• How will you achieve the maximum price for my property?• Who is the most likely type of buyer for my property?• Where will the buyers for my property come from?• How will you target your marketing to find a buyer for my property?• How many buyers does your agency currently have on your database that are looking

for a property like mine?• Do you have an up-to-date website?• How many enquiries do you receive from it and what other websites do you list our

property on?• What percentage of enquiry are you currently getting from the local newspaper and

other advertising?• How and when do you conduct inspections?• What happens when you show a buyer through my property?• How and when will I receive feedback and be kept informed?• Will I be locked into an agreement even if you are not doing what you said you would?• Does your agency offer a service agreement?

Expertise, Resources, Commitment, ProcessFour simple but powerful words.Once you appoint First National Real Estate, you’ll see all four working in unison.

ExpertiseWith over 100 years of combined experience in our region, we’ve a long established track record for outstanding results, selling real estate in Motueka. Nothing helps more than a high level of awareness of our area’s history, current affairs and emerging factors when it comes to the sale of your property.

ResourcesFirst National Motueka is backed by the resources of a national network. So, our website is optimised to ensure customers have the best chance of finding your property before someone else’s.

CommitmentAt First National Motueka we believe in commitment that defines the difference. The majority of our team have practiced in real estate for over a decade or more. Our diverse team has a vast array of previous professional experience including Building, Business Owners, Directors, and so much more. That’s something we’re very proud of. Experience is a resources that matters when it comes to achieving the best possible result.

ProcessOnce listed with us, we immediately set about notifying our qualified buyer database that your home has become available. We don’t sit about waiting for other marketing efforts to get underway. While we’re preparing newspaper advertising, your home will be showcased on the internet. Before your signboard arrives, we’ll have already been working hard, behind the scenes, creating momentum.

The entire team at First National Motueka is committed to completing your sale with care, so you can be on your way to the next chapter in your life as soon as possible.

Page 11: Agency Profile FN Motueka

We put you first

Establishing the likely sale price of your homeStatistically, properties that are overpriced take longer to sell, and in most cases sell for less.

Right up front, we should point out that it’s not uncommon for people to over-estimate the value of their home. It’s only natural - your home, after all, means more to you than just about anyone else.

It’s also not uncommon for people to feel, or suspect, that agents inflate their estimates. It’s true, in some cases they do. It’s partly human nature to want to show enthusiasm, and a generous estimate is one way of demonstrating how keen they are for your business. Some agents see it as a form of flattery.

But there are more appropriate ways in which we can demonstrate our enthusiasm, so we avoid this practice.

Our goal is to provide you with a realistic range, one that’s based upon our knowledge of the local market, its current dynamics, as well as greater influences such as national and international economic conditions.

We’ll calmly and quietly arrive at a figure that ranges between conservative and optimistic, with due consideration for all the factors that come into play.

Ultimately, a realistic guide will help you achieve a better result!

Page 12: Agency Profile FN Motueka

First National Motueka

Choosing your method of saleUltimately, the best method of sale is the one you’re most comfortable with. Changing homes rates highly on the stress scale, and for good reason. The simple fact is that changing where you live is emotionally charged.

So, what’s best for you? It’s important to market your property using the most effective possible strategy. After all, for many people, their home is their most valuable asset. Maximising its exposure will help ensure the strongest possible price.

Our team have training and skills to conduct successful marketing campaigns for any of the following options:

Exclusive Listing – with or without a priceYou appoint one agent who takes full responsibility on your behalf for the marketing of your property to achieve the result you want. Initially to test the market, your property can be offered with or without a price. Purchaser response will be conveyed to you in order to establish a true market value for your property, thus minimising the risk of underselling.

TenderBuyers submit sealed offers (Tenders), which are opened on a pre-determined date. This method is very private and confidential as no one else knows the amount of the tenders of the terms. Offers may be conditional and you have the right to reject any of the offers, or negotiate further with tenders.

AuctionThe auction process provides you with a high profile marketing campaign culminating in a public auction on a pre-determined date and time where interested parties bid for the right to purchase your property. Only unconditional buyers can bid. Bids must reach or exceed an agreed reserve price before the property can be sold.

General ListingA general listing is where your property is listed with more than one agency and therefore no-one takes the responsibility for the marketing. Minimal advertising is offered (if any) and there is a possibility of underselling.

Preparation and presentation are key to ensuring a successful sale and the best possible price.

To help us maximise your sale price, we have provided some tips that have proven to be invaluable to successful home sellers:

Consider re-configuring roomsIf you are advertising a three bedroom home for sale then that is what people will be coming to see. Consider re-organising the rooms prior to the sale to show them to their best advantage. Hire or borrow some bedroom furniture, and put excess items in storage.

Tidy up the gardenKeep in mind that first impressions count. Dig out weeds, put mulch on the garden beds, keep paths and driveways swept, prune and shape trees, and make sure rubbish bins are clean and tucked away.

Get rid of the clutterCrowded shelves and drawers can make rooms and storage space seem cluttered and smaller. Consider putting non-essential items in storage throughout the sale period. Having a good clear out, and even a garage sale, can help considerably when it comes time to pack up and move to your new house.

Not everyone loves your cat as much as you!If you have pets, it’s also advisable to keep them out of the house, or ask friends or family if they will look after them during inspections. Remember to air your house, and store your pet bowls and toys prior to inspections too.

Remember, first impressions countSet the scene for your prospective buyer. Draw attention to your home’s best features by displaying fresh flowers. Put some easy listening music on, but keep the volume very low. Some people like to leave fresh coffee brewing or provide a pleasant fragrance using essential oils. However, be careful not to go too over the top.

Preparing your property for sale

Page 14: Agency Profile FN Motueka

First National Motueka

It is highly likely that we will already have existing buyers for your property. While sometimes the old maxim “that the buyer may be your best buyer” can sometimes prove to be correct, we are not necessarily looking for the first buyer, but rather we are looking for the best buyer, who will pay you the most. At First National Motueka one of our strengths is that we work as a team, and all of our agents and our systems are designed to not just achieve a sale for you, but to obtain a price that is the best available on today’s market. For any offer that is received for your property, we will give you full and honest advice as to the quality of the offer, and the options available to you as to how to treat the offer. Final decisions are of course entirely up to you.

We believe it will be of assistance to you to briefly explain where the buyers for your home may be found, and how in conjunction with you, we can structure the marketing campaign for your home to ensure that all potential buyers are reached. There are three pools of buyers:

Pre-registeredBuyers

Active Buyersin Market

Passive Buyers

Pre Registered BuyersOur company is already working with a large number of buyers. These buyers will be contacted immediately when any new listing is launched to the market, and can be expected to respond quickly.

Active BuyersThe market contains a number of active buyers who may not only contact an agent when they see a property marketed that matches their criteria. These buyers are always searching through the real estate advertising media.

Passive BuyersThe largest potential pool of buyers is the Passive Buyers. These buyers respond when their dream property is marketed strongly with a high profile campaign. They don’t notice small property advertisements as they are not actively looking.

Where Will Your Buyers Come From?

Page 15: Agency Profile FN Motueka

We put you first

Targeting all three pools is a crucial step to locating the premium buyer, or creating a premium price through increased competition.

It is crucial to promote your property to all groups at the same time with a high profile, controlled marketing campaign - a mixture of signage, website advertising, print media marketing, and open homes. This creates the most buyer momentum and competition amongst buyers to own your own home, leading to you receiving the best market price for your property available on todays market.

First National Motueka has designed a variety of high profile/low cost marketing campaigns options for you to consider. All packages include a high degree of cost subsidy from the company and should your property sell quickly, any unspent money will be refunded to you.

Page 16: Agency Profile FN Motueka

First National Motueka

MarketingSelling your home in a competitive marketplace can be a little like speaking underwater. It’s crucial to get the message through to every possible buyer in the market for a home like yours, in the shortest possible time frame. The more interested parties, the more opportunity to maximise your sale price.

Selling a valuable real estate asset worth hundreds of thousands of dollars or more is not like selling a car, or a piece of furniture. Yet strangely, some people spend less on marketing their house than they would on a classified advertisement to sell an old couch. Experts suggest that one per cent of a property’s value should be invested in its advertising. We are not saying this is always necessary. However professional marketing is so important.

We take care to consult with you on the detail of a marketing campaign that will suit you right down to the ground. When we’ve completed your appraisal, we’ll make a recommendation and arrive at a marketing campaign through consultation.

TechnologyNine out of ten people start their search on-line whether they’re searching to buy, rent or sell a property because it’s faster and much more convenient. But with so much information available on-line, consumers rightly demand ease of access.

That’s why First National offers a national website and every member office has its own independent website, search engine optimised to ensure customers can find our listings as easily as possible.

Our sophisticated, yet simple to use real estate search function enables consumers to find a large range of property types New Zealand wide including Residential, Commercial, Rural, Rental and even Holiday Accommodation.

We also make use of other industry websites including TradeMe Property, Realestate.co.nz and Open2View. Our signature site www.motuekafirstnational.co.nz has been designed to be extremely user friendly, and compliments these other online marketing opportunities.

Page 17: Agency Profile FN Motueka

We put you first

Be sure to ask any agent you interview to show you how and when they will communicate with you to keep you well informed.

Your agent’s commitment to communicate with you regularly regarding current market conditions, buyer feedback and what’s happening during the sale process is essential.

Selecting an agent who reports reliably after inspections allows you to understand exactly how the market is responding to your property. This feedback allows you to make informed decisions about what can be done to eliminate or minimise reoccurring objections so your sale price can be maximised.

Communication

Page 18: Agency Profile FN Motueka

First National Motueka

At First National Real Estate we believe in supporting New Zealand communities which is why we raise funds in support of the First National Foundation.

The First National Foundation - the philanthropic arm of First National Real Estate - was founded to focus fundraising efforts to strengthen local and national charitable initiatives.

Every year First National members raise thousands of dollars to help their local communities in times of need - money for schools, community building, and healthcare, local sporting organisations - the list goes on.

First National and the Community

On a National level, First National Foundation partners with National Burn Centre to provide iPads and internet connectivity. This will provide patients with the ability to connect directly with their families through Skype, email and social media.

Many burns victims are separated from their families, usually for three months but sometimes up to 6 months initially. Often family members are left at home with little connection with family which does not assist in their long term healing process.

The iPads will also greatly assist young children with severe burns to view videos during their dressings changes, which can be painful and can take up to three hours at a time. By having the connections and support of family and friends back home, these patients will be able to rest and recuperate mentally as well as physically while at the National Burn Centre.

We also feel it important to ‘give back’ to our local

community where ever possible.

Page 19: Agency Profile FN Motueka

We put you first

On a local level we get right behind the Foundations sponsorship of the National Burns Centre giving a home safe kit out as our gifts to clients when purchasing a new home from us. These are an excellent innovation ensuring all of the homes we sell have atleast one fire extinguisher, fire blanket and smoke alarm. We take seriously our commitment to fire safety in the home and applaud this initiative.

Additionally we sponsor the Motueka Golf club and many of the programmes it runs including the Junior Golf. We are a long term sponsor of the Motueka Open held every year in January attracting golfers from all across the country to play on arguably the regions best presented course.

We have just undertaken to support the local Laura Ingram Kindergarten with their breakfast for kids and food programme ensuring that no child misses breakfast, like most places in NZ at the moment there is massive pressure on family budgets and unfortunately many children are arriving at Kindy without a good solid meal in their bellies to keep them going through the day and feel that this small initiative will have a big impact on these childrens learning and futures and are proud to be a part of it.

In conjunction with the other First National offices across the Top of the South, Nelson, Richmond and Golden Bay we are also a major sponsor of the Nelson Coastguard, a totally self funding organization doing extraordinary work in our community promoting water safety and keeping a vigilant eye on the boaties which frequent the area . With so much coastline in the Nelson Region and of course the world reknowned Abel Tasman National Park at our doorstep it seemed like a perfect opportunity for our organization and further cements our commitment to putting you first!!!
