Conservation Ranch

Alegres Mountain East Ranch is under a conservation easement with the New Mexico Land Conservancy and the NM Energy, Minerals and Natural Resources Department. The areas of the ranch under conservation easement do not allow for any further subdivsion of the ranch and no residential development. Agricultural and recreational practices and activities are allowed on the conservation easement areas. These areas are as follows (see also map previous page):

R12 WEST T2 SOUTH, N.M.P.M.• Section 5 - SW4, W2SE4, SE4SE4 - 280 acres• Section 6 - SE4 - 160 acres• Section 7 - S2, S2NE4 - 400 acres• Section 8 - SW4NE4, S2NW4, S2 - 440 acres• TOTAL Conservation Easement Acres - 1,280 acres

For a ranch such as Alegres Mountain East, a conservation easement benefits the buyer and owner in multiple ways:

• The conservation easement lowers the price of the property significantly. If the conservation easement were not on this property, the list price would be approximately $2.6MM. With the conservation easement in place, the property can be purchased for well under what other similar ranches are listed for.

• The conservation easement protects the agricultural heritage of the land. With the conservation easement in place, there are very few threats to the agricultural characteristics and value of the property.

• The conservation easement encourages high quality wildlife habitat. With no threat of development or other incompatible uses, wildlife in the area continue to utilize the property and pass through the property, including many elk.

• There are still many options for building homes or cabins. There are many areas of the ranch that are not under conservation and are well suited for construction of a home, cabin or hunting lodge.
