As a blogger and editor for a home magazine, tracking design trends is one of my favorite parts of the job. I recently presented a talk on the subject at the Fall Atlanta Home Show, which highlighted some of today’s biggest trends such as the move toward transitional styling, or cleaner more modern looks throughout the home.
Trends are big business in the design industry. Over the years, trend cycles have gotten shorter and shorter, with “it” colors being predicted yearly, even seasonally. Some looks take hold more than others, and, of course, what’s trending in Atlanta and the Southeast can be completely different from other areas of the country. One recent survey revealed that the color orange is especially hot with Southern homeowners right now.
Still, many professional designers balk at following any particular home trend. Rather, they prefer to follow timeless design principles, favoring a neutral palette that can be redecorated easily as trends come and go. Whatever approach you are comfortable with, it’s all about choosing what is best for your tastes and lifestyle. Over the past couple years, many people, unable to sell their homes, have embraced this concept.

Survivor of Flesh-Eating Disease Comes Home To New, Accessible Living SpaceAfter hearing the story of Aimee Copeland, the 24 year-old Snellville woman who lost her limbs to a fl esh-eating disease in May, a group of local building contractors led by Pulte Homes and The Home Depot joined together to give her an unforgettable homecoming. The team created “Aimee’s Wing”, a new two-story, 1,956 square-foot addition to Copeland’s childhood home that includes an easily accessible bedroom, bathroom, study area and more. Improvements such as a kitchen remodel and an exterior facelift were also done on the original home, which is connected to Aimee’s Wi ng by an elevator. Property Masters Donates Landscape Services and Supplies More than 65 employees of Property Masters, www.propertymasters.com, a Marietta-based property-improvement company, recently volunteered their time to spruce up three homes in the Decatur area for lower-income families. The team helped with mowing, weeding, planting, cleaning and creating appealing outdoor spaces. “We wanted to help—not just the families who will move into these homes, but the communities that will be positively impacted by the improvements and sense of neighborhood renewal,” says Kyle Cooper, CEO of Property Masters. The homes are being rehabilitated by the Atlanta Neighborhood Development Partnership, Inc. (ANDP), which has supported the creation of 8,000 affordable-housing units since 1991. New Showroom Aims To Make Increasing Home Energy Effi ciency Easier, More AffordableAtlanta area residents looking to cash in on the cost savings of an energy-effi cient home have a new destination for exploring their options. The Bosch Experience Center, a new showroom in the eco-friendly community of Serenbe in Chattahoochee Hills, showcases and is powered by the manufacturer’s complete line of sustainable, energy-effi cient home solutions, from geothermal heat pumps—an alternative to traditional HVAC systems—to kitchen appliances. Stylish cement While decorative cement tile has long been an art form, it is becoming more mainstream thanks to manufacturers offering new, contemporary looks as well as homeowners seeking design elements that refl ect their personal tastes. Melanie Stephens, co-founder and director of design and marketing for Granada Tile, www.granadatile.com, often meets clients and designers looking for handmade, organic and custom options. “There is no formula for success because tiles are so personalized with each homeowner,” she says.
This may explain why the decorative cement tile product range is so diverse today, ranging from classic Spanish and Moroccan motifs to modern geometric patterns—all in an array of colors. You can even create your own design: “There is a company out of Michigan, Betona, that sells fl exible concrete tile,” says Jonathan Embrose, of Specialty Tile Products, www.specialtytileproducts.com. “They can customize the tile to look like anything, from photographs to Disney illustrations.”
The more forgiving and fl exible nature of a new manufacturing process means cement tiles can now be used for outdoor installations as well as indoors. “Tiles that look like pavers can be used in freeze-and-thaw locations with the addition of binders in the concrete,” says Bill Buyok, owner of Avente Tile, www.aventetile.com. Some tiles also are rated for vehicular traffi c and allow for increased customization and limitless color and design combinations.

Ron Williamson, director of marketing services at Ironrock, www.ironrock.com, says tile can be used in a lot of creative ways, especially in outdoor spaces such as bench seating, grill islands, pools and water features. Owners also are fi nding clever ways to “add a design sense to otherwise utilitarian areas like laundry rooms,” he says. “Tile can pull from the best of the past or be completely innovative.”
While indoor tiles often are used as backsplashes, fl ooring and wall coverings, Stephens has seen more ambitious clients use tile on an entire fl oor area, inside shower stalls or continue tiles from the fl oor to the walls and ceilings. Some homeowners, she says, keep existing wood fl oors while tiling surrounding walls for spectacular effects. “Tiling walls in bathrooms has become very popular as well as interior and exterior walls for design drama,” says Leslie Dean, manager at Daltile’s Atlanta Tile & Stone Gallery, www.daltile.com.
Twisted traditionAlthough decorative cement tile is creating a buzz, natural stone tile and other more traditional materials continue to fi nd favor with homeowners. “Marble and limestone are very popular stone choices for kitchens and bathrooms,” says Dean. She says porcelain is another go-to because it requires less maintenance than natural stone.
However, even the most common tile materials are being used in new ways to mix things up. Dean says she is seeing more rectangle and arabesque shapes as well as beveled edges and linear

and vein cuts. Buyok concurs, saying: “You’ll fi nd all the square formats of the traditional style plus rectangles, clipped corners, octagons, hexagons, pickets, sextant and arabesque shapes.”
Another trend that puts a new spin on a traditional material is porcelain tile that looks like hardwood fl ooring, says Elisabeth Stubbs, owner of Enhance Floors & More, www.enhancefl oors.com. These tiles are being used mostly in areas prone to moisture, she says, offering homeowners the look of hardwood without the associated risk of water or moisture damage.
Homeowners seeking a one-of-a-kind look also can opt for custom installation to dress up fl oors. There are about 40 different ways to install tile in any given room such as brick, diagonal and hopscotch patterns, Stubbs says, adding that larger spaces work better because the design is more apparent. Another way to customize a tile fl oor? “Contrast between tile and grout colors really shows off a custom install,” Stubbs says.
Updating a fl oor or wall with stock or custom tiles can change a space dramatically. Those interested in a more traditional or subtle look should go back to earthy colors and static patterns with solids and borders interacting well. Simple, united designs with well-placed accents, classic shapes and random shade variations yield the most success in traditional spaces.

Expert adviceWhen opting for a tile fl oor, keep in mind that tiles are an almost permanent fl oor covering. For instance, “if using a strong color, you’re married to this color,” Stubbs says. This factor also makes labor and installation an important consideration. “Don’t skimp on labor because there’s only one way to fi x a bad installation and that’s with a sledgehammer. There’s no easy way to fi x it.”
First, make sure to clarify whether the price is “per tile” or “per square foot.” This can make a big difference in the total price of the tile. “There is a wide range in price and quality,” Stubbs says of tile products. In her experience, she says most people can fi nd something they like between $2 and $3 per square foot, not including installation and labor.
However, many decorative cement tiles range from $5 to $10 per square foot, are made to order and require up to eight weeks lead time. When evaluating decorative cement tile, choose a quality and respected manufacturer and a vendor familiar with concrete because “cement tiles are not made to any ‘recognized standard’ and won’t be labeled with a PEI rating like you’ll fi nd on manufactured ceramic tiles,” says Buyok.
Stephens also suggests carefully considering the weight and height of decorative cement tiles before installation. “Each tile weighs three pounds. Check with an architect or engineer to make sure your subfl oor is strong enough,” she says.

When removing old fl ooring, owners should calculate the difference in height between the old fl oor and the cement tile for best results.
When it comes to installation, the appropriate underlayment and setting materials should be applied in a clean environment free of debris that could prevent proper adhesion. After fully set, the area should be washed with lightly soaped water in favor of acidic cleaning agents. Then, a high-quality, penetrating sealer should be applied, testing fi rst on a small portion of tile.
To keep tile fl oors looking their best, proper care and maintenance is essential. Maintenance for most tiles is relatively simple: Use a mild detergent or cleaner that is not abrasive. Think Mr. Clean instead of Soft Scrub. “Harsh cleaners should never be put on tiles, as this can take off the original luster,” Dean says.
For decorative cement tile fl oors, routine cleaning is done by sweeping away debris before washing with a mix of water and industry-specifi ed wax. Beware that accidental drops can create unsightly and hard-to-repair breaks. And, while sealed cement products are stain-resistant, accidents not cleaned immediately can wear away both sealant and color.

Elements such as architectural molding and millwork give rooms character and warmth and date back to ancient times. “Crown molding has been a part of the building tradition since Greek craftsmen infl uenced Roman architecture in the 2nd century B.C.,” according to a whitepaper by Keiuken Brothers Company Inc., www.kuikenbrothers.com. “Greek and Roman versions of molding are still in use today. They are
considered to be the building blocks of interior ornamentation.” Molding attractively covers the seams where walls begin and end, while millwork adds fl air to cabinetry, staircases, mantels and other features. Make the most of materialsWood is the most common material used in molding and millwork. Classical molding is made from soft woods like pine. For a different look, try hardwood moldings from poplar, oak, cherry, mahogany and maple. Then, fi nish with a stain, paint or other treatment. Though classic crown molding is white, the trend today is to paint molding the same color as the wall for subtle defi nition.
For exterior molding, PVC is an alternative material rising in popularity, according to Allen Hanahan, of Carolina Lumber & Supply Co., www.carolinalumber.com. “The biggest change I have seen in molding and millwork is from wood components to PVC composites in order to fi ght the rot and decay problems of wood,” says Hanahan. “The patterns available in the PVC extruded moldings are very similar to the available wood moldings. Windows of all shapes and sizes are also moving towards a PVC product. The problem in the past has been the cheap look of PVC. Now, new techniques make it almost impossible to tell the difference between wood and PVC, especially when painted.”
Common Millwork Terms and Defi nitions
Baseboard: Molding that runs along the wall at the fl oor.
Casing: The outermost and most visible part of the trim.
Chair rail: A decorative and practical wall railing two to four feet above the fl oor, often found in dining rooms. Protects the wall against scratches and bumps from chairs.
Crown molding: Molding that runs along the wall at the ceiling.
Fluted molding: Symmetrical vertical casings.
Keystone: An angular block centered over the frame of a door or window.
Rosette: A decorative accessory used to cap off corners and edges.
Wainscoting: Trimwork and paneling installed below the chair rail.

Room for improvementTrae Hurst, of Cofer Brothers, Inc., www.coferbrothers.com, recommends updating doors by painting and changing panel designs—a stylish option at a good price point. “In the nineties, every house had a six-panel door, and now people are changing to something with an arch or beads or groove-paneled doors,” says Hurst. Don’t stop at doors. Continue the mini-makeover by adding or replacing standard casing along doors and windows. Hurst also suggests installing ceiling beams to provide dimension and drama.
Chair rails or taller baseboards are another detail that can give walls new life. Go a step further by adding beadboard paneling under new or existing chair rail, or apply it to cabinetry and soffi ts in kitchens and baths, even as a backsplash.
Savvy storage Changes in the way people live today have led to changes in how molding and millwork are applied, especially in the realm of home storage. “The technology of bigger and thinner TVs requires new types of trim to form built-ins over fi replaces and on walls”, says John Rogers, of John Rogers Renovations, www.jrrenovations.com. Rogers also is seeing technological advances affecting laundry rooms. Full-size washers and dryers are now stackable, opening up extra space. Rogers suggests, why not use built-ins in your laundry space as cubbies for a mudroom or craft room?
Likewise, molding and millwork are being used to turn kitchens into “living” rooms where homeowners can do more than cook and clean. Panels that match surrounding cabinets conceal everything from appliances to trash cans and pantries to create a more versatile space that is just as suited for entertaining guests. Other applications that help
kitchens do double duty include columns, cornices, brackets and range hood covers.
“Moldings are great for any room of your home,” says Rogers. “They fi nish a room without a lot of cost in materials.” When you want to add style without a major renovation, molding and millwork can make a big impact. These architectural
details make all the difference.

Millwork Across Architectural Styles

Romantic: Harkens back to ancient Greece and Rome. Fresh, modern interpretation of antique looks. Timeless mix of styles borrowed from other periods. Millwork—natural wood mixed with carved rosette blocks, raised door panels, dormer panels. Soft wood colors, graceful scrollwork and carvings echoing furniture detailing. Beamed ceilings.
Victorian: Ornate, fanciful and sophisticated. Millwork—ornamental brackets and cornices, heavy mantels, pediments over doors. Round center medallions in the ceiling. Refi ned, thin molding.

adults are seeking these days, especially
when they hit the magic age of 55
and can move to upscale, age-restricted
communities designed just for them.From working professionals to retirees, baby boomers escape
to these hamlets to get the best of what their money can buy: elegant,
low-maintenance homes in resort-like neighborhoods away from the
noise and congestion of the city and suburbs.
Active adult developments have been on the horizon since 1960, when
Del Webb opened Sun City in Phoenix. Today there are hundreds of such
communities across the country inhabited by more than 1.2 million
households with people over 60.
One of the newest neighborhoods in Georgia is Cresswind at Lake
Lanier. Developed by Kolter Signature Homes, Cresswind is a luxury
gated community of ranch-style houses priced from $190,000 to more
than $500,000.
Cresswind, says Bob Rademacher, vice president of the West Palm Beach,
Fla.-based company, is the blueprint for active adult living for people “55
and better, not 55 and older.”
“Over 10,000 people turn 55 per day,” he notes. “They are the most
affl uent people in the history of the world. While they have seen their
savings go down, they still have equity in existing property, so they are
the most versatile, viable consumer on the market today.”
After surveying more than 2,500 people about the amenities they want
in a home to complement their youthful lifestyles, Kolter incorporated
those priorities into their architectural designs. Cresswind homes,
which range in size from 1,350 square-feet to 3,000 square-feet, feature:
• Single stories with options to add a basement or storage room above
the garage;
• Open fl oor plans from the kitchen to the main living area;
• Large master suites;
• Easy access from the garage to the kitchen;
• Bathrooms with spacious walk-in showers that have benches instead
of tubs; and
• Universal design elements that include 36-inch-wide doorways and
zero-step entries.
The community has full access to Lake Lanier as well as a private
marina with 60 slips. Ninety-fi ve percent of the lots have wooded views
that do not back up to other homes.
Houses at Cresswind require little to no exterior maintenance. That’s
because residents pay $249 in monthly homeowner’s dues that cover
such things as landscaping, grass cutting, tree pruning, fertilization,

One of the favorite hot spots at

On Fridays, Rademacher says,
it’s not uncommon to fi nd more
than 100 residents and guests in
the rooftop bar for social hour
or gathered around one of four
60-inch fl at-screen TVs. The
clubhouse also has pool, poker
and card-game tables.
When residents aren’t socializing,
they can take fi tness, nutrition or
cooking classes at the clubhouse,
work out in the gym or go out into
the local Gainesville community
to mentor, volunteer and share
their professional expertise with
new business owners.
“It gives residents a chance to pass
information to a new generation.
These are the things that make
you live a longer, better life,”
Rademacher says. “By the end of
the year, this will be known as the
premiere active adult community
in the state of Georgia.”

These homeowners desired to update their kitchen and create
an open, fl owing space. The old kitchen was small and had
inadequate workspace, and there was no seating area in the
kitchen. Even though everything was white and there was a
window over the sink, a French door to the patio and a large
window in the adjacent breakfast area, the room seemed dark and
closed off.
After analyzing the space, the key to the redesign was removing
the wall between the breakfast and dining rooms to create an open
fl oor plan. The kitchen was relocated to this area, and there was
even room for an island with seating. Windows and doors were
replaced with new energy-effi cient ones, and the exterior bricks
were reused where opening locations were changed. The former
dining room became a sitting area/media center with a fl at-screen
TV, and the under-used living room became the dining room.
Arched openings to the dining room, foyer and den were built as
elegant transitions to these rooms.
Cabinetry by Schrock in a simple Craftsman style and pale gray
painted fi nish on maple sets the light and airy tone. The brushed
fi nish on the Kashmir White granite countertops adds texture and
is non-refl ective. Ceramic subway tile on the backsplash adds a bit
of shine and gives a clean, classic look. And cooking is a pleasure
with professional quality appliances by Dacor, Miele, Vent-A-Hood
and Wolf.
The homeowners love the new open design that is fl ooded
with light. They can communicate with family and friends while
preparing meals. This striking transformation shows what can be
achieved within the existing footprint of the house by rethinking
the use of the space.

This much-loved family home was built in 1981 and still has its
original owners. With an empty nest, looking forward to retirement
and wanting to remain in the home, our homeowners wanted to
prepare the house for the next stage of their lives.
Cosmetically, the home was out-of-date and bringing it current
with today’s interior design aesthetic and features was an
important part of the plan. Focusing on an environment that
is appealing to the eye and easy to manage, our homeowners
worked closely with Distinctive’s team of designers to help them
with layout, cabinet design, fi nish selections and color palette.
With aging-in-place in mind, the master bath was dramatically
recreated by removing the tub and adding a spacious curbless
shower enclosure with easy access for wheelchairs or walkers
in the future. A new double vanity with dual sinks and a beautiful
granite countertop rounds out this newly designed space.
With family gatherings and entertaining the focus, the kitchen’s
small space was transformed by Inspirations Kitchen & Bath,
which created a fl oor plan that fl ows, allowing ease of movement
and open access to the dining room. The homeowners’ request for
plenty of storage as well as a great place to gather was beautifully
met with new custom cabinetry and a generous eat-in island that
highlights the space while maintaining quiet sophistication and
elegance. Durable, sustainable and breathtaking bamboo fl ooring
marries the kitchen, dining and living rooms for the perfect place to
eat, play and relax.
The original laundry and powder room were reconfi gured with
effi ciency and function at the forefront, offering a California-style
fl oating vanity in the powder room with a breeze-through to the
easy-access workspace in the laundry room.

John and Deena were recently married and adopted three
young sisters from South Georgia. They kept all three
sisters together so they could grow up as a family. The
need for more space was obvious. They desperately
needed more room for the new family so they contracted
with Neighbors Home Remodeling to construct a two-
story addition, which included a huge updated kitchen
designed by Maureen Desrosiers, a sitting room with a
see-through fi replace, a playroom for the girls, another
bedroom and a workshop for Dad. We took out the
back wall of the house, installed engineered beams
and converted the old kitchen into the dining room. The
project also included an amazing covered porch and grill
deck. We replaced all of the windows on the house with

The existing kitchen was outdated and confi ning, the bar was too
close to the exterior doors when someone was seated at the counter.
The peninsula was skinny and impractical for use or storage. The
lighting was not suffi cient. They prep, cook and clean as a family with
everyone having an assigned task, so we created four workstations
around the range, main sink, secondary sink and prep area. The island
confi guration was changed and the size was doubled. This allowed for
fl ow around the kitchen and open access to the outdoor kitchen.
Special storage was considered for the homeowners’ Le Creuset
pieces, spices, baking needs and root vegetables. Before, the
dishwasher and oven could not be opened at the same time. By
creating the different work zones, the appliance confl icts disappeared.
The kitchen extended into the family room but the soffi t did not, so that
was enlarged and more lighting was added. The butler’s pantry had no
place to store sprits, and they wanted to add a wine cooler. To achieve
this, we moved the sink closer to the wall and put the wine cooler on
the opposite wall, adding storage for exposed stemware.
The existing laundry room had unusable storage, so the counters
were always cluttered with no area for folding. The ironing board,
mops and brooms were always exposed. We designed a new storage
solution that includes full-height storage for utilities, a single deep sink
that doubles as a grill clean-up station and root vegetable storage.
The cabinet also was customized to allow the vent hood and exterior
blower to work in tandem. Previously the micro vent hood was not
vented.

Towering pines, sturdy evergreens and majestic oaks do more than beautify landscapes. Strategically placed, trees of all kinds can provide a cooling effect and reduce home energy use by up to 30 percent, according to the U.S. Department of Energy. “From my experience, southeast exposures seem to be the warmer rooms in the home, so shade trees can help

Choosing shade treesTo take advantage of energy savings, shade trees must be planted in the right location. “When planting, it is important to think long-term and allow room for canopy and roots to spread,” says Thomas Heaviland, of Heaviland Enterprises, Inc., www.heaviland.net, a landscape maintenance company in Vista, Calif. “Be aware of roof lines, power lines, concrete patios and walkways.”

Yard and site conditions are also important to consider when choosing shade trees. “For example, a dogwood or crepe myrtle might provide adequate shade for a small patio, but a red oak or yellowwood might be a better tree to shade a home to the West- or South-facing walls,” says Schisler.
Tuite offers these recommendations for trees that can help shield your home from the sun as well as beautify your landscape:
• Red maple One of the most versatile trees since they can take just about any location, wet or dry. Although not the showiest of trees, they have a subtle red tone when they bud in the spring and festive red leaves in the fall. They grow quite large, so plant a minimum of 20 feet from the house.
• Purple-leaf plum A shade tree on the smaller side. In the spring, it has pink fl owers and in the fall, red-purple leaves arrive to complement the bark. A fast-growing tree, they can provide shade within about fi ve years.
• Natchez crepe myrtle A common favorite that grows best in the South. It can reach 20 to 30 feet, fl owering from mid-summer to fall with white clusters of fl owers and brown fruit, which will persist through the winter.
• Dogwood Place among larger trees, as they appear in nature. They are easy to maintain and can be planted as close as 10 to 15 feet from the house.
Planting tips Spring and fall are better times to plant due to cooler temperatures and because less watering is required during establishment. If you plant in the summertime, watering should be done in the early morning or late evening. Watering in mid-day heat can cause leaves to be scorched.

1. Hydrangeas produce striking blooms even if exposed to fi ltered light and not in deep shade. A lot of varieties will change color depending on the acidity or alkalinity of the soil. Some varieties even provide fl owering blooms into the fall. Average size is about fi ve feet in width and height.
2. Hostas are a perennial shrub that do great in the shade and can still maintain their dual-tone leaves. When planted in areas like the South, where winters are less severe, they may not die back for the winter. They can range in size from one foot to fi ve feet, depending on the variety.
3. Arrowwood viburnum can tolerate partial shade when planted even though it can be found in deep woods naturally. Can be quite showy with its creamy white fl owers in the late spring and dark-blue fruit in the late summer. This is a larger shrub, at six to 12 feet.
4. Oregon grape holly is a smaller shrub, ranging from three to six feet, that can grow in full shade. It is evergreen and has the typical holly leaves but takes on a purplish tone in the late fall and winter. Always an ornamental addition to the landscape, it has fragrant bright fl owers in mid-spring and black grape-like fruit in the summer.
5. Hummingbird sage is a type of salvia that can grow up to two feet tall as it spreads over the ground. Its showy, deep-rose-pink fl owers grow on 30-inch fl ower stalks. It attracts lots of butterfl ies and pollinators and does very well in the dry shade of oaks.
6. A heavy shade-loving groundcover like Mondo
grass fi lls in areas fast and also is low maintenance. Its dark-green leaves are 20-40 centimeters long, while its fl owers range from white to pale lilac. This hardy plant is an evergreen, thriving even in cold temperatures.

give roots room to grow. Place rocks in the bottom of the hole to allow water to drain from the roots—because although trees love water, they do not like to sit in it.
Soil content can impact the success of newly planted trees. Some trees prefer low-pH, acidic soils while others take to higher pH, alkaline soils. For this reason, it is always a good idea to add some topsoil or compost to the soil in areas that contain less suitable soils, like clay or rocky soils.
Care and maintenanceFor newly planted trees, watering should be more frequent, keeping the soil moist but not wet. Add mulch around trees to help retain moisture. “Keeping approximately three inches of natural mulch over the root zone of trees is very important, as mulch helps to conserve moisture and insulate the roots from temperature extremes,” says Dixie Speck, president of Solterra Landscape, www.solterralandscape.com, in Atlanta.
In moderation, fertilizing is a good way to help trees get established. Over-fertilizing, however, can be more detrimental than not fertilizing at all. Make sure to keep trees trimmed to help prevent branches from drooping or snapping and to control the shape of the tree. Staking can prevent trees from blowing over in heavy wind and train them to grow.
Keep in mind that if you are planting for energy savings or shade, this will happen over time and won’t be instantaneous. It could take a few years to see signifi cant impacts, but the benefi t is well worth it. “As for personal experience, I planted a shade tree outside the enclosed porch of my fi rst home—it was an old farmhouse—and after three years’ growth the tree created enough shade that I no longer needed the window AC unit in that room to keep it comfortable,” says Eric King, owner of King Landscaping, LLC, www.erickinglandscaping.com, in

Warm days and cool evenings are normal for October,
but the weather can be unpredictable! Summer annuals can be replaced
with colorful cool-weather-loving plants by mid-month. Late in the month is
when fall planting season really begins, so plan now to plant throughout the
late fall and winter.
Garden Maintenance
➤ Fall rain showers are on the horizon, but outdoor watering rules are
in effect throughout Georgia. Visit www.urbanagcouncil.com and click
on “Outdoor Water Rules” for up-to-date information.
➤ Warm daytime temperatures and cool nights still allow time for
fescue planting, but you’ll need to complete this before leaves cover
the lawn. Lime and fertilize as needed, but do not apply a pre-
emergent weed killer, as it will prevent weed and grass seeds from
germinating.
➤ For good germination, keep your newly seeded fescue moist and
remove leaves as they fall. Lightly rake or use a low setting on your
leaf blower so new turf is not damaged.
➤ Apply pre-emergents for weed control to all turfgrass except for
recently reseeded fescue.

thermometer! If the daytime temperature falls

➤ It’s time for fall cleanup in the yard. Besides raking
leaves from your lawn, remove fallen leaves and
petals from the rose garden and perennial beds.
This will discourage pests from hiding out all winter
and help to control fungal diseases next spring and
summer.
➤ Don’t bring houseplants back indoors until you’ve
determined that they’re healthy. Check for insects,
and if necessary spray them with appropriate
insecticides. Be sure to bring them inside if
nighttime temperatures fall below 50 degrees.
➤ Perennials whose leaves and stems have turned
brown can be cut back now.
What To Plant
➤ Fall- and winter-fl owering annuals love the cooler
fall temperatures! Add pansies, viola, parsley,
kale, mustards and other bright plants to your
containers and fl owerbeds for color until spring. Be
sure to fertilize and water them after planting and
throughout the growing season.
➤ Fall is the best time to plant many perennials in
the garden. Make sure that they receive plenty of
water, and do not apply fertilizer until spring. Mulch
lightly, as excess mulch can cause crown rot.

Careful planning is at the heart of any successful renovation project, and step one in
that process is to determine the scope of the work.
Some limitations, of course, are imposed by governmental
agencies. Planning and zoning departments designate
set-backs from your property line – the allowed proximity
of structure to property line. Such agencies also establish
the maximum impenetrable surface allowed on the lot,
effectively limiting the size of structure and paving. There
may even be restrictions on additions that do not change
the footprint of the home. All of these can either prevent
some kinds of renovation or addition or require variance
requests with no guarantee of success.
Homes in designated historic districts carry additional
restrictions that may determine details down to paint color.
Likewise, neighborhood associations have established
covenants that mandate compliance with a whole range
of restrictions that may go far beyond local planning
requirements.
There is, as well, a self-imposed limitation brought to bear
by the wise homeowner. Well, a limitation imposed by the
realities of economics.
Home is not just a domicile, it is an investment.
Improvements to that investment should return a
reasonable percentage of their cost to the value of the home
– in addition to the gains in livability. There are numerous
charts determining the relative return on renovation,
upgrade or addition projects, but those estimations need to
be put in a neighborhood context. Basically, if you upgrade
your home too far beyond the surrounding property, you
endanger the value those renovations are designed to
produce. In the appraisal process, the comparable homes
that are indexes to the value of the subject home should
not differ from the subject home by more than 25%. And,

improvements may not return the
value expected if the appraisal
is fl awed by the lack of nearby
comparables.
Look at the surrounding homes for
guidance. The early growth of suburbia
was characterized by varied homes,
both in size and style, but the post-
World War II building boom led to
the proliferation of uniform housing
developments where size and style
differed very little. That approach has
characterized general private housing
for the last half century. You can
absolutely make your home a stand-
out in your community – unique,
noteworthy and incomparable! But
incomparable is the problem. Without
comparables, the validity of the
added value of your improvements is
impaired.
If the circumstances warrant, on the
other hand, the neighborhood may
support your fondest dream. I recently
looked over a renovation project – in
a historic district – that effectively
tripled the square footage of a home.
That home, however, was still within
the comparable range of others
originally built in the 1890s in the
same locale. There were comparables
in place to support the value added to
the home under renovation. Sounds
like wise stewardship to me.

Singing in the shower takes on a new dimension when you’re accompanied by a whistling
showerhead. No matter how you vary the pitch and stay in tune,
the screech from the showerhead just won’t play. A poor melody
is one thing, but water sprays and streaks to one side or the
other are a real problem. This problem is normally caused by a
buildup of hard water deposits inside the small openings of the
showerhead. Once they become partially plugged, the squealing
starts and the uniform spray is blocked.
Solve the problem by soaking the showerhead in a plastic
storage bag fi lled with vinegar or a hard-water-scale removal
product. Often you can just fi ll the bag and tie it around the
pipe that feeds the showerhead. Follow label directions for any
chemical you use. After soaking the showerhead, rub it with a
coarse cloth or use a toothpick to clear away residue and hard
deposits. To make the job easier, you can simply remove the
showerhead by turning the connector counterclockwise. This
may require using a small wrench or pliers; protect the chrome
plating by placing a rag under the wrench.

With drought plaguing much of the country, homeowners need to check the condition of their lawns, plants, trees and shrubs to ensure they can weather another dry season. “The fall season is the best time to assess the landscape, your watering strategy and make any necessary adjustments to safeguard against drought,” says Norman Goldenberg, president of the Professional Landcare Network (PLANET) and
senior vice president of TruGreen in Memphis, Tenn. “Homeowners and property owners who assess and renovate their lawn and landscapes in the fall help protect their investment and make the most of the cooler weather and additional moisture that comes along with the fall season.”
For drought-proof lawns and landscapes this fall:
Consider low-water-use plants or hydrozoning, the practice of clustering plants together with similar water requirements in an effort to conserve water.
Audit and add water-saving tools. It is recommended to have a land care professional ‘audit’ your irrigation system or, perhaps, install one. Also, consider reusing water with rain barrels to retain rainwater for later use in the garden.
Give grass some TLC. With cooler weather and more moisture in the fall, growth—and green color—will return to turfgrass. But, use the cooler weather to aerate the lawn by removing small soil plugs out of the lawn. Aeration allows the roots to go deeper into the soil, more absorption of rainfall or irrigation and the plants to better draw in water, nutrients and oxygen.
And, don’t forget to ask your lawn and landscape professional about drought-tolerant turf species that you could overseed in your lawn this fall. “Turfgrass is incredibly resilient and genetically geared to go dormant in drought conditions and then green up beautifully when the moisture returns,” says Bruce Hellerick, senior horticulture specialist at The Brickman Group in Philadelphia.
Prepare the soil. Use a professional with the know-how and tools needed to break up and amend the soil. A special tool can be used to loosen or “fracture” soil 12-18 inches deep so roots penetrate deeper and the application of organic compost or other macronutrients and micronutrients is well distributed.
“The leading cause of poor landscape performance and drought resilience is improper soil preparation,” says Kurt Bland, owner of Bland Landscaping Co., Inc., in Apex, N.C. “It’s very diffi cult to rehabilitate a landscape after poor preparation of soil. Before you invest in more plantings this fall, create healthy soil fi rst.”
Revisit your watering plan. Check with city ordinances on water restrictions. But, the general recommendation is to water early in the morning when temperatures are cooler. Also, avoid watering on windy days to minimize evaporation. Remember, more damage can be done by over-watering plants.

Let’s face it: The thought of remodeling a bathroom is daunting. All of the decisions and costs involved push the feat further down your to-do list every month. Here are some helpful tips for keeping the cost (and workload) low, and the reward high:
Q: What are some trending color schemes in bathroom decor? In the Atlanta market, we see most of our designers and homeowners going for a very classic style, with polished chrome or nickel faucets and marble countertops. Most clients are sticking to gray, white and cream color palettes to give them a classic and clean look.
Q: When remodeling a bathroom, where is the best place to start? Start by contacting a plumber or contractor who can give you an idea of what will fit in your space, especially if you think you may move plumbing around the toilet or shower areas. Once you have an idea of the actual labor cost, it’s easier to select fixtures that will fit your budget. If you haven’t remodeled a bath in a long time, it would be a great idea to visit showrooms to see what some of the latest and greatest trends are.
Q: What are some things to consider before installing a freestanding bathtub? Homeowners need to consult a builder or architect to make sure there is enough space to accommodate the freestanding tub, and that the floor will be strong enough to hold it. Depending on the material of the tub—acrylic, cast iron or stone—it can weigh more than 400 pounds. You don’t want that coming through the ceiling. Freestanding tubs are a great option when remodeling a smaller bath because they can take up less space than building a tub deck surround. They really open up the bathroom.
Q: Are there any new features that can be added to an existing bathroom to make it more current? There are many ways to refresh a bathroom. Replacing sink and shower hardware with something more current, like brushed nickel or oil-rubbed bronze, is a great place to start. I would recommend updating the toilet to a stylish, high-efficiency model. Also, small tasks like changing the cabinet knobs or installing a hand-shower would update the bath without breaking the bank.
Q: Are there trendy ways to make the bathroom more environment-friendly? Changing your toilet to the new 1.28 gallons-per-flush, high-efficiency model is one thing you can do to save the most water. People still using 3+ gallons are using almost 300 gallons more per person a month than those who have upgraded to the new toilet flushing systems. Most manufacturers are coming out with 1.75 gallons-per-minute showerheads to cut back on wasted water in the shower. Thanks to air-injected technology, companies are able to produce heads that use less water and still have great pressure.

This living room was designed for a busy family of four. While Mom and Dad were anxious to transform the space, it was last on the list because they wanted to wait until their kids were bigger for a redo. When the time fi nally came, the couple requested several specifi c features: a dual reclining loveseat facing the TV, heavy tables and lamps the kids can’t knock over, multi-task areas, pet-friendly upholstery fabrics and lots of light and bright. Kandrac & Kole also suggested painting the wood paneling and brick, which was done by Verge Painting in Marietta. The soft gray color makes a big impact, creating a modern backdrop for the contemporary furnishings and accessories.
