CONFORMANCE OF PROPERTY TO NEIGHBORHOODThe subject's architecture, condition, current use, and quality of construction are typical and conform to the majority of the properties within thesubject's neighborhood.

SALES COMPARISON APPROACHComps 4,5&7 have been adjusted for superior locations and are located in an area with good appal due to higher market sales prices ( Mt Helix). Dueto the recent increase in value in the subject's market area. A timing adjustment of 1% a month, since the contract date has been used for comps1,3,4&5. No timing adjustment is warrented for comp 2 , due to it's recent sales date. The individual, net and/or gross adjustments made tocomparables 4 and 5 exceed standard guidelines and are the result of the large timing and location adjustments. These adjustments are warranted toappropriately account for the market's reaction to variances in these amenities and are due to the lack of more similar and recent comparables. Whileno one comparable is an ideal comparable nor possesses the exact combination of amenities of the subject, all of the comparables have varyingattributes that bracket all of the subject's significant characteristics and provide an adequate representation of market perceptions to theseamenities. Comp 3 has been adjusted for inferior lot utility, while Comps 4&5 have superior lot utilities. Comps 3&4 have superior view amenities,while Comps 6&7 have inferior view amenities.
