PURPOSE AND USE OF PROCESS INDUSTRY PRACTICES In an effort to minimize the cost of process industry facilities, this Practice has been prepared from the technical requirements in the existing standards of major industrial users, contractors, or standards organizations. By harmonizing these technical requirements into a single set of Practices, administrative, application, and engineering costs to both the purchaser and the manufacturer should be reduced. While this Practice is expected to incorporate the majority of requirements of most users, individual applications may involve requirements that will be appended to and take precedence over this Practice. Determinations concerning fitness for purpose and particular matters or application of the Practice to particular project or engineering situations should not be made solely on information contained in these materials. The use of trade names from time to time should not be viewed as an expression of preference but rather recognized as normal usage in the trade. 1. Introduction

1.1 Purpose This Practice provides the requirements for the supply of door hardware.

1.2 Scope This Practice describes the requirements for all material, fabrication, finishes, and delivery of hardware. This Practice is written without reference to specific manufacturers, brand names, or model numbers. Industry standards from the American National Standards Institute (ANSI) and Builders Hardware Manufacturers Association (BHMA) are used to specify performance and quality requirements for pieces of hardware.

Hardware for aluminum entrance doors or specialty doors is not included.

2. References

Applicable parts of the following Practices, industry codes and standards, and references shall be considered an integral part of this Practice. The edition in effect on the date of contract award shall be used, except as otherwise noted. Short titles will be used herein when appropriate.

3. Definitions

supplier: The party responsible for providing the hardware in accordance with the contract documents.

contract documents: Any and all documents, including codes, studies, design drawings, specifications, sketches, practices, and data sheets, that the purchaser or engineer of record has transmitted or otherwise communicated, either by incorporation or reference, and made part of the legal contract agreement or purchase order between the purchaser and the supplier

hardware: Appurtenant fixtures for doors

manufacturer: The party who produces and warrants the performance of the products, materials, and/or items provided in accordance with the contract documents. The products, materials, and/or items are manufactured in a controlled process using standard codes, specifications, tests and possibly include shop drawings to assist in proper application, installation and/or use. Unless otherwise noted, the term manufacturer shall apply also to the manufacturer’s subcontractor(s) and/or vendor(s).

purchaser: The party who awards the contract to the supplier. The purchaser may be the owner or the owner’s authorized agent.

4. Requirements

4.1 General 4.1.1 The extent of the hardware required is specified in the contract documents.

4.1.2 The hardware shall be coordinated with the requirements of the doors, frames, and related work to ensure proper size, thickness, hand function, and finish of the hardware.

4.1.3 Work specified in this Practice shall be coordinated with work specified in PIP ARS08111.

4.1.4 Federal Standards and Instructions of OSHA, including any additional requirements by state or local agencies that have jurisdiction where the doors and frames are to be installed, shall apply.

4.1.5 Hardware shall be in accordance with the design and construction requirements of ADA, particularly as defined in ADA Accessibility Guidelines (ADAAG).

4.2 Documentation 4.2.1 Manufacturer’s technical product data for each hardware item shall be

submitted to the purchaser with the quote.

4.2.2 Information necessary to show compliance of the hardware with the requirements of the contract documents shall be provided with the manufacturer’s technical product data.

4.2.3 Hardware Schedule A hardware schedule formatted in accordance with DHI Sequence and Format for the Hardware Schedule shall be provided as detailed below.

4.2.3.1 The hardware sets shall be cross-referenced to the door symbols indicated on the drawings and in the door schedule.

4.2.3.2 The checked hardware schedule shall be submitted to the purchaser for review and comment.

4.2.3.3 After receipt of the purchaser’s comments and two weeks before finalization of hardware purchase, the hardware schedule incorporating the purchaser’s comments shall be submitted to the purchaser for final acceptance and approval. Committing to final hardware purchase without a final purchaser-approved hardware schedule is not permitted.

4.2.3.4 In addition to the items required by the DHI Sequence and Format for the Hardware Schedule, the following information shall be provided with each hardware schedule submittal:

a. Name and manufacturer of each item

b. Catalog cuts

c. Fastenings and other pertinent information

d. Keying information

e. Explanation of all abbreviations, symbols, codes, etc., contained in the schedule

4.2.4 Hardware Samples 4.2.4.1 If required by the contract documents, one sample of each type of

exposed hardware unit shall be submitted to the purchaser for approval.

4.2.4.2 Samples shall be submitted with the initial hardware schedule submittal.

4.2.4.3 Committing to final hardware purchase without final purchaser approval of the samples is not permitted.

4.2.4.4 Each sample shall be finished as required and tagged with a full description for coordination with the hardware schedule.

4.2.4.5 Samples shall be returned to the supplier by the purchaser.

4.2.5 If required by the contract documents, installation instructions, maintenance recommendations, and parts lists for each type of hardware item shall be provided to assist the purchaser in maintenance of finish and operating parts.

4.3 Quality Assurance 4.3.1 Finish hardware for each opening shall be provided, which is in accordance

with the contract documents and applicable codes and provides intended service.

4.3.2 Each type of hardware (e.g., latch sets, lock sets, hinges, closers) shall be obtained from a single manufacturer if possible.

4.3.3 Hardware for fire-rated openings shall be provided in accordance with ANSI/NFPA 80 and local governing codes.

4.3.4 Only hardware that has been tested and listed by Underwriters Laboratories (UL) or Factory Mutual (FM) and that is clearly labeled with a factory-applied stamp of an authorized testing agency shall be provided.

4.3.5 The finish shall be free of blemishes and defects.

4.3.6 The hardware shall properly operate.

4.3.7 Defective pieces shall be rejected even if installed before the defect was discovered.

4.3.8 A written, one-year guarantee covering all materials and labor shall be provided to the purchaser. The guarantee shall include the following provisions:

a. Repair or replacement of materials and systems that were defective before installation

b. Repair or replacement of materials and systems that fail during and within 1 year after installation because of defective materials, fabrication, or hardware finish

c. Repair or replacement of related materials and systems that were damaged as a result of the aforementioned defective or failed material, fabrication or hardware finish

4.4 Delivery, Storage, and Handling 4.4.1 The finish hardware shall be delivered early enough to allow for proper

inspection before installation.

4.4.2 The hardware shall be furnished complete with parts necessary for fitting, securing, and adjusting for proper operation.

4.4.3 The correct number and size of fasteners (of proper material corresponding with members to be fastened) shall be furnished with each piece of hardware.

4.4.4 The finish hardware shall be properly wrapped in separate packages, complete with trimmings, screws, fasteners, and necessary accessories for each door or opening.

4.4.5 Each package shall be distinctly labeled and numbered for each door or opening.

4.4.6 Hardware mounting templates and instructions for proper preparation of the doors and frames to receive the approved door hardware shall be delivered with the door hardware.

4.5 Products 4.5.1 Materials

4.5.1.1 Screws and Fasteners

1. All screws and fasteners required for fastening of parts shall be provided.

2. Exposed finish of screws shall match the finish of the parts.

3. Machine screws shall be provided to attach the templates as specified in Section 4.4.6.

4. Self-tapping sheet metal screws and hardware that require self-tapping sheet metal screws shall not be permitted.

5. Unless otherwise specified, Phillips flathead screws shall be used.

4.5.1.2 Butts and Hinges

1. Butts and hinges shall comply with the requirements of ANSI/BHMA A156.1. Exterior doors shall be Grade 1 and interior doors shall be Grade 2 (minimum).

2. Three hinges shall be provided for doors up to 90 inches (2,300 mm) in height.

3. One additional hinge shall be provided for each 18 inches (450 mm) of additional door height above 90 inches (2,300 mm).

4. For external doors, the hinge material and sizes shall be as follows:

a. 1-3/4" (43 mm) thick door with 3' 0" (900 mm) maximum width: stainless steel, 4-1/2" x 4-1/2" (112 mm x 112 mm) hinges

b. 1-3/4" (43 mm) thick door, greater than 3' 0" (900 mm) wide and 4' 0" (1,200 mm) maximum width: stainless steel, 5" x 4-1/2" (125 mm x 112 mm) hinges

c. 1-3/4" (43 mm) thick door, greater than 4' 0" (1,200 mm) width, 230 lbs (104 kg) maximum weight: stainless steel, 6" x 4-1/2" (150 mm x 125 mm) hinges

5. For interior doors, the hinge material and sizes shall be as follows:

a. 1-3/4" (43 mm) thick door with up to 3' 0" (900 mm) maximum width: wrought steel, 4-1/2" x 4-1/2" (125 mm x 125 mm), satin chrome hinges

b. 1-3/4" (43 mm) thick door, greater than 3' 0" (900 mm) wide and 4' 0" (1,200 mm) maximum width: wrought steel, 5" x 4-1/2" (125 mm x 112 mm), satin chrome hinges

6. Unless otherwise specified, hinge pins shall be provided as follows:

a. Out-swing exterior doors: nonremovable pins (NRP)

b. Out-swing corridor doors with locks: NRP

c. Interior doors: nonrising pins

d. Tips: flat button and matching plug, finished to match leaves

7. For a given set of hinges, the weight of the door shall not be greater than the hinge manufacturer’s limit.

4.5.1.3 Locks and Latches

1. Locks and latches shall be in accordance with UL requirements for fire-rated openings, building code egress requirements, and ADA accessibility requirements.

2. Lever handles shall be provided for buildings that are listed as “public” or “commercial” accommodations in accordance with ADAAG.

3. Cylindrical Locks and Latches

a. Cylindrical locks and latches shall meet the requirements of ANSI/BHMA A156.2, Series 4000, Grade 1 bored locks and latches with 1/2-inch (12 mm) minimum latch bolt projection on single door and 5/8-inch (16 mm) minimum projection on pairs of doors.

b. Cylinders shall have six-pin tumblers.

4. Mortise Locks and Latches

a. Mortise locks and latches shall meet the requirements of ANSI/BHMA A156.13, Series 1000 Grade 1 with 3/4-inch

(18 mm) minimum latch bolt throw and 1-inch (25 mm) minimum dead bolt throw.

b. Cylinders shall have six-pin tumblers.

5. Auxiliary Locks

a. Auxiliary locks shall meet the requirements of ANSI/BHMA A.156.5.

b. Bored auxiliary dead locks shall be Grade 1 with 1-inch (25 mm) minimum dead bolt throw.

c. Mortise dead locks shall be Grade 1 with 1-inch (25 mm) minimum dead bolt throw.

d. Rim locks shall be Grade 1 or 2 with 1-inch (25 mm) minimum dead bolt throw.

e. Cylinders shall have five-pin tumblers.

6. Construction Master Keys

a. Cylinders shall be provided with a feature that permits voiding of construction keys without cylinder removal.

b. Construction master keys shall be provided as required. 4.5.1.4 Door Controls

1. Closures shall meet the requirements of ANSI/BHMA A156.4, Grade 1.

a. Closures shall be overhead surface-mounted,with back check feature, sized to match door operation in accordance with manufacturer’s recommendations.

b. Hold-open arms shall be provided if shown in the contract documents.

c. Unless otherwise specified, parallel arms shall be provided.

d. Brackets shall be provided if required to accommodate the closure function.

2. Overhead Stops and Holders

a. If shown in the contract documents, each exterior door that opens out shall be provided with an overhead stop and holder.

b. Overhead stops and holders shall meet the requirements of ANSI/BHMA A156.8, Grade 1.

3. Closure Holder Release Devices

a. A closure holder release device shall be provided for each door in a firewall.

b. The device shall be UL-approved and meet the requirements of ANSI/BHMA A156.15.

c. The device shall be integrated into a device that combines door closing, magnetic holding, and smoke detectors into a single unit. It shall be smoke-activated (magnetic) and be designed so that it is normally in the open position, but automatically closes under fire conditions.

4.5.1.5 Exit Devices

1. Exit Devices shall meet the requirements of ANSI/BHMA A156.3, Grade 2, unless otherwise specified.

2. Nonlabeled doors shall be provided with a lock-down feature.

3. Doors wider than 36 inches (900 mm) shall be provided with crossbars in stainless steel material with reinforcement (Grade 1 in mortise, rim, or surface-mounted designs).

4.5.1.6 Door Bolts

1. Door bolts shall meet the requirements of ANSI/BHMA A156.16 and be surface or mortise (flush) with manual, self-latching, or automatic operation as specified in the contract documents.

2. Bottom-flush bolts shall be provided with dust-proof strikes.

3. Bolts shall be provided complete with wear plates, shims, and strike plates.

4. Bolts shall be Grade 1, in accordance with ANSI/BHMA A156.16 tests for door bolts.

4.5.1.7 Architectural Door Trim (ANSI/BHMA A156.6)

1. Unless otherwise specified in the contract documents, kick plates shall be 0.050-inch (1.25 mm) thick by 10-inches (250 mm) high by 2-inches (50 mm) less than the door width. Kick plates shall be used on push sides of doors with moderate to heavy traffic.

2. Push plates shall be Type J301.

3. Door pull plates shall be Type J407 and the same size as push plates.

4. The plate manufacturer’s standard exposed fasteners shall be provided for installation.

5. Fasteners shall be through-bolted for matched installation on both sides of the door.

6. Push/pull plates shall not be permitted on fire-rated doors.

7. Push/pull plates shall be provided on all nonfire-rated doors that are not provided with locks, latch sets, or miscellaneous dead bolts.

4.5.1.8 Thresholds

1. Thresholds shall be in accordance with ANSI/BHMA A156.21.

2. Thresholds for out-swinging doors shall be provided with an interlocking lip and with a hook on the bottom edge of the door to act as a weather bar.

3. Thresholds shall be either extruded or cast aluminum. 4.5.1.9 Auxiliary Hardware (ANSI/BHMA A156.16)

1. Auxiliary hardware shall include door stops, door holders, door silencers, and astragals.

2. All auxiliary hardware shall be Grade 1.

3. Three silencers shall be provided for each door unless gaskets or other weather seals are provided.

4. One wall stop (preferred) or one floor stop shall be provided for each door.

5. Exterior double doors shall have an astragal or removable mullion.

6. Pairs of doors that open in the same direction and that have an astragal shall be provided with a door coordinator.

7. A coordinator shall be provided if door bolts are used on pairs of doors with an astragal and the inactive leaf has an exit device.

8. A roller-type stop shall be provided if the swinging of two doors through the same area may cause damage to either door.

4.5.1.10 Fire-rated Hardware

1. All hardware for doors in firewalls shall be fire-rated and be provided with a UL label.

2. Only qualified companies listed in the UL Building Materials Directory, UL-Qualified Companies for Door Hardware, shall provide fire-rated hardware.

4.5.2 Finishes (ANSI/BHMA A156.18) 4.5.2.1 The designations used in the contract documents to specify the

hardware finishes are those listed in ANSI/BHMA A156.18.

4.5.2.2 The quality of finishes, including thickness of plating or coating (if any), composition, and other qualities shall be in accordance with the manufacturer’s standards but shall not be less than specified by referenced standards for the applicable units of the hardware. Hinges for exterior doors shall be “satin chrome” unless otherwise specified.

4.5.2.3 The finish of every hardware unit, including fasteners, at each door or opening shall be matched to the greatest extent possible.

4.5.3 Keying (ANSI/BHMA A156.28) 4.5.3.1 Keying shall be in accordance with ANSI/BHMA A156.28.

4.5.3.2 The number of keys shall be as specified in the contract documents.

4.5.3.3 For additions to existing projects, a keying system shall be integrated into the existing system as specified in the contract documents.

4.5.3.4 Unless otherwise specified in the contract documents, the keying system shall include a master key that opens all locks.

4.5.4 Weather Stripping (ANSI/BHMA A156.22) 4.5.4.1 Continuous weather stripping with noncorrosive fasteners shall be

provided on all exterior doors and on interior doors if specified in the contract documents.

4.5.4.2 Special sealing for safe havens shall be as specified by the contract documents.

4.5.4.3 Weather stripping shall be extruded aluminum with a natural-anodized finish. The minimum thickness of the main walls and flanges shall be 0.062 inch (1.5 mm).

4.5.4.4 Weatherstripping shall be fully adjustable with either vinyl or neoprene/epdm inserts, or as specified by the contract documents.

4.5.5 Key Cabinet A wall-mounted key cabinet control system, if required by the contract documents, shall be in accordance with GSA A-A-2547.
