Direct Data Feed to Zillow Group

Page 1

The last 12 months have seen dramatic changes regarding MLS data and the portals (websites) to which we send listing data. Newscorp purchased Move Inc - the controlling entity of Realtor.com and the owner of ListHub, our current syndication vendor.

Earlier this year, Zillow severed ties with ListHub and acquired Trulia to form the Zillow Group. In response, ListHub announced it would no longer provide MLS data to Trulia effective March 12. The courts ruled to extend the data share through April 7th, 2015, when ListHub would no long-er syndicate to Zillow. Some brokers in this MLS are part of a franchise, data aggregator, or who have direct feeds established with vendors outside of ListHub. They would not be affected, howev-er approximately 50% of remaining listings would no longer appear on Zillow, Trulia, or Yahoo.com without a new agreement.

Our MLS Board hired consultant Kevin McQueen who helped us create a syndication strategy that is on par with other progressive MLS's around the country. We concluded brokers need to be in control of their listing data and determine their own syndication strategy. We hired the legal ser-vices of Larson & Skinner to negotiate data agreements with the largest four platforms; Real-tor.com, Trulia.com, Zillow.com, and Homes.com. This accomplishes several things:

Existing data agreements, 10+ yrs old needed updating

We have more leverage to negotiate as a group than an individual broker

The data is a direct feed and eliminates many errors and manual inputs

Alleviates the need for individual contracts between the broker and each vendor, saving staff

time and paperwork

Provides a syndication “Opt –In tool; the MLS provides a “Syndication” data field allowing bro-

kers to pick/choose where you want your data to go

Our job as an MLS is not to choose how to market your listing data, but to provide you with efficient tools to help you accomplish a syndication strategy.

The MLS Board and Board of Directors met and approved the contract with the Zillow Group last week and have begun implementation of the syndication field. We appreciate the hard work of our board members, CoreLogic, and hired consultants who assisted us in this endeavor. We are cur-rently negotiating with Realtor.com and Homes.com, and will be investigating the benefits of ListHub versus direct syndication using our MLS input fields. I am happy to entertain any questions that I am qualified to answer. You may contact me at [email protected]. Have a prosperous 2015!

Addition to Association Staff!

W elcome Kim! RANWW is pleased to welcome Kim Fisher to the Association staff as a part-time administrative

assistant! Kim joined us on March 23rd, working Monday - Friday from 10am - 2pm. She will be assisting with

the MLS, Association, member service and the lockbox system. Kim moved to the Chippewa Valley about two years

ago when her spouse took a job in Chippewa Falls, and originally hails from Mount Horeb, WI. Kim was a travel consult-

ant for 16 years, concentrating on corporate travel for businesses. Most recently she worked in a financial institution as

a bank teller. When not at work, Kim has two teenage daughters who keep her busy. In addition to a family move, they

have been busy doing a full remodel on their cabin in Tomahawk . The remodel is finally

done, and they are looking forward to a fun summer at the cabin with family and friends!

Please take a moment and welcome Kim to the Association. We are really excited to have

her with us!

MLS POLICY UPDATE—CONDITION REPORTS, EXTERIOR PHOTOS

As you may know, Zillow finalized its acquisition of Trulia the week of Feb 16. That acquisition ends the

ListHub agreement with Trulia. Consequently, listing data can no longer be provided to Trulia through the

ListHub platform.

Effective April 7, Zillow will no longer have a contract to receive listings from ListHub. ListHub states,

“...if you do not wish to continue providing your listings to Zillow, no further action is required. If you do wish to continue providing

your listings to the Zillow network (now including Trulia) after April 7, you will be required to make arrangements to send your list-

ings to Zillow directly.

PLEASE BE ADVISED the MLS has AGREED to a DIRECT DATA FEED to

Zillow Group that includes Trulia. We hope to have that feed in place by

April 7. Watch for further updates in newsletters, emails, and MLS mes-

sages.

MARK YOUR CALENDAR! MLS Conversion Jan-Feb, 2016.

Watch this newsletter, MLS Message of the Day, Facebook, Twitter

and emails for further information as the time approaches!

DO YOU KNOW WHERE YOUR LISTING DATA GOES? ListHub is reaching out to brokers through a new Broker Awareness email notification. This monthly email will be sent to broker customers who are using ListHub to distribute their listings online, at no cost! View this VIDEO to learn more about this email notification.

PROPERTY CONDITION REPORTS are no longer required to be entered into the MLS within 3 days of the listing data. However, mem-

bers are encouraged, as Best Practice and as a courtesy and convenience to cooperating brokers, to influence sellers to complete a condition

report as part of the listing process.

HOME’S EXTERIOR PHOTO REQUIRED FOR ALL RESIDENTIAL SINGLE FAMILY AND MULTI-FAMILY (2,3,4 fami-

ly) UNITS, a photo of the home’s exterior (not a GIS or aerial view) must be entered within 3 days of the listing data. Fines for no

photo or residential/multi-family units within 3 days are $100.00 for the first day after the 3-day reporting rule; $200 after the 10th day following the 3-

day reporting rule.

IDX vs SYNDICATION

Property is Listed

Syndication Broker creates ListHub ac-

count; selects sites to display

listings

Property is entered

in MLS

Difference Between IDX and Syndication IDX and listing syndication often get confused. Both involve distributing and exposing listings

online. They are different in one key aspect - IDX facilitates brokers advertising each other’s

listings, Syndication is strictly limited to a broker advertising their own listings.

WHAT IS YOUR TECHNOLOGY STRATEGY?

Brokers, what is your technology strategy? Is it a large portion of your

operating budget or is it something you’ve been thinking about but have

not yet implemented?

NAR thinks technology is such an important topic that it will focus one of

its three Broker Summits on technology, August 18-19 in Seattle.

GOOGLE TRANSLATE The Translate app already lets you use camera mode to snap a photo of text and get a trans-lation. Just point your camera at a sign or text and the translated text overlays on the screen - even if you don't have an internet or data connection. Tap the mic to get into voice translation mode, tap the mic again, and the Google Translate app will automatically rec-ognize which of the two languages are being spoken. https://www.youtube.com/watch?v=h6HyF33JupE

THINK DIRTY® is the easiest way to learn about the potentially toxic ingredients in cosmetics and personal care prod-

ucts. Just scan the product barcode and Think Dirty gives easy-to-understand info on the product, its ingredients, and

shop cleaner options! Note: As of this writing this app is only available in the App store; it is in beta-testing in Google’s

Playstore.

INRIX Traffic app can help plan the route in ways GPS can't. To access the app’s more advanced route-planning services

there’s a $24.99 to upgrade to INRIX Traffic premium, but the basic FREE app gives a wealth of traffic information for daily

commutes or just a trip across town.

The FREE version includes: Incidents: A list of traffic events, updated via the Internet, which may affect the route you plan to take. These include accidents, crowds at major sporting events, convention traffic and other tie-ups reported by members of the INRIX Traffic community. Comparative Traffic: A map of the local area with traffic density marked out in color-coded lines that tell you which routes have light traffic and which routes are bumper to bumper. Predictions: A timeline that allows you to project traffic for the 15-minute interval during which you plan to be traveling. https://www.youtube.com/watch?v=hr5l0Y15W5w

NWW MLS MOBILE APP

Are you using the NWWMLS mobile app (search App Store or

Playstore for NWWMLS)? If so, are you taking advantage of the

Home Assist feature? Home Assist allows agents to view clients

that installed the NWWMLS app, send messages, share homes

and view client favorites all within the app! Once agents share this

app, clients appear within the client tab. The more the app is

shared, the longer the client list.

Messages allows clients to chat with their agent within the app,

share a listing and begin building a favorites list that agents can

see. Clients will only see the Messages tab illustrated below. Test

it out today!
