Penrhos Works is located approximately 1 mile south east of Holyhead town centre on the east side of Holy Island on the Isle of Anglesey in North Wales. It is situated some 25 miles west of Bangor, and 85 miles west of Chester. The cities of Liverpool (95 miles to the east), Manchester (120 miles to the east) and Birmingham (175 miles to the south east) are easily accessible via the A55 (T) which links Holyhead to Chester and the UK national motorway network.

The site shown edged in red comprising the majority of Penrhos Works was developed between 1968 and 1970 for the commercial production of aluminium. The site extends to an area of approximately 74.53 hectares (184.16 acres) and is developed with a complex of production, workshop, storage, administrative and ancillary buildings with a gross internal floor area of approximately 114,781 sqm (1,235,500 sqft). The main vehicular access is taken from London Road (A5) on the northern boundary of the site. Approximately 33.53 Hectares (87.71 acres) of the site, located to the north east of the main complex of buildings, is being promoted through the planning system by the vendor for development of a 299MW Bio-mass power station. The deep water jetty and conveyor are not included within the property offered for sale, but could be made available for use by an end user, subject to agreement of commercial terms.

The site also benefits from a railhead with a directlinktothemainHolyhead–Chesterrailline which allows raw materials and finished products to be imported or exported by rail. Access to the railhead could be made available to end users subject to agreement of commercial terms.

TENURE

The property is held Freehold. The property is to be sold subject to any necessary rights, wayleaves and benefit of services that run through the property that are required for the future use of Anglesey Aluminium Metal Ltd’s retained land and premises.

TENANCIES

The property is to be sold subject to a limited number of short term unprotected tenancies details of which are provided on the Sharepoint website. The current gross rental income is £45,000 per annum. In addition to the above 3rd party tenancies, Anglesey Aluminium Metal Ltd currently operates a re-melt facility from the Metal Products building together with ancillary accommodation and external hardstanding. This occupation is to be formalised prior to the sale of the site.

TOWN PLANNING

The Council are currently in the process of preparing a new Local Development Plan for the County to replace the current development plan framework which involves the Unitary Development Plan (2001), Gwynedd Structure Plan (1993) and the Ynys Môn Local Plan (1996).

Within the adopted UDP the Penrhos Works Site is not specifically allocated but is shown as lying within a Local Action Area, where new development, redevelopment, rehabilitation and improvement which improves the town and port of Holyhead will be permitted.

ENVIRONMENTAL & DECOMMISSIONING

The decision to decommission Penrhos Works was taken in September 2010. Anglesey Aluminium Metal Ltd has already commenced the decommissioning of the site which is anticipated to take up to 18 months to complete. A Decommissioning Plan has been prepared which will be made available on the Sharepoint website.

Anglesey Aluminium Metal Ltd’s environmental advisers Golder Associates (UK) Ltd undertook a limited scope Phase II Environmental Site investigation in August 2007.

A copy of the Summary Report and Full Report will be made available for information purposes, upon the Sharepoint website. Interested parties are responsible for satisfying themselves as to the suitability of the site for their proposed use(s). Anglesey Aluminium Metal Ltd does not provide any warranty in relation to the site condition.

Anglesey Aluminium Metal Ltd maintains an Asbestos Register in relation to this site. Details will be provided on the Sharepoint website.
