Home Is Where Your Story Begins...

A painted wooden sign stating that sentiment hangs in a friend’s kitchen, and I agree with the

pronouncement. Most of us start

our own “once upon a time” not

in a kingdom far away but under a

simple roof with family. The new

year brings a new chapter to every

one of those stories—I happen to adore finding great stories,

so I’m thrilled to begin sharing some of those here with

Atlanta Home Improvement readers.

My own story started out in a sprawling suburban ranch

house, where we all enjoyed plenty of room and a perfect

flow for my mother’s gracious (and frequent) entertaining.

The inherent style attributes of that ranch went completely

underappreciated by me for most of my life. Now, I have

developed a bit of a crush on the ranch redux. When I note

the way a ranch layout naturally lends itself to modern

open floor plans, I remember, wistfully, the convenience

of living on one level. No hauling things up and down

stairs. No shaking chandeliers and thunderous noise from

kids stomping overhead. No hot spots or cold zones from

inconsistent heating and cooling. As our team worked

on this month’s issue, I found myself continually flipping

through home listings for ranch houses available on the

market… maybe that will be my next project.

For now, I’m determined to spruce up my existing home, and I

think I might start by classing up the closets. Maybe if I show

that space some overdue attention, I’ll be more motivated

to keep it organized… and maybe my clothes will suddenly

appear more exciting. That could happen. Couldn’t it?

The DIY project on page 66 will definitely happen! It’s a

genius solution to a problem piling up at this very moment in

a heap on my closet floor. (When I hear of a run on glue guns

and foam pool noodles, I’ll know that all our readers agree.)

Yes, that’s what I’ll do; I’ll start small, with those closets.

I’ll take a focused look at what I want to keep in my home,

and then start to evaluate parts I want to change. Home

improvement can begin with a simple shift in perspective

and lead to a whole new outlook. It’s a new year and I’m

ready for that—are you?

hen Jon Payne’s parents

passed away, he and his

siblings fervently discussed

selling their family home in

Doraville. His parents had been the original

owners, purchasing the house in 1966, and the

family had lived there ever since. The Payne

siblings all hoped to attract an investment buyer;

none were keen to undertake the repairs and

updates necessary to make the home competitive

in the open marketplace. Jon’s wife, Becky, a

talented interior designer, had always wanted the

opportunity to do something to the house but

never considered actually living in it herself. She

admits, “I had redesigned the interior of the house

a dozen different ways in my mind over the years.

As [the] siblings began discussions of a quick

sale, Jon and I began discussing the possibility of

buying it!”

For almost 20 years, Jon commuted 28 miles

each day to work. The Paynes lived in a rural

area, which had been a great place to raise their

children, but once the kids were gone, they longed

to move into Atlanta. For several years, they’d

actively sought out a modern condo to fulfill a

lifelong desire of Becky’s. For Jon, a condo was a

place they could enjoy for weekends in the city,

while Becky thought of that condo as a permanent

dwelling. They had not yet decided on one, so they

began to more seriously consider purchasing the

Payne family ranch house as a flip and then took

the leap.

“We made an offer to Jon’s siblings, and they took

it without hesitation. We did hire a contractor to

do work that Jon didn’t feel qualified to do and to

facilitate the process, but we spent almost every

single day after work and on the weekends—for a

solid year—working on the house and doing the

renovation ourselves,” Becky explains. Surprisingly,

Becky found herself more sentimental about

existing elements and features of the house than

Jon, yet they didn’t truly commit to living in the

house until closer to completion.

Over the course of the

project, they fell in love

with the house and

the area. Now they are

home to stay!

“Initially, I told Jon that

I had no intentions of

making this house our

final home, as it was by

no means my modern

dream house,” Becky says.

She did concede that if

they sold their existing

residence quickly, she’d

live in the project house until they finished renovations.

They received an offer on their other home within 10 hours

of putting it up for sale and moved into the ranch.

The move has been great for both of them; the house is in

an excellent location for their jobs, and the size is perfect

for their lifestyle at this stage. They’ve created a true chef’s

kitchen with Thermador appliances and also added a

complete professional office area. There’s now space for

their three adult children and their families, as well as

ample room for entertaining. By replacing windows with

doors along the back side of the house and extending the

patio, they gained an indoor/outdoor area (with an outdoor

kitchen, pool, pool house and workshop in the near-future

plans). Becky changed the exterior by painting the brick

and replacing wrought iron posts with larger ones of rough-

hewn cedar and adding a custom-built front door with

complementary garage doors. Becky developed an interior

design that gave her the modern-style house she’d always

loved and allowed her to incorporate elements she’d desired

in a condo. “I teasingly refer to it as ‘my condo with a yard,’”

Becky laughs.

Becky and Jon agree that the experience has been one they

both treasure. “What is really cool for Jon is that while

renovating the house, he was able to relive some great family

memories,” says Becky. They are still surrounded by original

homeowners and a few other of Jon’s childhood friends who

have also purchased their parents’ homes and returned

there. As they renovated, the older generation of original

homeowners watched carefully and gave them positive

feedback.

They added no square footage to the existing house. Becky

says, “We just created more usable space for family and

for entertaining. The comment we receive the most when

people see the renovation is how achievable this can be

for anyone with an older ranch home.” Realtors regularly

parade through the home, showcasing to prospective

buyers the possibilities for modernizing a ranch home.

While that attention is � attering, what matters most

to the Paynes is their own satisfaction with the overall

project. “We love our house,” Becky exclaims. “It’s nothing

grand, it’s not the biggest — it’s quite small — it’s

de� nitely not the most expensive, nor is it the best, but it

is a home that has been kept in the family that we have

made uniquely our own.”

It’s said that everything old is new again.

And nowhere is that more apparent than

in the metro Atlanta real estate market,

where ranch-style homes have enjoyed

an impressive resurgence in recent years.

These long, low, one-level residences,

made popular from the 1940s to the 1970s

as part of a post-war economic boom and

nationwide suburban expansion, popped

up everywhere for decades. However, they

lost their luster in the ensuing years when

two-story homes and mini-mansions took

over the landscape. But they’re making a

comeback now, with homeowners of all

ages considering them once again. With

so many attractive features, you also may

want to take a second look at this uniquely

American dwelling.

The Metro Area MarketThe ranch, which is also referred to as a

“rambler” in various parts of the country,

was once the epitome of modern living.

With a simple and straightforward design

inspired by the working ranches of the

American Southwest and the designs

of famed architect Frank Lloyd Wright,

the ranch-style home is known for its

distinctive—and somewhat minimalistic—

characteristics: a single-story structure, a

low hip roof, a sprawling footprint, a brick

exterior, an attached garage and a fairly

open interior floor plan, among others.

For years, entire suburban communities

were filled with these rather humble

homes—many of them right here in metro

Atlanta. Over time, a number of those ranch

homes disappeared, having been purchased

and torn down to make way for larger two-

and three-story residences. Though many ranch homes have low ceilings, they can be MODERNIZED by vaulting the ceilings during a renovation.

However, quite a few have remained. According to Randy

Glazer of Glazer Design & Construction, pockets of older

ranch-style homes can be found throughout the metro area

in locations like Sandy Springs, Dunwoody, Brookhaven,

Buckhead and Virginia-Highland. William Bartlett of Home

ReBuilders Design + Build adds Inman Park, Midtown

and Ansley Park to that list. “Ranch homes [show up] in

almost every older neighborhood, either as original builds

or as infill homes,” he says. These homes offer the perfect

opportunity for a renovation project. “They typically have

good bones and structure, so we can do anything,” Bartlett

notes.

A brand new ranch home, on the other hand, is more

elusive. “Unless you are specifically looking in an active

adult community, it can be challenging to find a newer

ranch home in today’s market,” says Roger W. Webb of

Drake Realty of GA, Inc. Those who want a new ranch

home are choosing to custom build to meet their specific

criteria. “Going this route, you have to find a lot or piece

of land and make sure the ranch plan you want to build is

allowed in that particular community,” he continues. “Most

communities have HOA restrictions on the size of the home,

etc. But I am seeing more ranch homes becoming available

in the North Georgia market—areas of Woodstock, Canton

and Cumming.”

The Ranch Home LifestyleIn the last several years, people have started to realize

once again the benefits of one-level living in a classic ranch

home. Many of the basic features that may seem dated or

reminiscent of the 1970s actually translate seamlessly into

today’s more contemporary style.

“Open floor plans [can] add to a ranch home’s spacious,

open-air feel,” Webb observes. Most older ranch homes,

which traditionally were built in a U-, V- or L-configuration,

feature a potentially large area in the center of the home.

That space is what many homeowners want today, not only

for everyday living, but also for entertaining purposes. The

classic ranch often includes glass doors that open up to a

patio or deck, creating an opportunity for outdoor living.

And complementing the sliding glass doors is usually a

number of large windows, which provide plenty of natural

light.



While ranch homes are

known for being one-level,

some do include basements,

which add to the overall

square footage available.

Webb explains that this

space can be used for storage

or expanded living space.

“Finding a ranch with a

basement gives a buyer the

ability to have extra room

below and allows for a kids’

playroom, a media room or

even additional bedrooms,”

he says. “Finishing a

basement can double your

square footage and give a

family more than enough

room.”

they tend to have fairly low ceilings (usually

around nine feet tall). This can be changed

by vaulting the ceilings during a renovation.

An additional challenge is the size of the

bathrooms. In a world of huge, spa-like

bathroom retreats, a ranch home doesn’t

always measure up. “Ranch homes usually

have very small bathrooms. A master bath

can be as small as eight foot by eight foot,”

Glazer reveals. This is also when renovating

becomes a very appealing option. “We end up

adding on to the backside or the side of the

house, and many times we’re adding either a

master suite or a new master bath,” he says.

For those who plan to renovate, it’s important

to look at the home’s existing features—some

of which are actually coveted today. “Older

ranch homes may have added appeal due

to brick exteriors, brick fireplaces, hardwood

floors and even some original interior brick

work,” Webb says.

Clearly, there are both pros and cons to the

traditional ranch-style layout. However, there

are some specific features that may just

make particular homeowners lean towards

this reemerging plan.

For those who are getting older, have had

surgery or have to deal with bad joints,

the lack of staircases is a welcome feature.

Baby boomers and retirees in particular

enjoy the prospect of one-level living.

“Having that master on the main level

is a big plus for aging in place,” Bartlett

observes.

What’s more, while ranch homes have a

large footprint, they are generally smaller

in size. “Baby boomers are at an age where

they are selling their larger homes and

downsizing to smaller homes,” Ballard

explains. “And most want ranches because

they want to be able to stay in their home

forever.”

Young FamiliesAlso enjoying the lack of stairs are families

with young children, who don’t have to

worry about their toddlers taking a scary

spill down the steps. When everyone is

on one � oor, it’s easier to keep track of little ones. Of course,

it may seem that everyone will be on top of each other with

only one level of living space. On the contrary, Webb observes

that the traditional ranch layout is great for growing families.

“Sprawling ranch layouts that have rooms located down long

hallways can be much quieter than two-story homes,” he says.

“This is especially true when today’s two-story homes include

open foyers or great rooms with two-story cathedral ceilings.”

Furthermore, wide ranch homes tend to be found on wide,

spacious lots—which can be dif� cult to come by in metro

Atlanta these days. “Children really enjoy the larger lots,”

Bartlett says.

First-Time Homebuyers“You should consider a ranch home for your � rst home

purchase or your last home purchase,” Ballard states. Strictly

from an investment standpoint, a ranch home is an ideal

option for a � rst-time homeowner. “Many ranch homes offer

a lot of space for the money,” Webb says. “It’s a great choice

because the cost of living in a ranch home is much cheaper

than a two-story property. Overall expenses will be cheaper.”

For example, the cost of heating and cooling one level is

much less expensive than that of a two-story home. As

Bartlett concludes, “The ranch is a great place to start. Buy

it and adapt it to your needs over time, and you will have a

great investment.”

The Choice Is YoursOf course, you can always turn a ranch home into a two-

story dwelling should you choose to undertake a major

remodel. If this is your decision, Glazer recommends

ensuring that the foundation is strong and stable enough

to handle your vertical renovation plans. But if you take

a good look at what you have, you may want to stick with

the simple, no-frills layout of a ranch-style home. With the

ability to extend off of the main level and add any bells

and whistles you like to the interior décor, you can make

this once outdated style something truly modern and

spectacular. The choice is yours.

1 CUT THE NOODLES: Drop the

noodle down into your boots.

Using a Sharpie®, mark the

noodle at the top of the boot. Pull

the noodle out of the boot and

use a serrated knife to cut off the

excess foam along the line drawn.

2WRAP FABRIC: Lay fabric � at and place boot-sized

noodle on top. Just as if wrapping

a gift, cut enough fabric to wrap

the noodle. Leave a 1-inch overlap on

the long side and 3 inches on each end.

3TRIM FABRIC ENDS: Cut small

1-inch triangles along the short

edges of the fabric.

4GLUE FABRIC AROUND THE

NOODLE: Run a strip of hot

glue down the long edge of

the fabric and attach to the noodle. Roll the fabric

around the noodle, folding under the frayed edge.

Glue the fold down

overlapping the fabric.

5SECURE ENDS:

To � nish ends,

start by gluing

one triangle and tucking

it into the noodle hole.

Move clockwise to the

next triangle, pulling

fabric taut and tucking

into the hole as you glue

each down. Repeat steps on the other

end of the noodle.

6ATTACH RIBBON & BUTTON:

Cut a piece of ribbon about

6½ inches long. Glue one end

of the ribbon into the hole of your

noodle and top with a button.
