AMERICA HOMES THE COMPANY WAS BORN IN 2011 AS THE USA PROPERTY MARKET WAS STILL IN A STATE OF RECOVERY FROM THE AFTERMATH OF 2008/2009 WORLD ECONOMIC CRISIS. Our Headquarters is here in Orlando Florida. The owners are British, Irish & American nationals who have worked in real estate worldwide for over 20 years. They have sold a combined $4 billion dollars worth of real estate in this period of time to over 18,000 clients around the world. America Homes currently employs over 50 members of staff and are currently looking to recruit 75 new staff members over the next 90 days as our organization rapidly expands due to the surge in demand we have seen for property here in Florida. In 2015 we will open 6 new offices across America, the United Kingdom and in Ireland.

America Homes participates in both private and public property shows every month in the UK, Ireland, Brazil, Asia, Russia & Canada. Jayson DeLeonSales Director

A married and well-established business entrepreneur that has lived in the central Florida area for 25 years and has seen every step in the growth of the area, graduated from its schools and local university and is proudly raising his own family where he now considers home. Originally from Puerto Rico, Jayson has proudly been directly involved in the community and the real estate market directly as well as a community leader for many non-profit and charity causes. Jayson is no stranger to directly deal with local county and government elected officials such as Commissioners and Senators whose goals are the betterment of Central Florida as a whole, and with this including the real estate market.

Chris GrenierOperations Director

During the slowest economic times of his generation, Chris saw opportunity in the foreclosure market and proceeded offering property portfolios to foreign investors worldwide. Dealing with investors from every corner of the globe, Chris has developed a unique trait for customer service and local networking. As a graduate of Pennsylvania State University, Shaun Rourke learned the values of hard work, dedication, and discipline throughout his education. A three year resident of Central Florida, Shaun brings 15 years of impeccable sales, management, and customer service experience, as he worked for some of the nation’s top firms. In the second quarter of 2012, Shaun entered the ranks of one of Central Florida’s top ten Realtors for properties sold and has since remained there as of today. Shaun’s passion for success and meeting his client’s needs are second to none. Look to Shaun to meet and exceed your property investment and real estate portfolio needs.

Yani RodriguezOffice Manager

Yani was born in Dominican Republic. She was raised and attained her education in the United States. Rachel MontExhibitions Manager

Rachel was born and raised in Ponce, Puerto Rico. She moved to Orlando, FL in 1999 and attended the University of Central Florida where she earned a degree in Early Childhood Education and a Minor in Business Administration. Rachel has worked in Exhibitions Management in many countries and Administration for over 10 years and is responsible for the smooth operation of the day-to-day business of the company. In her spare time, Rachel enjoys traveling and practicing yoga. Rachel is also an animal lover and is an active volunteer at the Orange County Animal Shelter.

Nina CastroSales Associate

Nina Castro is a licensed real estate in the state of Florida and a business administration student, she has worked with multiple companies in the sales area , in addition she also worked in Orlando Adventure tours in an administrative position. Nina has special interest on helping poor people especially in Colombia (country of origin) she is part of one Non-profit company (Brighter Days Foundation International) which takes care of this cause and she believes that persistence is the key to success.

William DeLeonSales Associate

William has lived in Florida since 1988. After he received his Criminal Justice Degree in Puerto Rico, he chose to travel the world and felt the connection that people have with the climate, nature, entertainment and overall energy that the sunshine states offers. That is what attracted him to become a professional in the Real Estate market of the largest holiday destination in all the world. Speaking various languages and having an understanding of wants and needs of America Home’s clientele will make his career a true joy.

Harry HuntBroker for America Homes

After High School and completing a successful tour in the US Navy, Harry went to work for Sikorsky Aircraft, but a 9 to 5 job was not for Harry. He started buying and managing rental properties in NY. It wasn’t long before he had his NY Real Estate license. After several years of building a portfolio of rental properties, and some small businesses. He sold it all and moved to his beloved Florida. Here, he went on to achieve his Florida Real Estate Broker’s License, and start his own Real estate brokerage firm. Harry has been licensed in the State of Florida for over 10 years, and an investor in real estate for 25 years.

James ForresterPartner Program Manager

A family man with 2 children, James is located within the UK and his responsibilities are to manage all the partnerships for the company. James has a vast amount of experience within the international property arena and has successfully along the way delivered collaborations across various multi-channel sales operations. A bit of a workaholic at heart James has a real passion for property and finds real value in assisting and supporting partners and their clients with all aspects of purchasing a property within the USA. Born and raised in Miami, Florida to Cuban parents Shirley moved to Orlando in 1994. She worked for Maxon Engineering Services and Westgate Resorts as a leasing consultant and Sales manager, as well as a closing officer for almost 12 years. She was a trainer and recruiter at Oak Plantation Resort in Kissimmee, FL for three years. She is also a Certified Para-Legal and is fully bilingual in English/Spanish. She has an extensive travelling background, being raised on a sail boat. She has family in Cuba as well and Aruba and has travelled almost to all 50 states.

Gustavo GilSales Executive

A family man, married and father of three, a well-established businessman born in New York who has established himself in the property world specializing in International Real Estate.A problem-solver and solution-finder that started his profession as a Realtor opening the first office in Punta Cana and after great success there, opened offices in Brazil and Panama.With over ten years experience helping international buyers, he has made South Florida his home with goals to help other families find their homes in the beautiful and fast growing Real Estate market of South Florida.

Nicole is from the beautiful Island of Jamaica. She can speak and understand English, Spanish and Portuguese for multiple business purposes. She was recruited to work in Washington DC by her previous job to be interim store manager in a difficult company situation. She is currently working on her Bachelors Degree in Marketing and Business management at University of Phoenix. She brings much diversity, enthusiasm and island flare to America Homes. Nicole is passionate and driven with aspirations of being a leader one day.

Timothy DelgadoMarketing Executive

Timothy was born in Dade City Florida because his home town of Zephyrhills didn’t have a hospital in 1978. Being from a small town outside of Tampa he is a native of Florida and growing up his family owned a restaurant and were well known in the local community. At the age of 22 he moved to Virginia where he then transitioned into Real Estate and worked in the residential sector of Richmond, VA. Later he would transition into vacation ownership and continue that career from 2003 to 2014. Most recently he has joined the America Homes, LLC family and is focused on pursuing his own dream of being a property investor by helping others do the same.

Vannet NauMarketing Executive

Having worked in the Resort and Real Estate market in the Orlando area for 15 years Vannet has worked for corporate giants such as Diamond, Hilton, Wyndham and exclusive real estate firms.Originally from Cambodia she came to the US in 1983 and lived in Rochester MN for 6 years before moving to Florida in 1989.She loves the real estate market, working out, personal training, cooking and helping others achieve their goals - whether it’s finding the perfect home or getting healthy! THE MARKET

ORLANDO FLORIDA IS WORLD RENOWNED AS BEING THE HOME OF WALT DISNEY WORLD, UNIVERSAL STUDIOS, SEA WORLD AND OTHER FAMOUS ATTRACTIONS WHICH MAKE ORLANDO THE #1 TOURIST DESTINATION IN THE WORLD.

However the local economy in Orlando is creating a favourable environment for investors and local residents. It is no secret that Central Florida suffered a dramatic decline in home values after the Global Financial Crisis in 2008. With the average median home value bottoming out in 2010 at just $99,000 USD from a peak of $264,000 in 2007, the marketability of cheap properties and worldwide recognition allowed investors to take advantage of the property market in Orlando & Central Florida.

Since the bottom of the market in 2010, the average median property value has now increased to $168,000 (November 2014). There are numerous factors why not only home values are on a healthy and steady

increase but the local economy is growing at a dramatic rate once again in Central Florida. Over 60,000,000 visitors yearly from every corner of the globe arrive in Central Florida adding $33 Billion to the local economy in Central Florida. With this large stimulus to the economy on a yearly basis, along with the tropical climate and lower cost of living, Central Florida has become a prime location for ‘transplants’ and retirees.

Over the past 4 decades the population has doubled in Central Florida (nearly 3.75 million). Although Central Florida has a lower cost of living (no state income tax, lower property taxes, below average gas prices) the Median Household Income is above national average at $55,700 (National average is $53,045), the Unemployment Rate in Central Florida is below national average at 5.30% (National average 5.90%), Population Growth is substantial at 1.82% annually (National Average 0.70%) and finally, the Median Price Per Square Foot for housing is below national average at just $111 (National average $120).

Walt Disney World and Universal Studios have seen massive expansion in the past 3 years with the addition of new resorts, theme parks and restaurants but the true excitement in Central Florida is happening in the ‘non-tourist’ areas.

Downtown Orlando opened a brand new sporting/entertainment arena ‘Amway Center’ home to the professional basketball team ‘Orlando Magic’ (NBA) as well première artists visiting Orlando such as Justin Timberlake, Billy Joel, and Cher. Just this year Orlando announced the development of another brand new sporting arena for the ‘Orlando City Soccer Club’, Central Florida’s first professional football/soccer team! This arena will feature 20,000 seats for the quickly growing soccer fan base in Florida.

One hidden secret in Central Florida is the première health care services offered in Orlando. Being home to the brand new Winnie Palmer & Arnold Palmer children’s hospital, Lake Nona’s Medical City, the newly expanded Orlando Regional Medical Center and the brand new Veterans Affair Hospital, Orlando is the new hot spot for young professionals in the health care industry.

One tremendous industry Orlando is leading the way in is education. Orlando is home to University of Central Florida which is scheduled to become the largest University in the country with over 60,000 students and the newly introduced medical school department is one of the highest rated in the world! of Central Florida, Orlando is home to Full Sail University, Rolling College, Valencia College, DeVry College, and 15 other top tier colleges & universities offering higher education in nearly specialty available today. 2014 was a great year for transportation as well. In the first quarter of 2014 the much-anticipated ‘Sun Rail’ opened. This state of the art rail system connects north & south Central Florida with future goals of connecting Miami Florida to Jacksonville Florida allowing Orlando to the be centre hub for all of the transportation activity.

With the quickly growing population and being the #1 tourist destination in the world it is important to have infrastructure to handle the high demand. The Orlando International Airport (MCO) just recently announced the $2.5 Billion expansion plan including dozens of new terminals, new restaurants, arriving roads and the latest in auto-pilot technology for incoming flights. With the large announcement of the Orlando Intentional Airport, the local drivers were not forgotten. A $2 Billion expansion and re-development plan was announced for the Interstate-4 (the primary highway that runs through downtown Orlando) allowing for more lanes, greater capacity and most importantly shorter commute times.

It is a very exciting time right now in Central Florida with countless projects underway not just in the tourism sector but also the health care industry, transportation, sports & entertainment and more!

A. Depending on the specific property, the monthly expenses are very minimal which is why we are able to provide the best income producing investment properties. WHEN YOU PURCHASE PROPERTY ANYWHERE IN WORLD, RECEIVING A FREE & CLEAR TITLE TO THE PROPERTY IS THE UTMOST IMPORTANT FACTOR TO ANY INVESTOR.

While the terminology and methods by which your Solicitor, Lawyers, or Title Agent will obtain a free and clear title will vary from country to country, the process, and end result, is essentially the same regardless of where in the world you have purchased.

The basic steps to obtaining clear title are as follows:1. Search to determine current legal ownership of the title.2. Search to determine all liens against title 3. Search to determine any and all government/municipal

orders against the title4. Satisfactions of points 1, 2, 3 above5. Conveyance (transferring title to the new owner)

Obviously, this is very generalized but whether you are purchasing a property at home, or abroad, the above are essentially the same steps that with be followed by whoever is conveying your property to you.

In many countries, title work is undertaken by Solicitors or Lawyers. While many Lawyers in the US are involved in the title business, the vast majority of property is transferred by a designated, state licensed and regulated Title Company. Title Companies hold all funds involved in a property transaction in a secure escrow account which is regulated by the state in which they reside. State oversight ensures that your funds are always protected until you receive free and clear title to you property. Title Companies also undertake all of the work required to provide you with free and clear title. The good news with

purchasing property in the US, is just how transparent and the cost effective the whole process is. The ownership of any property can be determined in minutes, without the need for a physical property deed to be present. All liens must be recorded with the county government where the property is located as are all government/municipal orders and liens. Because of this, related searches can be completed within days, as opposed to weeks and months in most countries. Most first time buyers are shocked (and highly impressed) that property closings/settlements take place just 10 to 20 days after a contract is signed.

The final and most important aspect of a title companies duties, is to provide the buyer with TITLE INSURANCE. Once Free and Clear title has been established, the title company will issue you with a title insurance policy. This policy is issued for the full amount of the purchase price and can be called upon at any time should there be any financial loss resulting from a mistake/error with the title. Underwritten by three of the largest insurance companies in the US and ultimately by Lloyds of London, you can be sure that your interests are always protected when purchasing property in the US. Our motivation was a long term investment that would hopefully rent out sufficiently to cover out costs.
