closely. Specifically, parties can review and mark up plans, submit RFIs and receive responses—all over the Web in a single, secure repository.

The Project Dashboard provides an up-to-the-minute overview of project health. Users can quickly see the status of key items on a project and issues are illuminated that need to be addressed immediately.

The Project Dashboard also displays every detail you may want to know about a task, including percentage complete, ID number, and start and end dates.

Procore construction project management software offers the ability to report portfolio-wide data or details of individual projects.

These reports are designed to work with the robust permission hierarchy built into Procore. Project team members have access to the reports they need and only the information that is appropriate for them to see.

FINANCIAL REPORTS

Procore provides a variety of financial reports allowing both project managers and administrators to view summaries of change orders and reports to assist with the management of the buy-out process. Procore users are able to view details related to the schedule of values once they've committed their costs to subcontracts and purchase orders.

EASILY EXPORT REPORT DATA

Most reports can be exported to a PDF or CSV file to be shared with project executives, owners, or anyone looking for summaries.

RFIS Requests-for-Information (RFIs) can help a project run smoothly and on schedule, but they can also cause delays which can mean cost overruns and lost profit. SECURITY

Procore construction management software is accessed via multiple servers and special-purpose computers designed to quickly deliver web pages and project data. Procore's servers are located in professionally managed data centers throughout the United States. The data centers and servers are not located near Procore's business offices. Procore staff controls access to client data and Procore software via online commands. Data center employees do not have the ability to access data kept on Procore's servers.

SECURE CLIENT LOGIN

Procore construction project management software is protected by unique user ID and password login authentication. Users cannot access accounts for which they have not been granted permission. Each user's data creation, editing, and viewing permissions can be custom-configured at the project level. Procore dynamically monitors permissions during user sessions in order to ensure that only appropriate data is displayed.

SAFER DATA AND HARDWARE

Remote hosting separates the physical security of Procore construction project management software servers from the data security. Data security, including access to Procore customer information, is controlled by Procore's technology staff.

Procore's servers have superior Internet connectivity and emergency power supplies. All data centers have redundant connections to the Internet provided via multiple backbone links.

AIR-TIGHT PHYSICAL SECURITY

Hosting facilities used by Procore construction project management software are built to survive natural and manmade disasters. Solid concrete construction, fire suppression systems, biometric security controls, surveillance camera systems, and on-site security personnel far exceed the safety measures taken by most companies in their office facilities.

Tender Baldwin Director of Construction

Tender Baldwin joined Avison Young in 2013 as the leader of the firm’s construction team. Ms. Baldwin brings to the organization a comprehensive array of expert construction administration skills allowing clients and colleagues assurance that all tenant improvements and capital improvements are executed professionally, on time, and within budget. Ms. Baldwin’s responsibility for leading Avison Young’s construction department incorporates a host of critical elements associated with each

project including budget analysis; coordination of permits; review of design documents; development of construction contracts; value engineering; architect and contractor selection; procurement of bids; management and administration of the entire construction phase; running regular project meetings; production of monthly project status reports; and facilitation of all punch list and close-out activities. Ms. Baldwin currently handles all tenant improvements including several creative office build outs and parking lot upgrades for the Alameda Center and 7th Street Produce Market on behalf of EVOQ properties in Downtown Los Angeles. Prior to her current role, Ms. Baldwin spearheaded within the last two years a shopping center “facelift”, parking lot expansion, and site makeover for Park Place Retail in Irvine, California. She also facilitated the design build waterproofing project, façade facelift, and electrical upgrade work for West Hollywood Gateway retail venue located in West Hollywood, California. During this time, she also completed the design build project for the remodel of office space for the Corona Medical Center located in Corona, California. During the last 15 years, Ms. Baldwin has demonstrated a varied and extensive host of skills and experience in the construction arena. She has worked with a General Contractor team, and has performed project management work for retail centers, restaurants, office buildings, underground utilities, parking lots and shopping center pad sites. The lengthy list of projects with which she has been affiliated encompasses venues in Los Angeles, Orange County, Santa Barbara, Northern California, Oregon and Seattle.

The original lobby seemed confined and lacking the life that was wanted for a creative office. Drywall walls were removed to provide two story glass system. Stairs were centrally located cutting the lobby off so they were removed and new stairs installed along the side of the lobby to help open up the space. New Skylights provide additional lighting.

T-bar hid a drywall lid which concealed an open truss system that needed minimal sandblasting to reveal a naturally beautiful roof system that can be appreciated by all creative office users.

Alameda Square Creative Office Campus, Los Angeles, CA

4 buildings, 1.4 million square foot industrial/warehouse complex situated on 20.25 acres adjacent to the Alameda Produce Market. Originally constructed in 1917, the buildings are considered historic in California. The buildings are designed with robust structural systems, capable of supporting light manufacturing, warehouse and office uses. High ceiling heights, large floor plates and large windows create an ideal environment for creative office users who prefer an alternative to the west side or traditional downtown office space.

The campus is currently home to many lifestyle brands and retailers, including Splendid, Ella Moss, HauteLook, GoJane, and American Apparel. Capital Improvements included Tenant Improvements for creative offices in Building 1, light manufacturing in Building 2, Structural Upgrades to Building 3, parking lot upgrades, etc.

Construction utilized existing form of the building while modernizing it with new finishes and FF&E to facilitate the needed function for everyday office use including Tenants desire to keep fit and have an open light airy work environment.

Adjacent to the arts district, the hub for all farmed goods going in and out of Los Angeles, first opened to the public in 1918. The second floor of this massive complex originally housed the offices for the produce tenants in and around the market, has large operable windows, exposed brick walls and wood truss ceilings creating a mix of large-plan open spaces as well as smaller offices, while preserving the unique fabric of this historic property.

Capital Improvements included upgrades to multiple cooler boxes to bring them up to current Health Department requirements; building repairs to fire damaged sections of the building; construction of second floor creative office and installation of a 40’x80’ Refuse and Recycling center centrally located for tenant ease in our green program.

Featuring more than 125,000 sf of retail space, Park Place Retail Center provides tenants of a 2.4 million sf of Class A office space direct access to shopping, dining and specialty services unmatched at any corporate address in Southern California. This busy destination center created unique challenges in the redevelopment which removing and replacing the centers very busy and unfunctional parking lot. Work was completed in 3 phases to keep the center operational and final reconfiguration of parking provided a much more efficient parking field while maintaining the best flow.

Large palms and new landscaping throughout created the upscale ambiance that the center commands. Outdated slate façade was replaced with new wood features and accents.

Manhattan Village Shopping Center prided itself as a fabulous shopping destination and continued to explore and find the newest, best and greatest dining and retail opportunities. It was our pleasure to facilitate their renovations which included demolition of freestanding 10,000 s.f. building and construction of two new 9,000 s.f. building and associated site upgrades.

Mall Expansion include new vaulted entries, new flooring,improved seating areas, updated water features, new finishes throughout public areas, new clearstory center feature and fountain; revisions to numerous Tenant fronts. New Kiosk for Tacone’s.

Additionally, we constructed aSoundwall to mitigate noise behind Ralph's.

Japanese Village, Los Angeles, CARetail Redevelopment

Japanese Village Plaza is a 92,000 square foot prominent, historic shopping center located at the gateway to the Little Tokyo District in downtown Los Angeles. JVP has underwent major renovation, keeping the old character but also updating the center. This well known destination center offers convenient parking, shopping, dining, services and office space.

Phase I: Elevator Improvements in multiple locations; new roofing on all five buildings; New HVAC for entire center.

Phase II: Shopping Center Facelift; Landscaping redevelopment; Site Makeover including new rock garden and new feature stage with new fountain and Japanese umbrellas, New Signage Throughout.

Phase III: Removal of compromised wood Fire Watch Tower and replace with Steel 60’ tall Fire Watch Tower. This historic tower is the iconic symbol of the Center’s vitality as it sprung back to life as new tower and other improvements were completed.

Fixing the floor slab for the Elephant bar which they unknowingly trenched through the post tension slab throughout the entire space, compromising the structural integrity of the building.
