DaniellewasorganisedinherplantostudyatCDU.SheenrolledintoherCDUcourseandapplied,andwasacceptedtostayatCDU’son-campusaccommodationprovider,InternationalHouseDarwin.

WhatDaniellecouldn’tplanforwastheisolationshewouldfeellivingsofarawayfromherfamilyandfriends.HerfirstweekwasbusyattendingCDUandIHDO’Weekactivitiesandworkshopsbutasthefollowingweekscreptonshesimplywenttoclassesandbacktoherroomtostudy.

ByweekthreeDaniellewasfeelingextremelyhomesickandstruggledtofocusonstudy. SittingonherbedshedecidedtolookthroughherWelcomePackwhichshereceivedfromIHD.InthepackithadaflyerwithinformationabouttheiriGrowprogramwhichsaiditofferedarangeoffreeorheavilydiscountedactivities,excursions,BBQs,parties,andworkshopsforIHDresidents.SherememberedhearingabouttheiGrowprogramduringO’WeekanddecidedtolookitupontheIHDwebsite.

TheIHDwebsitehadarangeofactivitieslistedforthemonth.Therewasasoccercompetition,basketballmatch,FridayBBQatIHD,andadaytriptoLitchfield.AlthoughDaniellewasinitiallynervousaboutgoingtoaneventonherown,shedecidedtotrytheBBQ.ThereshemetsomeofIHDsResidentLeadersandtheyintroducedhertosomepeople.ThosepeoplebecameDanielle’sgoodfriends,andshealongwithhernewfriendsjoinedinandattendedasmanyeventsaspossiblethroughIHDsiGrowprogramthroughouttheyear.

OfcourseDaniellestillmissedherfamily,butwhenevershemissedthem,shesimplySkypedthem!Mostimportantly,Daniellenowhadfriendswhichmeantinsteadofsittinginherroom,shegotoutandexperiencedwhatDarwinhastoofferandenjoyedhertimeatCDUandIHD.

TYPESOFAGREEMENTS

Itisadvisabletohaveawrittentenancyagreement.

Thereare2typesoftenancyagreement:• Fixedterm• Periodic

Fixed TermAfixedtermtenancyagreementiswhereyouagreetorentapropertyforafixedamountoftime(suchas6or12months).Ifyouremaininthepropertyaftertheexpirydatehaspassedandanewtenancyagreementisnotenteredintobyyouandthelandlord,andyouarenotaskedtoleave,thetenancyagreementbecomesperiodic.

PeriodicThistypeofagreementisusuallyonaweekly,fortnightlyormonthlybasisforanindefiniteperiod.

Themostimportantthingtodoonceyourtenancyagreementispreparedistoreadandunderstandit.TakeparticularnoteofanyspecialconditionsaddedtotheagreementandmakesureyouarehappywiththemBEFOREyousign.Ifyoudon’tunderstandanyoftheclauses,taketheagreementtosomeonewhocanhelpyou.
