ACADEMIC K-12 Our Mother of Mercy Catholic School - Diocese of Fort Worth, Texas - 2007

 Project Responsibilities: Complete Project Responsibility

Project Highlights: Demolition of the existing Pre-World War II Facility New Facility is for K through 8 8 Classrooms, Library, Music Room, Cafeteria Commercial Kitchen,

Administration Offices Construction Materials

Insulated Concrete Forms (ICF) Exterior Walls Wood Frame Roof with 3" spray applied urethane foam insulation Energy Star light fixtures and equipment. 2x4 light fixtures have 3M type

reflectors with two T-8 bulbs. Cooling and Heating System comprised of split DX systems with horizontal

air handlers in attic with SEER of 14. All glass is 1" double pane Low E.

 16,000 SF - $2.4 Million Benefit:

Utilizing the ICF’s reduced the shell construction time by three months andprovided and integral surface for the EIFS Coating. No additional foam wasrequired. Realized R value of the wall system would be approximately 50.

Spray foam insulation for the roof eliminated attic ventilation and heat abovethe suspended ceiling thus providing for a fully climatized building.

A climatized attic enable greater operating efficiency of the air handlers andpotentially will extend the wear life of the composition shingles.

Cooling loads for the equipment was reduced by 50% because there wouldbe virtually no lose of energy through the building shell.

These systems enabled the project to hold budget. Energy Savings:

Estimated operating cost of the heating, cooling and lighting packagewould be about 30-35 percent over conventional shell systems.

Estimated savings could be greater once the school operated of a full yearand the staff learn how to manage the building systems.

Project Scope: Men & Women Restroom with open security gates P.E. Department Storage Room and Covered Classroom Utility Infrastructure and removal of two tennis courts Construction System utilized glazed CMU walls and SIPs for roof, gable ends

and demising partitions above CMU. $70,000

Benefit: Glazed CMU required no additional finishes after installation and virtually no

maintenance for the out years. Utilizing SIPs enabled the building to be enclosed and the roof shingles to be

installed the same day. Utilizing SIPs required a small supplemental electric heater for the plumbing

chase and the open design afforded natural cooling during the year.

Lone Star Energy Program Projects - Texas A&M University - 1991 Project Responsibilities:

Provide Design and Construction Support for projects initiated by the PhysicalPlant Energy Manager.

Project Scope: Devise economical construction solutions to buildings under going retrofit of

their mechanical and fume hood systems. Funds to retrofit the mechanical systems came from the State of Texas.

Other required funding was provided by Physical Plant Sources. Additional insulation for roofs, and repairs to roof after equipment

modification was accomplished by applying a new 3" poly-urethane roofsystem

Additional building insulation at new chases and penetrations utilizedpolyurethane.

Benefit One contractor was needed for supplemental insulation, roof system and

treat chases. Physical Plant Central Shops performed the balance of all work. Central Shops Roof Shop can repair damage to polyurethane roof systems.

New Interior Lighting Concept for the Existing Offices of Purchasing and Stores atTexas A&M University - 1991 Project Responsibilities:

Project Manager as Associate Director of Engineering Design with PhysicalPlant

Project Scope: Retrofit the existing 2'x4' troffer florescent lighting system for remaining 2000

of offices Resulting from an initial trial of 1000 SF that removed two of the four bulbs in

the fixtures and added a polished concaved reflector made by 3M. Benefit:

Adding the reflector increase the lumens per watt by approximately 90%. Reducing two of the 40 watt bulbs significantly decreased the amount of

required electricity previously required for the 3000 SF open space. The overall demeanor and attitudes of the employees and customers

significantly improved with better quality lighting. Three year payback

Future Initiatives: Over the next two years, as part of the Deferred Maintenance Program, Area

Maintenance Personnel began retrofitting every building on campus whichalso supported the State of Texas Lone Star Energy Conservation Program.

Mounted Winch; New MEP Infrastructure Cleaning Room, Office, Restroom with Shower, Feed Storage Covered Loading Entry and Site Work 3,100 SF - $230,000

Benefits: Utilizing SIPs enabled the Ag Engineers (VetMEd Staff) to quickly enclose the

facility though they were not trained carpenters. The “Hands-on” project with the Ag Engineers as labor added enabled the

project to remain in budget as the labor was at “no cost” to the project. Energy Savings:

The retrofit fam buildings were not on the campus chilled water loop systemand required RTU’s.

Due to the fresh air requirements of the two labs, a single five ton system wasadded. The labs comprised 2000 SF.

The remaining 1100 SF of Office space is half of what is customary utilizingonly 1 ½ tons of cooling with minimal supplemental electric heat strips.

2x4 Troffer ceiling lighting was supplied with the 3M reflector.

Benefits The energy package for the shell was 40% below the energy code

requirements. The Mechanical Systems, utilizing high efficiency Trane Chillers with scroll

compressors that ramp up and ramp down with load shedding and theTrane EMS, came in 55% below the energy code requirements.

All lighting is Energy Star and the 2x4 troffers are to be two bulb with 3M typereflectors.

Energy Savings It is estimated that approximately 18 months to two years will be necessary

for the staff to fully understand the building and energy utilization but uponovercoming the learning curve the energy savings should be between 30%to 40%, depending on usage over conventional systems.

 9,000 SF - $30,000 Benefit:

The spray applied polyurethane foam roof system added 3 inches ofinsulation over the existing roof system.

The tensile properties of the polyurethane foam system, when applied to theunreinforced masonry walls, acted similar to plastic shrink wrap andstrengthens the wall.

The foam was applied to the outside and once painted appears like theoriginal plaster. Moisture in the walls was driven to the unoccupied interiorand evaporates over time.

The economics of the systems held budget for the project.

 6,000 SF - $1.4 Million Benefit:

Utilizing the SIPs would have enclosed the shell in five days with the urethaneroof installed - in the dry in five days taking the roof and shell off the criticalpath.

Utilizing the SIPs would have reduced the overall construction time by threemonths.

Utilizing the SIPS and the Polyurethane Roof System brought the building shell55% below the energy code requirements for the shell.

Because of the nature of the restaurant, the cooling equipment sizes wereonly reduced by 20% but the overall operating expense of the equipmentwould be reduced with the exception of the kitchen. Minimal operation ofthe cooling and heating system would be anticipated after hours, if at all.
