In 2001, Dan Stanbrough recreated a name that is synonymous with central Iowa real estate: Stanbrough Companies - with it's familiar "black and gold" signage - is back. Today, in the surging new wave of growth and expansion in the metro area of Des Moines, Dan Stanbrough guides this transformation as head of the family realty, home building, development and property management companies. Sons Jeff and Brad hold key ownership and leadership positions in the company. Jeff is now president and CEO/owner of Stanbrough Realty and Brad is now president and CEO/owner of Stanbrough Homebuilders and Stanbrough Commercial Builders. Dan Stanbrough has acquired and totally renovated Saylorville Marina into Iowa's largest marina, and is one of the founding shareholders in the new Iowa Speedway in Newton. "I enjoy the creativity of helping shape what happens for future generations. I have pride in Iowa and Des Moines. I've lived here all my life; my kids are fourth generation in this city. So you get to know a community pretty well, and want to positively impact what's ahead. My sons are very entrepreneurial and I'm proud they are. They will continue our family tradition."
The Family Tradition
Dan said father Gene Stanbrough introduced new methods of marketing real estate to the city, sponsoring the first television show in the early 1960s dedicated to showcasing available real estate offerings. Gene was the first realtor to open a "branch" office in the city, and we were the first to market available real estate through color tabloids. Stanbrough Realty, with its distinctive gold signs and black lettering was a family-operated enterprise through the 1960s and early 1970s playing a part in Des Moines' great comeback era of the late 1970s and 1980s. And through the family name has been in the real estate market ever since the start on New Years Day 1960, the name itself is undergoing a renaissance as a business icon. Stanbrough Realty changed its name to First Realty in 1983, with Dan as president, grew to 700 sales associates in 60 offices; the family company was later merged into a regional financial institution. "In 2001, my two sons were in their early 20s and interested and already both investing and building. We decided to bring the family name back into the market, something people hadn't seen in many years. I was encouraged to see how much familiarity our name still had in the community as a real estate company." Gold and black is back!

Since 1993, Ankeny has used an interconnected development pattern neighborhood model as the guide for quality development in growth areas. See Figure 1A
The neighborhood model includes centers for congregating, open space for public and private outdoor recreational areas, a network of streets, bikeways, pedestrian paths, and bus routes that will connect new and existing neighborhoods.
Mixed uses area contain a true mix of uses, including residences, shops, and places of employment, as well as civic, religious and cultural institutions.
Ankeny’s neighborhood model also includes a variety of housing types, accommodating a full range of incomes and housing choices.
Consideration is given to massing, height, setbacks and orientation of buildings with regulated parking so that these characteristics enhance the public realm and produce and appealing streetscape. Buildings and spaces will be kept to a human scale so that street views are attractive and pedestrian-friendly.
“Ankeny is a cohesive and connected community and there is a great sense of community ownership,” said Deb Dyar, who has been with the City for 25 years.
One reason for the sense of ownership is that residents within two miles of the neighborhood center discuss and decide what items they would
like in their park, from playground equipment to water features to green space.
Ankeny also involves the community in the City’s strategic planning process by holding a citizens summit where City leaders invite five to seven people to help set goals and share their vision for the future.
Ankeny is also very active on social networks such as Facebook. In fact, Mayor Steven D. Van Oort chose his citizen summit invitees from the City’s Facebook friends.
“Our ‘friends’ on Facebook even help with problems or issues within Ankeny; things like notifying us of potholes,” Dyar said. “Or we might have a string of conversation on our ‘wall’ about what daycare a new mother should send their child.”
But the citizens’ involvement and investment in the City does not end there. Civically-engaged volunteers have gone up 40 percent in the past two years, according to Dyar. Yet more proof that Ankeny’s motto of “bringing it all together” holds true.

the neighborhood model seeks to change the pattern of development from one of sprawling, isolated residential sub-divisions and disconnected multi-family and commercial “pods” to an integrated, connected and more compact design . In the 2004 Comprehensive Plan, a square-mile neighborhood Unit was described as indicated on Figure 5 .1 .
this model assumes that, in general, the neighborhood “center” would consist of a school, park and open space that might total about 35 acres . A neighborhood commercial district might total another 5 to 10 acreas, leaving approximately 600 acres for residential development . this residential development would consist of a combination of low-density, medi-um density and mixed-use development . while specific allocations of acreages were intended to be very general esti-mates, the important concept was an in-terconnected development pattern that meets the above-listed characteristics of the neighborhood model .
Ankeny’s overall housing stock, as well as the past ten years’ residential construc-tion, reflects a similar mix of housing . Ap-proximately 65% of new residential units have been single-family detached, 10% have been single-family attached, and 25% have been multi-family . Historically, on average, three single-family detached units require one acre of land, eight sin-gle-family attached units require an acre and the average gross density of multi-family development is 15 units to an acre . thus, if 600 acres in a section of land were developed as residential, that section can accommodate a total of about 2,500 dwelling units . Approximately 1,600 of these units will be single-family detached, 250 will be single-family attached, and 650 will be multi-family to achieve the 65/10/25 unit mix . In terms of land area, 530 acres of the neighborhood will be de-voted to single-family detached develop-ment, 30 acres to single-family attached,
