    Plot sizes shall be as given below.

    300 Sq. Yards

    400 Sq. Yards.

    500 Sq. Yards.

    Corner Plots will be more in size.

    All plots will be in rectangular shape.

    Plots will be leveled, closer to the road level.

    Further the development in the community after the initial sale by Developer, is governed by the bye - laws of the Community

    Price List, Terms & Conditions, w.e.f. 20.05.2013

    1) Cost of each Sq. Yard will be West Rs.10,000/- & East

    Rs.10,500/ (Pre Launch offer, valid till may 31st

    2013 only)

    2) All corner plots - each Sq. Yard would cost Rs.500/- more than the

    regular Price per Sq.Yard.

    3) All North East Corner plots - each Sq. Yard would cost Rs.2000/-

    more than the regular Price per Sq.Yard.

    4) Club Admission fee of Rs.1,50,000/- (Non Refundable) to be paid

    along with last installment.

    5) Vat, Service Tax and other levies if any shall be extra on the given

    prices.

    6) In addition, Corpus Fund of Rs. 1,00,000/- per plot shall be extra.

    7) Development on similar lines as Aparna Palm Groove & Aparna

    Palm Springs, Aparnas previous HUDA approved Communities.

    8) All plots holders would be eligible for a Private Club House

    Membership to be developed by the Developer adjacent to the

    housing plot layout. This club will have extensive/all facilities and

    will be a Private Entity.

  • PAYMENT TERMS / SCHEDULE

    1) 20% of the total cost against booking.

    2) Balance 80% in 4 equated monthly installments on obtaining necessary approvals

    from concerned authorities (not linked to Development Activity).

    3) In case of Bank Loan, Margin Money depending on the loan component shall be

    paid before execution of Agreement of Sale (AOS).

    4) After AOS is done, Bank shall disburse the money in full to the Developer for

    execution of Sale Deed.

    5) In case the client clears the total payment, earlier than 4 months, he will be given

    discount / credit for the money received in advance 15% per annum shall be

    interest taken as basis for working out discount.

    6) Vat & Service Tax shall be paid along with the every installment.

    7) Corpus Fund Shall be paid along with the last installment.

    8) Registration will be done only after receipt of 100% payment including amount

    for Taxes, registration, corpus fund and maintenance charges.

    9) A maintenance fee of Rs. 50/- per Sq Yard per anum shall be paid along with the

    Corpus Fund which will be used for general up-keep of the community which

    includes Security, Maintenance of Landscape and other green areas, general

    cleaning etc.

    10) Any late payment beyond 15 days from due date shall attract 24% per annum as

    penalty. Such penalties are mandatory and will not be waived / ignored.

    11) Booking of plot will be cancelled if client does not pay as per schedule. He / she

    will be given a notice of 30 days, with three reminders before cancelling. 10% of

    the total cost of the plot shall be deducted towards cancellation charges and

    balance, if any shall be returned to client after completion of the project or on

    finding an alternative purchaser, that too on receipt of 100% amount of unit

    value.

  • 12) Post dated cheques to be given for the balance installments as stated

    in clause (2) above. These cheques will be utilized only on prior

    intimation and on obtaining your consent.

    13) Project Status: Preliminary work on ground will be commenced

    shortly. Necessary approvals will be in place in 4-5 months. In case of

    cancellation due to delay in obtaining approvals from concerned

    authority as mentioned herein, we shall refund the advance paid with

    an interest @ 12% p.a. In case, client cancels on his own before

    obtaining the approvals within the said period, the advance paid will

    be refunded on deducting the cancellation charges @ 10% on Unit

    value.

    14) This is booking only but not an allotment of plot. The allotment of plot

    will be done on priority under FIFO basis.
