Sixty days after Buyer shall have performed all of the terms and conditions of this contract, Includingfull payment of all sums due hereunder, Seller agrees to issue a General Warranty Deed to Buyer exceptingall minerals, free and clear of any liens or encumbrances, and sbject to the exceptions set forth above andeasements of record.2. Buyer shall pay all taxes and special assessments becoming due after this date.
