Reviewing and examining public records related to PIQ on all files after Abstracting/Searching &
Verifying property address, parcel ID, chain of ti tle, vesting, legal description, mortgages,
judgments, liens and restrictions and easements, show everything affecting title on the
Commitment Report and send to client.
Examining the Property in the assessor map, running the legal description which is given in the
latest vesting deed or Tax cert.
Verifying the Latest vesting deed which gives the current holder of title and vesting of the
property.
Listing out all the liens affecting the property which as Mortgage, Deed of Trust, Covenant
Conditions and Restrictions, Easements, current Tax status.
Examining the judgment on the current property holder and eliminating which is not matching on
his exact name and based on the validity of the liens.
Examining the survey, by which we have to give the conclusion in the commitment if the property
has any encroachments.
Running the legal description to check any encroachment affecting the PIQ
Preparing the Check List for processing the loan.
Finally delivering the report to client and follow up on any requirements.
