Whatever the future holds Newydd’s visionwill be the same, to provide affordable homesand support sustainable communities withexcellent services to tenants and customers.It is also important that the way we deliverservices is consistent and to achieve this wehave kept our values, these are transparency,sustainability, equality and excellence. Youcan view key elements of our Corporate Planfor 2016-2021 on pages 12 to 15.

Despite the uncertainty Newydd is in goodshape. Our governance is in order and wecomply with the housing sector’s Code ofGovernance. The Welsh Government hasconfirmed we are financially strong by awardingus with a straight pass in its annual financialviability judgement. We also reached 13thplace in The Sunday Times Best CompaniesTo Work For 2016 list, providing a foundationto deliver better services and more homes.

The Board looks forward to working withtenants to deliver our aims over the next fiveyears. I would like to thank tenants, staff,partners and fellow Board members for theirhard work and commitment as we face thefuture.

Finally, I must thank Lyn Bond (above right)who has taken on the role of Chair whilst Ihave been on maternity leave, I am gratefulfor her support and enthusiasm.

Cwrt Col-Huw, our new housingdevelopment at the site of the oldRoyal Mail sorting office in LlantwitMajor, was praised at the launchevent on the 5th of July.

Councillor Gwyn John, Cabinet Member atthe Vale of Glamorgan Council, said, “CwrtCol-Huw proves that the partnershipbetween the Vale of Glamorgan Council,Welsh Government and Newydd, the hardwork put in by all parties, brought thisscheme to fruition. It is a footprint for futuredevelopments.”

Completed in April, it has provided 13 twobedroom and 5 one bedroom apartmentsfor rent to local people.

Mrs Jean Price lives in an apartment on thesecond floor with her husband, she said,“With a view of the sea and so close to thecentre of town and local facilities, our homeis impressive. Even though we have lived inthe Vale for 35 years we never thought we’dget a new property like this.”

New Llantwit Major housingpraised by Councillor

Work has started on a £3.5 millionhousing development in Barry that willoffer 30 new homes to local people.

These brand new apartments are beingbuilt on the site of the former adult trainingcentre, by contractors Pegasus Developmentand Greenwich Communities for Newydd andin partnership with the Vale of GlamorganCouncil and the Welsh Government.

This new development will offer 24 onebedroom and 6 two bedroom apartmentsfor affordable rent. Of these apartmentsthree will be adapted properties for peoplewith mobility issues.

As part of the development, apprenticeshipopportunities will be available to local peopleand contributions of £68,000 will be spenton public open space as well as £30,000 onimproving transport options for the area.

Our independent living schemesare designed for people aged 55and above who wish to retaintheir independence.

Newydd owns and manages ten schemesfor older people in Rhondda Cynon Taffand the Vale of Glamorgan. Some of theseschemes have an on-site IndependentLiving Officer who ensures that tenantshave access to the best advice, support,services and accommodation possible. Theyalso arrange social activities too, from daytrips to art classes to competitions withother schemes, there is always an opportunityfor tenants to get involved and socialise.

Our independent living schemes areequipped with emergency pull cords thatare linked to a call centre manned 24 hoursa day. Some schemes also have a door entrysystem for additional piece of mind.

We are looking for volunteers to becomeEstate Ambassadors. Tenants know theirhomes and communities better than anyoneelse, and with your insight and involvementcomes the ability to make a huge contributionto the areas in which you live.

By volunteering as an Estate Ambassadoryou will represent your street, estate orscheme. You will work closely with housingofficers, Newydd staff and partner agenciesto highlight and influence neededimprovements, point out any potentialhazards and help resolve community issues,like fly tipping and anti-social behaviour.

We now have a:• revised policy and procedure to

incorporate new legislation • leaflet and video explaining the anti-

social behaviour process• database which provides unique

reference numbers • customer feedback card • report written by the Tenant Scrutiny

Group suggesting improvements• Anti-Social Behaviour Champion on the

We work closely with the police and localauthorities to try and resolve anti-socialbehaviour. The biggest challenge has beenmaking tenants aware of the way anti-socialbehaviour is dealt with and resolved.

Remember:1. We need your help. It’s difficult to resolve

ASB without help from those sufferingfrom it. Victims need to tell us and thepolice

2. Call the police. Dial 101 or 999 in anemergency

3. Record all incidents. Tell us what’shappening, including dates and times.

Pop-up kitchens were held at three ofour independent living schemes inMay and June. Not only were thecooking workshops free to attend, butso were the ingredients.

The ‘Food and Friends’ project aims to reducesocial isolation, break down barriers to learning,teach new nutritious recipes and introduceparticipants to new learning opportunities.

A Housing Innovation Grant from the Learningand Work Institute and a Newydd GAP Granthave helped fund the ‘Food and Friends’ project.The sessions allowed tenants with mobilityproblems, sight loss and low confidence to learnin a fun and relaxed environment.

Ann Anthony, who suffers from Alzheimer’s,said, “I haven’t cooked for years as I forget what Ineed to do. This has been lovely as I have hadhelp from staff and friends to do the simpletasks I have trouble with.”

Free digital drop-in sessionshave now been launched acrossRhondda Cynon Taff to encouragethe community to get online.

These free sessions can help you withanything from basic computer skills toonline banking and social media, youcan learn whatever you want to! Youdo not need to own a computer andyou don’t need to book.

This project has been developed byNewydd, RCT Council, CommunitiesFirst, RCT libraries, Digital CommunitiesWales, Rhondda Housing Associationand Trivallis (formerly RCT homes).

Every Tuesday young people from Rhydyfelinvolunteer their time to transform old woodenmaterials and pallets into benches andflower boxes. These are sold to tenants andother community projects, including theSustaining Life project who gave them £150for the items they made.

Leader of the project, Sam Holt fromEggseeds, said, “The young volunteers haveworked incredibly hard over the last fewmonths to build benches and raised bedflower boxes for the community. It has beenan incredible journey for everyone involvedand I’m glad I was able to help facilitate it.”

Since April the project has worked withmore than 55 young people from Newydd,Hafod Housing, Trivallis (formerly RCTHomes) and RCT Council.

Being diagnosed with sight loss can beoverwhelming. There may be times whenthings feel tough, but RNIB can help.

Newydd’s hapi project (healthy, aspiring,prosperous and inclusive) is a 2 year healthand wellbeing project funded by the BigLottery People and Places Fund.

It aims to empower people in Rhydyfelin,Hawthorn and surrounding areas to makepositive health choices.

Since hapi began last summer, over 525people have taken part and 11 volunteershave accumulated 255 hours of volunteering byrunning coffee mornings, cooking classesand assisting with events.

Weekly activities include: • Get Cooking where people learn to

prepare healthy, affordable meals• confidence building, counselling and

coping with anxiety sessions• sport and physical activities, including a

walking group • working with Stop Smoking Wales, 4

people stopped smoking betweenFebruary and May 2016.

Anti-social behaviour

We have seen a reduction in the number of complaints, the majority refer to noise nuisance,pets, fly tipping and disruptive visitors. Tenants play a key part in the management of anti-social behaviour, eviction isn’t the only option. Complainants are expected to help byrecording incidents, taking part in mediation and reporting incidents to the police. Withoutthis we may not be able to take further action. This year we also obtained injunctions andresolved complaints by serving a tenancy caution or through mediation.

Due to a long period of wet weather there has been an increase in roof repairs, affectingour contractor’s ability to resolve a large number of these on time. ASW, our maincontractor, has now solved this situation. We have extended our agreement with heatingcontractor Westward Energy Service Ltd for a further 3 years as a result of the good serviceprovided. In the future Newydd will look at expanding our direct labour operation tocomplete more responsive repairs and offer a planned maintenance service.

Independent Auditor’s Opinion

Service charges increased by £65,000 in theyear, the second year of increase after twoyears of falling service charges. Anadditional £80,000 of grants has been

invested in community projects. The increasein rental income has allowed us to continueto invest in our existing and new homes.

We borrowed £4,860,000 last year andreceived almost £4,000,000 in grant fundingwhich we used to complete 107 new homes

and are committed to building a further 93new homes by 2018. We continue to invest£2,000,000 a year on improving existing homes.
