THE TWIN TRANSIT ADMINISTRATION BUILDING IS AN EXISTINGBUILDING ON THE NORTHEAST CORNER OF THE PROPERTY INCENTRALIA, WASHINGTON. THE BUILDING CURRENTLY HOUSES AFEW SMALL OFFICES, A CONFERENCE ROOM, AND BUSMAINTENANCE TERMINALS. ADDITIONAL OFFICES, CONFERENCEROOM, AND RESTROOM ARE NEEDED. THE ADMINISTRATIONAREA WILL BE EXPANDED BY 1,000 SF INTO THE SHOP.
PROJECT DESCRIPTION1. THE BUILDING WILL REMAIN OCCUPIED DURING THE DURATION OF
PROJECT CONSTRUCTION. THE CONTRACTOR SHALL BE REQUIREDTO COORDINATE AND PERFORM THE WORK WITH MINIMUMDISRUPTION TO ONGOING ACTIVITIES.
2. CONTRACTOR TO VERIFY LOCATION AND DIMENSIONS OF EXISTINGWORK AND COORDINATE CONSTRUCTION WITH EXISTINGCONDITIONS.
3. CONTRACTOR IS RESPONSIBLE FOR VERIFYING THAT MEANS ANDMETHODS OF CONSTRUCTION ARE NOT DESTRUCTIVE TO THEBUILDING INCLUDING UNDERLYING STRUCTURES ANDCONSTRUCTION.
4. CONTRACTOR SHALL OBTAIN ALL PERMITS REQUIRED BY LOCAL ANDSTATE GOVERNING AUTHORITIES. THE BUILDING PERMIT IS TO BECONTAINED BY THE GENERAL CONTRACTOR. HE WILL IN RETURN BEREIMBURSED THE COST OF THE PERMIT (NO MARK-UP) BY CHANGEORDER ONCE THE PERMIT IS RECEIVED
5. ALL WORK SHALL MEET THE STANDARDS AND SPECIFICATIONS OFTHE LOCAL AND STATE GOVERNING AUTHORITIES. REFERENCECODES, STANDARDS AND AMENDMENTS SHALL BE THE EDITIONMOST RECENTLY ADOPTED OR IN USE IN THE JURISDICTION.
6. CONTRACTOR SHALL VERIFY ALL DIMENSIONS IN FIELD AND SHALLCOORDINATE INSTALLATION OF ALL MATERIAL AND/OR EQUIPMENTWHOSE DIMENSIONS ARE FIXED. IN THE EVENT THAT EXISTINGCONDITIONS ARE FOUND TO VARY FROM ASSUMED CONDITIONS,NOTIFY OWNER'S REPRESENTATIVE AND ARCHITECT IMMEDIATELYFOR CLARIFICATION.
7. CONTRACTOR SHALL COORDINATE THE WORK OF ALL TRADESREQUIRED TO PERFORM THE WORK. WHERE INSTALLATION AND/ORCONNECTION OF EQUIPMENT IS NOT SPECIFIED AND WHERE SUCHCONNECTION AND/OR INSTALLATION IS REQUIRED FOR A COMPLETEAND OPERABLE FACILITY, THE CONTRACTOR SHALL BE HELDRESPONSIBLE FOR SUCH INSTALLATION AND/OR CONNECTION.
8. ALL WORK REQUIRED BY THESE CONTRACT DOCUMENTS SHALL BEFURNISHED AND INSTALLED COMPLETE AND IN OPERATINGCONDITION UNLESS OTHERWISE NOTED. CONTRACTOR SHALLFURNISH AND INSTALL ANY ITEMS THAT MAY NOT BE COVERED INTHE PLANS, BUT ARE NECESSARY TO PROVIDE A COMPLETE ANDWORKABLE PROJECT.
9. REPETITIVE FEATURES NOT FULLY NOTED ON THE DRAWINGS SHALLBE COMPLETELY PROVIDED AS IF DRAWN/NOTED IN FULL. IFCERTAIN FEATURES ARE NOT FULLY SHOWN OR CALLED FOR ON THEDRAWINGS THEIR CONSTRUCTION SHALL BE OF THE SAMECHARACTER AS FOR SIMILAR CONDITIONS THAT ARE SHOWN ORCALLED FOR.
10. CONTRACTOR IS RESPONSIBLE FOR ALL BRACING AND SHORING,ENVIRONMENTAL PROTECTIONS AND COMPLETION OF THE WORK.
11. CONTRACTOR SHALL BEAR ALL EXPENSE OF REPAIR ORREPLACEMENT OF UTILITIES OR OTHER PROPERTY DAMAGED BYOPERATIONS IN CONJUNCTION WITH THE EXECUTION OF THIS WORK.
12. NO PORTION OF THE WORK REQUIRING A SHOP DRAWING ORSAMPLE SUBMISSION SHALL BE COMMENCED UNTIL THE SUBMISSIONHAS BEEN APPROVED BY THE ARCHITECT. ALL SUCH PORTIONS OFTHE WORK SHALL BE IN ACCORDANCE WITH APPROVED SHOPDRAWINGS AND SAMPLE. OWNER AND ARCHITECT SHALLDETERMINE WHICH PORTIONS OF THE WORK SHALL REQUIRE SHOPDRAWING SUBMITTALS.
13. PROJECT MODIFICATIONS: THE ARCHITECT IS NOT RESPONSIBLEFOR ANY CONSEQUENCES ARISING DIRECTLY OR INDIRECTLY FROMTHE ACTIONS OF OTHERS IN CONNECTION WITH THE PROJECT,INCLUDING BUT NOT LIMITED TO CHANGES MADE IN PLANS, DETAILS,MATERIALS OR CONSTRUCTION TECHNIQUES MADE BY THE OWNER,THE CONTRACTOR OR ANY OTHER PARTY NOT WORKING DIRECTLYFOR THE ARCHITECT.
14. ALL DEMOLISHED MATERIALS TO BE REMOVED AND DISPOSED OF INACCORDANCE WITH SECTION 02 41 00 AND ALL APPLICABLE LAWS ®ULATIONS.
15. IF WORK ON THE ROOF OCCURS, MATERIAL SHALL BE SAFELY ANDNEATLY CONVEYED TO DISPOSAL WITH COMPLETE CONTROL. CLEANUP SHALL BE ACCOMPLISHED DAILY. ALL DAMAGE TO BUILDING ORGROUNDS SHALL BE REPAIRED BY CONTRACTOR WITH NO COST TOOWNER.
16. IF WORK ON THE ROOF OCCURS, THE CONTRACTOR SHALL MAINTAINTHE WATER-TIGHTNESS OF THE BUILDING FOR THE DURATION OFTHE ENTIRE PROJECT CONSTRUCTION.
