Are Bank Valuations Lower Than Market Value?

This is a common misconception amongst home owners. Over the years, there has been a change in the way in which bank valuations are conducted and/or estimated.

In the past we would normally take a bank valuation as an indicator of what our home would sell for at a “Fire Sale” price, however this is not the case anymore.

Bank Valuations Are Required To:

u Be an accurate indicator of what your home is worth in today’s market

u Be well researched and include comparable sales in your suburb

u Stand up if questioned by other banks or governing authorities

Can Bank Valuations Be Higher Than Market Sales Prices?Yes, they can. Bank valuations are well researched appraisal prices of your home, but they do not take into account supply and demand at the time your home is listed for sale, changes in suburb preferences or desirability.

They also don’t take into account the emotion that comes with buying a home. Our best advice is to use any valuations as a guide only and listen closely to your agent and buyers’ feedback in regards to the correct and current pricing of your home.
