more than a decade – breaking ground in June 2010 – the 47-year-old Surrey mall is completing the second phase of a major expansion that will see 70 stores open tomorrow (Wednesday, Aug. 28) – among them 50 new retailers that include H&M, SEPHORA, Disney Store, The LEGO Store and Forever 21.

The 213,500-sq.-ft., $280-million project includes improved accessibility, new signage and interior/exterior facilities, a new 1,034-seat food court, “living walls” in Centre Court, and on the outside of the 104 Avenue overpass, a glass-enclosed elevator with a two-storey water wall (already open to the public in Centre Court).

As the hours to the grand opening count down, the main focus for staff is the new wing of retailers.

“Just to get the product into the shopping centre is a big job,” said GTC General Manager Peggy White. “Just imagine 70 tenants getting deliveries at the same time – fi xtures, product, clothing...”

With construction still going on, shopping centre tenants still had to wear safety equipment – such as hard hats – in the fi nal days before opening.

“You can’t get into the expansion without it,” White said.

The mall’s transformation has been a

wild ride for several parties, including the Ledcor Construction team, owner Ivanhoé Cambridge, the leasing team, the operations team and the mall marketing

team.GTC Public and Community

Relations Manager Petra Barker said mall staff themselves are rolling up their sleeves to help retailers with last-minute clean-up, unloading, unpacking and troubleshooting.

To make sure there are no hiccups in the system, the mall’s escalators have also been

overhauled and tested.GTC completed Phase 1 of the huge

project by adding a 149,000-sq.-ft. Wal-

mart Supercentre and a two-level parking structure, both in place as of Oct. 28, 2011.

A gradual third phase, to be completed in 2014, will include stores confi gured in the popular racetrack design.

“Everybody who works in this mall can’t wait,” said White. “We can’t wait for it to happen, but we know we’re not done when we open on August 28th because we’ve still got another 24 stores to go.”

When construction work is completed at the end of 2014, the centre’s gross leasing area will have increased from 980,000 to 1.2 million square feet, which will make it the largest regional shopping centre south of the Fraser River.

The redevelopment has created about 4,000 jobs during construction, and will

include at least 750 new permanent jobs upon completion.

White says that GTC business barely slowed down during construction, and expects it to double when the entire project is completed.

“I think it’s something that Surrey needs,” White said.

Guildford Town Centre is now the largest shopping complex south of the Fraser

After nearly three years of ongoing construction inside and outside the mall, a major part of the

$280-million renovation of Guildford Town Centre will fi nally be unveiled to the public on August 28.

According to Peggy White, Guildford Town Centre general manager, the grand opening will reveal a new 16-unit food court with 1,034 seats, new escalators, elevators, updated decor, and a new parkade with 1,800 more spaces.

Seventy stores will also be introduced, including Disney Store, Forever 21, H&M, Aritizia, SEPHORA, Fossil and Guess.

The expansion itself will increase Guildford Town Centre by 213,500 square feet and reposition the mall as the largest regional shopping centre south of the Fraser River.

“We’re positioning ourselves as a regional shopping centre,” White said. “Metrotown is our sister mall and they have more stores than we do, so we wouldn’t

rival them, but we would certainly give them a run for their money.”

However, the grand opening does not mark the end of construction, as more improvements are expected for 2014.

Twenty-four more stores will open throughout 2014.

By the numbers, Guildford Town Centre is the

city’s biggest job hubThousands work at the newly refurbished mall

Technically, Guildford Town Centre (GTC) can’t be called the largest employer in Surrey.

But when you add up the numbers, the mall is the city’s biggest job hub.

Peggy White, Guildford Town Centre general manager, said the shopping centre would be largest employer in Surrey if employees from all the tenants, shops and service providers were included in the calculation.

“But unfortunately, each individual one has to report separately,” she said.

Recently, even more workers came on board.

The GTC hosted a job fair on June 27 at the Sheraton Vancouver Guildford Hotel, which saw 2,500 people show up.

“It was attended very, very well,” White said. “It was busy all day.”

A total of 750 permanent jobs were created with the shopping centre’s expansion, which includes full-time, part-time, entry-level and management positions.

Aside from retail, the mall has also

been adding operational staff since the redevelopment fi rst launched in June 2010.

“We’ve had to increase our team over the years. It didn’t happen overnight,” White said. “As the construction evolved, the team got bigger.”

A total of nine security guards have been brought in, and 11 people have been added to the guest services and counter staff team.

Twenty housekeeping staff have also been hired to help sort through organic material for the shopping centre’s new compost recycling system.

“We’ll be taking all the organics out, so we’ll be diverting a lot more of our waste that way,” White said. “If you just think of the food court alone, having to sort our waste, the manpower to do that is huge.”

Throughout the redevelopment, nearly 4,000 jobs were created in the construction industry. When the mall expansion is open, the total number of full- and part-time employees working at GTC will number 4,000.

Seeing 3D at GuildfordMall home to largest living walls in North AmericaBY SHARRON HO

In addition to undergoing one of the largest shopping centre expansions in Canada, Guildford Town Centre is now

home to the largest “living walls” in North America.

The massive external living walls – vertical gardens made up of plants – were installed on the 104 Avenue overpass and measure approximately 10,000 square feet in size.

The wall which can be seen near 152 Street when travelling eastbound on 104 Avenue has been named Mountains and Trees, and the wall seen when westbound is Waves and Pebbles.

Mike Weinmaster, chief designer at Vancouver-based Green over Grey, the company that installed the panels, said they are among of the most biologically diverse living walls on the continent, featuring

50,000 individual plants representing 110 different species.

The exterior installation is just one of two in the world to have been placed over busy streets.

The outdoor walls are comprised of B.C. native plants, locally adapted species such as lavender, ferns and fl ower shrubs, and tastier variations like strawberries, cranberries, huckleberries and blueberries.

“Some of the larger plants will eventually grow six to eight feet out of the walls, meaning the art will become more and more three-dimensional as time goes on,” Weinmaster said.

There are also interior living walls, located in Centre Court. They measure 1,500 square feet and contain close to 10,000 individual plants of 60 different species. Greenery

used in the indoor walls include locally grown tropical plants such as banana and bromeliads – a member of the pineapple family.

The lush foliage provides environmental benefi ts, including improved indoor air quality and biodiversity.

“They also have been proven to help with the overall health and wellness of people,“ Weinmaster said, adding the walls also act as noise barriers and help with thermal regulation of the building by keeping the sun off the concrete.

While the walls are an innovative approach to decor, they are no more diffi cult to maintain than a traditional fl ower bed.

“The walls are maintained about once per month,” Weinmaster said

Care of the walls involves trimming back plants as they grow and removing dead fl owers and dust.

The exterior walls are maintained by a rolling scaffold system that was engineered so the walls could be maintained without

having to close the streets to traffi c below.

The redevelopment of Guildford Town Centre has left behind a relic for future generations in the form

of a time capsule, buried deep in the expansion’s excavation site.

The time capsule contains a variety of different items relevant to the mall’s ex-pansion and reminiscent of today’s era.

The cache of goods includes coins from 2012, a letter from Surrey Mayor Dianne Watts to the future mayor and council, newspaper clippings, USB drives contain-ing creative material about the shopping

centre, catalogues featuring current styles, a history book of Surrey, and signa-tures of notable people.

Planted into the concrete pour, the time capsule was buried in the expan-sion’s foundation on March 2, 2012, and will be left there indefi nitely as a piece of history.

“It was buried deep down underneath the expansion in a big plexiglass tube,” Guildford Town Centre General Manager Petty White said.

“In this particular case, we put it under-neath there for people to fi nd many years from now – like hundreds of years from now. Just because it would be fun to fi nd something different.”

Inspiration for the time capsule came from the discovery of old Woodward’s food tunnels during the excavation of the expansion area. Woodward’s was the an-chor department store at the mall when it fi rst opened in 1966. The tunnels were once used to deliver groceries to vehicles several years ago.

“We thought it would be good to put something back, so someone else could fi nd it at a later date,” White said.

“It will never be opened by any of us, that’s for sure.”

Guildford Town Centrehelped Surrey grow

Guildford Town Centre (GTC) is about to wrap up the second phase of a large-scale redevelopment.

The milestone brings to mind how vital Guildford has been in Surrey’s overall development, from sprawling rural municipality to vibrant and fast-growing city.

The area of Surrey where Guildford is located was once known as the Hjorth Road district, named after the road that is now 104 Avenue. Until the construction of the Port Mann Bridge and Highway 1 in the early 1960s, it was a Surrey backwater.

There was no commercial development. Properties were rural acreages, and there was just a scattering of residents.

However, the opening of the freeway made it far more strategic, and British developers Grosvenor-Laing believed that the area could support a shopping centre. The nearby freeway meant that customers could come from as far away as Chilliwack.

The plans for Guildford (the developers

came up with the name, based on Guildford in Surrey, England) were very ambitious. The developers envisioned a completely new city within Surrey, and some of it came to pass. There was the shopping centre, but there were also plans for residential development and community facilities.

Many apartments were constructed quickly, but there was little in the way of community facilities for quite some time. Surrey had already gone ahead with an ice rink in Whalley (the fi rst operated by the municipality) and there was not suffi cient population for an indoor pool in North Surrey at that time.

Perhaps the most important thing about early-day Guildford Town Centre was the fact that Woodward’s would be

the anchor tenant. Newer B.C. residents don’t know what loyalty that company engendered.

The B.C.-based department store chain was one of the most popular retailers, yet its nearest store was in New Westminster.

Many residents of Surrey and areas further out in the Fraser Valley had little opportunity to shop there, but wanted to.

Surrey had one department store, Hamilton-Harvey, in the Riverside Shopping Centre, which wasn’t far away at 148 Street and 108 Avenue, But Woodward’s was in a completely different stratosphere.

It was perhaps the best sign that Surrey was becoming a city. If Woodward’s felt that Surrey was worth locating in, others would as well. And that’s just what happened.

A few years later, Eaton’s came to Guildford Town Centre, as the shopping mall expanded north of 104 Avenue. Surrey Place was built in Whalley, attracting The Bay and Simpson-Sears.

No longer did Surrey residents have to cross a bridge to shop at major department stores.

GTC was an instant success. It just kept growing, and the surrounding area developed.

The shopping centre was

owned for years by Laing Properties and since 1999 has been owned by Ivanhoé Cambridge, which has redeveloped the buildings, created more parking and added more stores on the south part of the property.

Prior to the opening of GTC, Surrey residents spent a lot of money in other communities. It wasn’t possible to get everything in Surrey easily, and there were few large stores.

Guildford Town Centre gave the community a lot of pride and self-confi dence. It was central to the rapid development of North Surrey as a residential community, and it was the fi rst Surrey retail complex to attract a large number

of shoppers from other communities.

On Aug. 28, the shopping centre will welcome the public to the offi cial unveiling of its new expansion, part of a $280-million redevelopment. When construction work is completed at the end of 2014, the centre’s gross leasing area will have increased from 980,000 to 1.2 million square feet, making it the largest regional shopping centre south of the Fraser River.

In three years, GTC will mark its 50th anniversary, and that milestone shouldn’t go unnoticed. The centre has been an integral part of Surrey’s growth.

In 1965, in a construction site accident, a slab of concrete fell and injured two workmen. Despite the accident and a labour dispute with tradesmen the
