Question & Answer Q: I am working with a buyer and the lender said we could not close escrow as scheduled due to the signing of the CD??? What is that? Closing Disclosure… in accordance with lending rules and regulations, the buyer MUST sign the closing disclosure 3 full days prior to signing the loan documents. This is calendar days and includes weekends and holidays just like our contract… Example: Close of escrow is on a Friday… the buyer must sign the CD by Tuesday. Q: I have a listing coming up and the seller needs about a week to clean and get ready. Can I put a yard sign up with property flyers and a “coming soon” sign rider???

YES BUT… the NAR is now enforcing the “Clear Cooperation Policy” which states the listing MUST be “available” for cooperating agents within 24 hours of marketing the listing to the public.

This means you can enter the listing

on ARMLS as “delayed” status and you are in compliance. If you have questions… please ask!! I am available to answer your questions!!! That’s my job as your broker… so please, just ask!
