Although this is positive news, we cannot let our guard down and must continue to follow our Mapleleaf mandates.   • 2 estimates to change from a FS617 to a FS 719, would cost Mapleleaf an estimated $500,000 or roughly $500 per

    household. A stipulation of a FS 719 is that a reserve fund must be established. A reserve fund not necessarily a bad

    requirement would require Mapleleaf to fund approximately 1 million dollars over the next 5 years to fund very specific

    areas of our capital needs. For instance, if we setup a reserve fund to take care of our aging infrastructure, the funds

    must be used for that purpose and could not be used to pay down debt or in case of a hurricane, which caused major

    damage, funds could not be diverted to cover recovery costs. I have spoken to many of you that have raised concerns

    about establishing a reserve fund. The major issue you related to me is putting dollars into the fund that you may not be

    at Mapleleaf to see the benefit of those funds.

    While I attended Board Member training, one of the speakers was the lead counsel for the Florida Corporative. After the

    meeting, he approached me and advised me that Mapleleaf should remain an FS617. His opinion was you can choose to

    follow the regulations that fall under a FS719 that are beneficial to our community and not follow the ones that are not.

    You can certainly review these Florida Statues on your own by googling Florida statues FS617 and FS719.

    Another issue that is looming over the Election Committee and the Board are the upcoming Elections and the AGM. The

    Election Committee will be conducting the elections via mail in ballots. The Election Committee has decided to attempt

    to hold a candidate’s night. The election Committee, the Board and the Communications club will be testing using Zoom

    Webinar technology to run both the Candidates Night and the AGM. Our challenge regarding candidate's night is that we

    need to assure our remote attendees will be able to ask questions of our candidates who will most likely be both local

    and remote. As for the AGM, we are legally required that all attendees, both local and remote, must have the ability to

    vote. As I notified you last month, we have split the elections and AGM. Currently the AGM is scheduled for February

    22nd 2021; however, this can be moved as late as January if our technology is not ready. Members of the Board, the

    Election Committee, Communications club and resident volunteers will be conducting our first round of testing Monday

    December 21st. I will keep you advised on our progress.

    By the time you read this we should know the names of the candidates for the Board and the Ombudsman positions. I

    wish all of them my best wishes.

    General Manager Mitch Krach

    The Park Staff hopes everyone is having a great holiday season and we wish

    you all the best of New Years in 2021. I think everyone can agree that we will

    be happy to put 2020 behind us! Staff is well prepared to support all the

    functions, albeit much different this year, as we enter the three busiest months

    of the season. A brief update of some subjects follows, but a more detailed

    account is provided at the monthly Homeowner’s Meeting on the first Monday

    of each month at the Queensway Center.

    GUESTS IN THE PARK. This is the time of the year when we experience

    the most incidents of rules violations and sometimes vandalism. If there are children visiting or staying as

    guests, homeowners should review Rule # 13. Please note that any child under the age of 12 must be

    accompanied by an adult and cannot ride a bicycle or tricycle without an adult being with them. Under Florida

    Law children under 16 must wear a helmet when riding a bicycle. Children under the age of 16 cannot drive or

    steer a golf cart. Children under the age of 12 must use the swimming pool behind the CanAm Clubhouse

    unless there are published holiday exceptions. No child under the age of 18 shall enter or use any sauna,

    whirlpool bath, exercise room, or billiard room. Please ensure your guests/visitors are well aware of the Rules

    & Regulations and are properly supervised.

    DECORATIONS IN THE PARK. Thanks to the clubs and homeowners for doing such a terrific job in

    decorating the Park for the holidays.

    REAL PROPERTY TAX BILLS. If you didn’t pay your County property tax bill in November, then you

    missed the 4% discount. A 3% discount is still available for payment during the remainder of December, 2% in

    January, and 1% in February. Taxes become delinquent on April 1st and you must add a 3% penalty.

    MEDICAL EMERGENCIES. There have been a few instances of medical emergencies in the common areas

    of the Park when persons looked for Maintenance employees rather than immediately dialing 911. The proper

    procedure is to dial 911 first so valuable and possibly life saving time is not lost. There are emergency phones

    at most Park clubhouses/pools plus many people are carrying cell phones. No matter what area code your cell

    phone is registered in the 911 call will defer to the local 911 operator. Not only will valuable time be lost while

    looking for a Park employee, but the 911 operator needs specific information from the person on the scene.

    After completing the 911 call then you can call the gate house to advise the guard that rescue/EMS vehicles will

    be coming to the Park and provide the location of the injured/ill party. If the medical emergency is cardiac

    please also be aware of the next article.

    SECURITY. Be safe, not sorry! It is important that you lock all your doors at night and anytime the home is

    not occupied. A gated and fenced community does not mean someone can’t scale or cut the fence.

    NEW GATE ACCCESS SYSTEM. We are all getting used to the new access control system at the gate. This

    system provides much better control and reporting than our previous set up. We encourage everyone to become

    familiar with the procedures to admit guests/vendors. Access to the community can be arranged by computer,

    smart phone ap, or the use of the automated attendant feature of the system. Weekly email blasts have contained

    the instructions, and if you have any issues the office staff is ready to assist you.

    EMAIL BLASTS. What started as a system to keep everyone up to date on COVID-19, has evolved into a

    weekly (at a minimum) message to give updates on happenings in Maple Leaf. If you do not receive these

    emails, please send your email address to [email protected] and we will add you to the list.

    CANAM POST OFFICE VEHICLE PARKING. In the interest of safety please insure you follow the

    designated vehicle route through the CanAm Clubhouse driveway to utilize the parking spaces by the Post

    Office. We request that you never park on the Queensway Road at the Post Office. There are additional Post

    Office parking spaces in the Country Club parking lot section by the Woodworker’s Shop.

    BICYCLE SAFETY. Bicyclists should adhere to the same rules required of vehicle operators. There have been

    near accidents caused by bicyclists going through stop signs. There are also some bicyclists who exceed the

    speed limit.

    PET REGISTRATION. All pets must be registered in the Park Office by January 15th each year in accordance

    with Rule # 14. Proof of rabies inoculation must be provided.

    HOME SALES. There are currently 77 home sales for 2020. There are already five sales pending for 2021.

    Inventory is low (12), so if you are considering selling your home during 2021 it may be wise to market the

    home during the high season of January through March. We have three very experienced sales associates in

    your Maple Leaf Sales Office to assist you.

    TELEPHONE BOOKS. The 2021 Resident Telephone Directory will be available in early January. An

    announcement will be made. Only one per household, please.

    Golf Course & Grounds Superintendent Christopher Spence I wanted to start by wishing everyone a Happy New Year and I hope everyone had a fantastic

    time over the holiday season. I know last year was a difficult for everyone, let's hope 2021 is

    a great year and all our friends that couldn’t make it here last year can this year.

    Total rainfall for the 2020 was 51.72 inches.

    Park

    I want to remind everyone that the maintenance facility doesn’t have the facilities to dispose of homeowner's waste,

    whether it be trash, recycling or yard waste. Your waste is picked up weekly on Fridays by waste management and paid

    for through your taxes, as a business, the corporation pays private contractors for its disposals. So please do not bring

    your waste items to the maintenance facility because it increases the corporation's expenses and adds to everyone's

    cost of living here.

    If you have a request for irrigation repairs or flagging's please contact the main office so they can place work order.

    Breaks and broken heads are the first priority for the Irrigation Technicians to fix, then flagging's second so please be

    patient thank you.

    If you are planning to re-sod your lawns my recommendation is to put down St Augustine as opposed to Bahia. St

    Augustine performs better in South West Florida and can handle the heat, weed pressure, drought and wet weather

  • 5 better than Bahia. For both I would recommend a regular fertilizer and insecticide applications thorough a lawn or

    pesticide company to ensure plant health but still remaining in compliance with Charlotte county fertilizer ordinances.

    Golf Course

    We have had some cooler weather over the past month, which is nice as it allows us to catch up on some of the smaller

    stuff around the course while the grass is not growing as quickly. As we come into the dryer season you many see some

    dry spots around the course. We are running irrigation, and we try to make it is as efficient as possible, so areas are

    getting the adequate amounts of water, but some areas just dry out faster than others. We will be continuing with our

    normal maintenance practices keeping the course in tip top shape.

    On Tuesday January 12th, 2021 after the morning shotgun is complete the course will be closed for the rest of the day

    for some maintenance on the greens and to apply a wall-to-wall fertilizer also.

    Lawn Mowing

    There will be one mow this month January 4th through 8th, please make sure all Christmas decorations are out of the way

    of the mowers please.

    If you ever have a problem regarding lawn maintenance, please contact the office so a work order can be placed for me

    to come and see you. I am the middleman between residents and the lawn company when it comes to problems. Please

    do not fix any damage before I and the lawn contractor foreman has seen it because as per the contract, they have to be

    able to repair the damage themselves and the corporation does not take any responsibility for repairs caused by the

    lawn maintenance company.

    Pro Shop Nathan Wilson Memberships

    Just a reminder that golf memberships for the 2020-2021 golf season are available

    for purchase in the golf shop. We have 6 membership options for you with our Full

    Season, Seasonal, Endless Summer, Endless Summer 2 (new this year) Casual and

    finally our 90 Day Casual membership. Please stop by the golf shop and we will be

    happy to help explain each membership in full detail to assist with your purchase.

    Just remember, the number one question to ask yourself is “how many rounds will I

    play” to determine which one of the 6 memberships suit you best.

    Thursday Niners

    Our weekly Thursday Niners group starts at 2:30 pm with a shotgun start (possible tee times). You can pick

    your own team, or we can pair you up as well. There is a prize fund fee of $5, plus your daily golfing fees if you

    are not a Full Year member with a trail pass. If you are a non-golf member, your cost is $20.00. The sign-up

    sheet is located on the back porch of the golf shop and is taken down every Thursday morning so pairings can

    be made. Food sign-up must be done at the Sandbar.

    Feeding Wildlife

    It has come to our attention that a lot of the Maple Leaf wildlife are approaching people in a friendly manner

    (not always a good thing) and this typically only means one thing… people are feeding them. Please

    understand that this can negatively affect an animal’s instinct to hunt and gather food as well as pose a danger

    to you. We appreciate your cooperation.

    Maple Leaf Golf Carts

    If you are planning on using a Maple Leaf golf cart for your round of golf, please remember to reserve your

    cart with the golf shop the second you receive your tee time. We have a limited fleet of carts and they go

    fast! If you receive your booked tee time through Chelsea, you receive your tee time(s) 6 days in advance.

    Twilight Golf

    Our twilight golf rates are in full effect and begin at 3:00pm daily. Just $20 plus tax gets you up to 18 holes of

    golf on our beautiful golf course. If you are a not a golf member here at Maple Leaf, you can reserve your time

    up to 6 days in advance.

    Treasurer Karen Hamilton As I complete this message, we are finalizing the 2021 budget and the updated 10 Year Plan. While we anticipate a loss for 2021, we are encouraged with the many reductions we have made to our expenses. The overall budget for 2021 is better than I had expected. I sincerely appreciate the support of the Finance Committee and of our Accountant, Tammy Eugenius. They have all had to put in many extra hours to help in the 2021 budget process. They are the BEST!

    November 2020 financials show a positive revenue of $166,146. This is directly attributable to the PPP loan received for 2021 in the amount of $378,000. Without the loan, we would have had a significant loss and we would not have been able to maintain staffing and operations at the desired level. The SBA (Small Business Association) sent the letter of loan “forgiveness” which allows us to offset the wages for those we retained throughout the periods of closure and reduced operations.

    familiar faces when we are driving around in the sales golf

    email address. It is much easier to use than the previous

    Have you owned your home for a couple of years or more? You may want to consider having a routine home inspection

    and repair items before they become a larger, more expensive problem. Perhaps your roof needs repair, the vapor

    barrier may be damaged, there may be a small plumbing leak you do not know about or your tie downs are rusted and

    broken. Keep a record of your improvements and repairs for resale purposes. Buyers always like to know when

    something was replaced. A well-maintained home has its rewards when it comes time to sell.

    Announcements: Channel 195 Jolene Scofield Channel 195 is the official online digital bulletin board for all Maple Leaf events and activities. It can be found at mlgcctv.com. Announcement requests can be made there. Corporate events , announcements, activity times and locations, Maple Leaf Office hours, Sandbar and Country Club hours, phone numbers and contact information for events and offices are just some of the Maple Leaf information that can be found on Channel 195. The bulletin board is updated by volunteers three times a week. If submitting an announcement request, take note of the rules and instructions for such.

    10 Pin Bowling Alex Bostock Starting in January, new teams are being formed for 10 Pin bowling at Bowlarama. Whether you are a novice or experienced, you are welcome to join your Maple Leaf neighbors for a winter of fun bowling. Bowling takes place on Monday mornings, starting at 8:45 am. $13.00 per week includes three games of bowling as well as prize money given out at the end of the bowling season.     History book update- Welcome back all and welcome to our newcomers. A history book about the park has been published by a group of members in the park. It is for sale for $19.50. Merrymakers Alex Bostock Instead of our traditional show format, a new format for this year will take place in the form of a hybrid show that will combine a video of the best acts taken from the past 20 years mixed with live solos and duets. Everything will be done to ensure the health and safety of all concerned. There will be no backstage activity of dressers and multiple costume changes; no changing of sets; no backstage crew; no involvement of many communications group involvement. There will be no live dancing or large group acts. Soloists will perform on stage, away from the audience, between video acts. Microphones will be sanitized after every use. For this year only, the 2021 Merrymakers Show will be moved to the Queensway to allow for adequate spacing of chair seating. Seating will be in chairs only, no tables, to allow for adequate social distancing. There will be no reserved seating, but rather by general admission so patrons can sit where they like and be as far away from others as they so wish. Ticket prices will be $12.00 general admission. Temperatures will be taken at the door, as will adequate hand sanitizer be available. Anyone with a temperature will not be admitted. Masks will be mandatory and will be strictly enforced. There will be no general ticket sales date. Beginning January 15th, tickets will be sold by phone (941-787-5353), by email ([email protected]), or by text (+1-705-308-8855). A maximum number of tickets will be sold for each show. Show dates are Feb. 28, Mar.1, 2, 3 show time at 7 pm. With everyone’s co-operation and consideration, we should be able to produce an exciting vibrant show that will entertain the residents of Maple Leaf while at the same time keeping everyone safe and healthy.

    Newcomers Gathering Attention all New Maple Leaf residents! The January Newcomers Gathering will be held January 11th at 10:30 at the Country Club. This is a great way to meet others and to learn about the amenities and activities offered at Maple Leaf. Masks and social distancing required. Energy Conservation Committee Mike Smith I want to thank Mike Comba for his report on Energy Consumption and Conservation for Maple Leaf. You may find Mike‘s Report on the Natural Resources Committee Web Site at https://mapleleafgcc.net/wp-content/uploads/2020/11/Electrical-usage-summary-report.pdf We have 4 swimming pools and 4 Club Houses that require energy for heating the water and air conditioning. The report provides charts and graphs of our energy consumption by month. The report does not have any immediate recommendations for energy conservation because we are doing a pretty good job now with our various energy controls. The key recommendation is that as our AC Units, Heat Pumps and other electrical equipment wear out, they should be replaced with units of higher energy efficiency. Mitch is well aware of this recommendation and will be following up. Thanks again to Mike Comba for his extensive research into our energy usage and the thoughtful production of his report.

    Tai Chi Enid Lunt Please be advised that the organized Tai Chi class normally held on Fridays between 10:30 and noon at the CanAm has been cancelled for the season.     Clubs: ARTIST OPEN STUDIO Lisa Oliver It is an open forum where you can work on ANY one of your art projects along with fellow artist, creators, and crafters. Your experience level does not matter; you just need to enjoy creating. This format provides everyone the opportunity to learn from one another, in a less formal setting. While we do work independently, we also have had one day sessions on specific topics, based on class feedback. Normal classes are held on Thursday mornings (9-12) and this year, I am adding Thursday afternoons (1-4) so that we can limit the class size to 15. We will have a second sign up Thursday, January the 7th from 9-4 for those of you that are just arriving in Maple Leaf. This year, the Arts and Crafts club has waved all fees for this class. Not only will you go home with a minimum of 5 finished projects, including a magnet, several tiles, and a matted painting, you will go home with the remainder of your starter supply kit.

    Garden Club Helping Educate Maple Leaf Homeowners about Florida Flowers and Plants” Norman Harrison, President The Garden Club hopes everyone had a safe and pleasant holiday season.   • 14 To promote safety within our community, members have been permitted to be the sole rider in a cart since this past

    spring. The policy of allowing a single person per cart will continue for the foreseeable future. The downside of the

    policy is the number of carts on our course has increased significantly.

    With the slower growing season upon us, our Golf Course Superintendent Chris Spence has recommended the following:

    All Par 3’s will remain cart path only.

    All golfers are subject to this policy, including members, resident nonmembers, guests and public players. Nathan and

    his staff will inform each group which holes are cart path only and notices will be posted in each cart in our rental fleet.

    Walkers are permitted to use those fairways.

    Anyone holding a disabled flag is allowed to drive on the closed fairways, however we ask they adhere to a strict 90⁰ rule

    when driving to their ball.

    The policy will be a 4-week rotation (Monday to Sunday) as follows:

    1. Week 1 Holes 1 and 10 cart paths only.

    2. Week 2 Holes 4 and 12 cart paths only.

    3. Week 3 Holes 5 and 15 cart paths only.

    4. Week 4 Holes 7 and 17 cart paths only.

    While this may be an inconvenience, we feel the pros outweigh the cons. It allows us to remain safe and golf on a

    course that is in great shape.

    Brush off your golf shoes and join the alternative Ladies Golf Day for play on Tuesdays. Debbie Bowe and Dawn Brocklehurst are doing a premium job of running the Ladies Golf day on Tuesdays. As well as lots of fun weekly games and winnings they have also offered to the players some pre golf treats and a Pre-Christmas Scramble and Luncheon. There is a $1.00 entry fee and cash prizes are awarded weekly. If you want to get out and social distance golf with your friends and neighbors this is the way to do it.     As we leave last year behind us, we should reflect on everything the Pro Shop and its Staff has done to keep us safe from the hands of this pandemic.     Lawnbowling Heather Comba The Salvation Army food drive sponsored by the lawnbowling club has been postponed until spring. At that time, the need may be even greater for food and volunteers on site. Those wishing to donate can do so then. Casual bowling on Tuesdays and Thursdays at 9:30 will continue throughout January. Thanks goes out to Laurie Fitzpatrick and Archie Reiach for organizing and establishing protocols to keep players safe. But safe play is dependent on the players, so thanks players. For those returning but simply wishing to come out and roll a few bowls please do so. There are no membership fees this season as we wish to provide opportunity for bowlers to bowl within their comfort zone. She will arrange one on one training to get you rolling that bowl to see if this is a sport you might like to try. A word of caution. This sport is addictive.     PICKLEBALL Tom Kanigan, Past President Due to COVID restrictions, the Club Executive has decided not to have the normal organized schedule or events in 2020-21. This means there will be no ladder play, team league or tournament play. There will also be no membership drive or membership fees. The Club has established the following schedule of play.     New pickleball rules have been established and a new rule book will be coming out in 2021. The big change is that a “let” serve will no longer exist. This means if the serve hits the net but lands in the proper court, play continues as if the serve had not hit the net. The Club will be applying this rule immediately with a suitable period of education during which players will simply be reminded of the new rule.     "A TASTE OF TENNIS" Led by: Nancy & Keith McGruer The Tennis Club will hold a free orientation session "A TASTE OF TENNIS" On Wednesday, January 6th, 2021 at 3:00 - 4:30 pm at the Can-Am courts. This will be an opportunity for those without tennis experience, those having played a bit of tennis a long time ago but did not have instruction, and players who want to go back to the fundamentals. Come out and give it a try! Basic strokes will be explained and demonstrated. We suggest you wear shorts with good size pockets. Proper running shoes are required. Racquets and balls will be supplied. For those wishing to continue with a series of five lessons, they will be Sundays Jan. 10th, 17th and 24th 3:00 – 4:30 pm at the Can-Am courts and Wednesdays Jan. 13th and 20th from 3:00 – 4:30 pm, at the Can-Am courts. As more of our members and supervisors make their way to Maple Leaf, the hours that the shop is available to members is increasing. Our best way of communicating the changing status of access to the workshop is through email to all members and notices on the bulletin board outside the workshop. Please watch for both for the most current information. You can also check the bulletin board for classes that are offered. Some classes are available to nonmembers for an opportunity to learn some new skills and find out more about the club. Our BOD has a solid transition plan with several committees preparing for the time that our new workshop building gets the go-ahead from the ML Board. The pandemic put a hold on the plans, but we are gearing up to be ready for when we get the green light. Please respect other woodworkers in the workshop by doing the following. Failure to comply may result in workshop hours being limited or the shop closed. - Wear a mask at all times in the workshop, including when you enter to borrow tools - Clean up ANY mess you make - no matter how small - Don’t operate power tools in the shop if no one else is there - you’ll need someone to call 911 if you hurt yourself - SMILE - you’re on camera.
