DIRECTIONS From the end of the M2, junction 7 near Faversham, take the A2 west towards Canterbury. Follow this road for 10½ miles, past Canterbury and take the left turn to Kingston and Barham. At the junction at the end of the slip road turn left. Proceed across the crossroads after about half a mile Lots 1 and 2 are either side at the road after a further third of a mile shortly after a sharp right hand bend. To reach Lots 3 and 4 continue past Lots 1 and 2. After 350 yards, point C on the sale plan, continue straight on as the public road turns sharply left. THE ILEDEN WOODS The woods are strongly broadleaved in content with the Kent favourite, sweet chestnut, being the dominant species. During the 1970s Norway spruce, Corsican pine, Douglas fir and Japanese larch were planted. Most of these have now been clearfelled and restocked with mixed broadleaves. Throughout the areas of sweet chestnut coppice are maturing oak standards with some beech and ash. Within the woods are pure sweet chestnut coppice and more varied areas where the coppice is a mixture of sweet chestnut, ash, hornbeam and hazel. Also present are birch, willow and cherry. The coppice has been actively managed in recent years with produce going to the traditional fencing markets. There is growing demand from the biomass markets which is likely to be an increasingly demanding sector in the future. As well as providing timber sales income, the regular management input also provides nature benefits as it produces a diverse range of habitats which maintain and enhance the value of these areas for wildlife. The woodlands, with the exception of Lot 1, are situated within the Kent Downs Area of Outstanding Natural Beauty (AONB). The woodlands, with the exception of compartments 1d, 2g, 2m, 2n, 2g, 4g, 4m, 5g, 5h and 6f are classified as Ancient Semi Natural Woodland (ASNW). Ancient Woodland is a designation indicating these are old woodland sites dating back to at least 1600 AD. Prior to this date, planting of woodland was very uncommon which suggests if a wood was present in 1600 AD it is likely to have been there for some time previously and may be a remnant of the original wild wood which once covered most of Britain. Well Wood (with the exception of compartments 4a, 4c, 4f and 4g) and Ileden Wood are classified as Sites of Special Scientific Interest (SSSI) by Natural England. These woods are ancient woodland deemed to be representative of east Kent plateau woodland on chalk. Within the Ileden Woods is an abundant ground flora, particularly where there is not dense shade from the canopy, which includes bluebells, wood anemone, yellow archangel, wood spurge and wild cherry. Within the SSSI are the nationally scarce Narrow-lipped Helleborine and Lady Orchid which in Britain is confined to Kent. The open sunnier parts of the woods are attractive to butterfly species which are likely to include Common Blue, Green Hairstreak and Brimstone. The woods provide suitable conditions for breeding birds such as green and great spotted woodpecker which prefer mature trees and standing dead wood habitat. Thick cover, as occurs at the thickest stage of the coppice cycle, attracts Treecreeper, Cuckoo, Hawfinch and Nightingale. Natural England noted the presence of dormouse being recorded in Well Wood.

LOT 1: OXENDEN SHAW 15.12 hectares / 37.35 acres The most varied of the five lots due to a stronger conifer element with maturing Norway spruce and Japanese larch. This is an attractive mixed woodland on a level site with a good system of internal rides. It enjoys long road frontage and has the benefit of a stoned access and stacking area. The striking water tower erected by Margate Corporation in 1903 is in separate ownership and not included in the sale.

THE ILEDEN WOODS LOT 2: WOODLANDS WOOD 21.32 hectares / 52.68 acres Situated on the opposite side of the road to Oxenden Shaw with two entrances, this principally broadleaved wood enjoys similar good access. Within the good ride system is a particularly impressive wide central ride where coppice has recently been cut. Conifers have been removed in recent years and restocked with mixed broadleaves including beech, oak, ash, lime, birch, field maple and hazel.
