You have applied for housing with Ardenglen Housing Association.The purpose of this information leaflet is to:-

• Explain to you how your application is dealt with

• Let you check that the points which have been awarded are correct.

• Let you know how to complain if you feel that you have been dealt with unfairly.

What will happen when i apply for housing with Ardenglen?

• Inthemajorityoflets,theAssociationusesapointssystembasedonhousingneedtodeterminewhogetspriorityforhousing.

• AsmallnumberofletsaremadeeachyeartoexistingtenantsofArdenglenthatareallocatedpurelybylengthofapplication.Thesearecalled“AspirationalTransfers”

• Onceyourapplicationhasbeenreceiveditwillbeassessedtoseewhetheryouqualifyforanypoints,andifsohowmany.

• Thosewithmostpointshavemorechanceofbeingrehoused.Thosewithzeropointshaveverylittlechanceofbeingrehoused.

What happens if i get accepted on to the waiting list?

Thereareactually3waitinglistsanddependingonyourcircumstancesyouwillbeacceptedontooneoftheselists.

List1: TenantsofArdenglenHousingAssociation.

List2:WaitinglistapplicantswhoarenotArdenglentenants.

List3: Peoplenominatedbyotheragencies.

IfyouareacceptedontooneoftheliststheAssociationwillwritetoyoulettingyouknow:-

• Whichapartmentsizeyouqualifyfor

• Whichlistyouareon

• Thelevelofpointsthatyouhavebeenawarded

Does this mean I will be offered a house? How allocations are made.

TheAssociationcannotguaranteethatanofferwillbemadetoeveryoneonthewaitinglist.

Offersaremadetoapplicantsonall3waitinglistsaccordingtoaquota,whichisseteachyear.Thismeansthatapplicantsonallwaitinglistshaveachanceofbeingofferedahouse.

Themainfactorswhichinfluenceoffersbeingmadeare:-

• Thenumberofpointsyouhavecomparedtootherpeopleonthelist.Usuallythepersonwiththemostpointsreceivestheoffer.Therearerareexceptionstothis.

• Thenumberofhousesthatbecomeavailabletolet.

• Thetypeofpropertyandareathatyouarepreparedtoaccept.Ifyouareonlypreparedtoacceptpropertyinhighdemandareasyoumayhavelongertowait.

How many offers will be made?

Thenumberofoffersyoureceiveisunlimited.Whereverpossible,wewilldiscusswithyoutheareasthatyouarewillingtoconsideracceptinganofferofhousingin.Fromtimetotimewemayletyouknowwherehousesforletbecomeavailableandinviteyoutohaveyourinterestnotedinsuchproperties

What happens if i do not get accepted for offers of housing?

Therearecertaincircumstanceswhereyourhousingapplicationmaybesuspendedfromreceivingoffersofhousing.Reasonsforthiswillincludeoutstandingtenancyrelateddebtorpreviousantisocialbehaviour.Inthesecircumstancesyouwillreceivealeafletgivingyoudetailsofthereasonforsuspensionandwhatyoushoulddotohaveitlifted.

How do you assess if my household is overcrowded?

Anyentitlementtoovercrowdingprioritywillbemadeonthebasisthateachhouseholdshouldhaveaccesstoalivingroomplus

•Onebedroomforcouples/partners•Onebedroomforsingleadults/parents•Onebedroomfortheonlychildinahousehold•Onebedroomforapersonover14yearsold•Ifyourhouseholdhasmorethanonechild; -Onebedroomfor2childrenofdifferentsexesaftertheoldest

childreaches10yearsold

-Onebedroomforchildrenofthesamesex,aftertheolderchild reaches14years(unlessthereisa10yearagegapinwhichcaseabedroomeach)

Thesearethenormalrulesweuse.Ifyouprefertobeconsideredforadifferenthousesizethanusual,youshouldletusknow.

PleasenotefromApril2013Ardenglen’spolicydiffersfromthesharingbedroomcriteriasetbytheGovernmentforthepurposesofassessinghousingbenefit.TenantswhoareassessedashavingmorebedroomsthannecessaryasperGovernmentruleswillbesubjecttoa14%(1extrabedroom)or25%reduction(2ormorebedrooms)inhousingbenefit.

Allinformationprovidedbyyouwillbetreatedintheutmostconfidencebystaffandwillnotbeforwardedtoathirdpartywithoutyourpriorwrittenconsent.

Ardenglencloselymonitorallpoliciesandproceduresonaregularbasisinordertocontinuetoimprovetheserviceswhichweoffer.Anycomments,suggestionsorcomplaintmadebyapplicantswillbetakenintoconsiderationduringthenextAllocationReview.

How do i complain?

Wehopethatyouwillnothavecausetocomplain.However,ifyoudowishtomakeaformalcomplaint,thisshouldbedirectedinthefirstinstancetotheSeniorHousingOfficer.Shouldyouremaindissatisfied,theSeniorHousingOfficerwilldiscusstheAssociationComplaintsProcedurewithyouandwillbeavailabletoadviseandassistshouldyouwishtotakeyourcomplaintfurther.

To receive these points, you must complete the medical questions in the housing application form. You can receive points at ONE of the levels shown below.

You can receive points at ONE of the levels shown below.

• Youormembersofyourfamilyareexperiencingveryseriousproblemsduetotheactionsofothersthataretargetedspecificallyatyou.Yourphysicalsafetyoryourhomeisatriskand/oryourabilitytocopewithdailylifehasbeenseriouslyaffectedasaresult.

• Youormembersofyourfamilyareexperiencingthesetypesofseriousproblems.Whileyoumaynotconsideryourselftobeinimmediatephysicaldanger,yourqualityoflifeisbeingadverselyaffectedbytheharassmentdirectedtowardsyou.
