Foreword For the last few years, when we’ve been planning programmes for the Annual Housing Conference, we’ve been anticipating the impact and preparing ourselves for the austerity measures, cuts to public services and changes to welfare reform. We’re now starting to see the impact of these measures. However, this conference is not focusing on what’s being done to us, but more importantly focusing on what we can and are doing for ourselves, our sector, our tenants and communities.
Never has there been a more important time to re-
affirm existing relationships such as those with
Welsh Government and local government, but also
to seek new relationships and find new approaches.
During these two days we will be challenging
ourselves as well as our partners to collaborate to
increase the supply of homes, create new integrated
care models, overcome digital exclusion, create
local jobs and to be the sector that leads the way in
delivering sustainable services. Join the debate to
show that we are seeking to ‘think differently and
do differently’.

@TonyStacey Tony Stacey was voted in the top 20
for the ’50 Power Players in Housing’ 2012. At the helm of SYHA since 1995, Tony plays a key role in representing community-based housing associations on the national stage in his role as chair of the PlaceShapers Group. His is, according to one of those who voted for him, ‘an influential and distinctive’ voice. Tony will share his thoughts and experiences on how the rent regime and affordable rents are impacting SYHA and their plans for the future to safeguard this business and tenants.

Learn about the way in which the implementation of the Regulatory Framework will be improved i.e. a risk based approach to future regulatory assessments and financial viability judgements; sector risks; relationship management/regulatory engagement and co-regulation; self-assessments and delivery outcomes/demonstration points.
2 Building Enterprise – Prioritising social enterprise to support community regeneration Bute (limited space available)Anthony Hearn, Building Enterprise @AdeiladuMenter
Building Enterprise is aiming to maximise the regeneration benefit from an annual Welsh RSL spend of almost £500m by supporting the development of social enterprise models for the sector.
3 Digital Inclusion - Landlord Digital Projects VictoriaMerthyr Valleys Homes and CHC @MerthyrVH
With the upcoming introduction of Universal Credit and the increasing benefits of using the Internet, ‘digital inclusion’ is high up on the social housing agenda. Affordable access is a key barrier to digital inclusion which Merthyr Valleys Homes is looking to overcome on its Gellideg estate through the ‘Digital Merthyr’ pilot project. Based on a model used in Catalonia, Merthyr Valleys Homes will prototype the design, installation and development of their own community-led network – moving from LAN, to WAN then WWW enabled, with a view to scaling to more than 4,000 homes. This session will explore the experiences encountered during the pilot project and the potential of the model to be replicated throughout Wales.
4 Managing your reputation in a crisis FriaryMagnus Carter, Consultant @MagnusCarter1
Magnus is a crisis communications consultant. This session looks at how and why a crisis can damage reputation and how crucial this can be to an organisation’s future. The session will suggest ways of identifying and managing risk issues to avoid crisis, and how to harness the power of media and social media to turn danger into opportunity. There will be specific and clear advice about what to do and say when things go wrong. The session will draw on several recent and historic case studies.

Anne and Simon discuss the recently completed research on the role of housing associations in supporting Local Authorities in the delivery of their Homelessness function, and the opportunity for greater collaboration in light of the provisions contained within the Housing Bill.

Sian’s session will focus on anti poverty, welfare reform and impacts on tenants and associations.

Kevin is a self-made multi-millionaire and social entrepreneur. He is one of the UK’s largest residential property landlords and a multi-business owner. The 49-year-old dyslexic, who featured on Channel 4’s Secret Millionaire, was homeless in 1984. Today his property portfolio runs into the hundreds. He has a wealth of experience in the property investment world and heads a number of successful companies and other non-property related businesses. Kevin will share the work he has done with Shelter, the Wallich and credit unions. Are there lessons that RSLs can learn from private sector landlords, and what have private sector landlords learnt from RSLs?

There are social and economic benefits of greater investment in housing and support services, and it is vital that housing is seen as an integral part of the health and care jigsaw in Wales. The views collected from this interactive session will inform the development of a new Housing, Health and Care network co-ordinated by CHC.
Fringe Session run by Shelter Cymru Bute Janet Loudon, Head of Operations and Rhiannon Price, Senior Solicitor, Shelter Cymru @Shelter_CymruShelter Cymru provide independent advice services and projects across Wales, working in partnership with many RSLs across a range of activities. This session will offer an opportunity to understand and discuss the work of our housing services and how relationships can be improved to serve the best interests of our mutual users, while still recognising the distinct roles of RSLs and independent housing advice.
