The Absaraka Park Ranch is located at the very end of Big

Goose Road with the ranch buildings nestled at the gateway of

Big Goose Canyon, about 15 miles southwest of Sheridan. As

you enter your own custom secure gate you soon realize you

are entering your own wildlife preserve.

The local airport is a short 20 minute drive away, offering three

flights a day to Denver, Colorado. The ranch is bordered by

Forest Service and BLM land. The Absaraka Park Ranch has a

440 acre lease that is included with the purchase. We feel it’s

important for you to know that the ranch will feel both private

and quiet, but by no means isolated.

Still essentially undiscovered, the Sheridan area offers a rare

blend of classic cowboy culture, with a surprising touch of so-

phistication. You will find it to be a rich and diverse

community permeated by a sense of philanthropy.

It is a place where everyone is his or her very own – yet anyone

who longs for true community will find it if they reach out.

Sheridan is so multi-faceted, no list of traits would suffice. In

short, however, newcomers will find plenty of recreational op-

portunities, arts & entertainment, golf courses and world-class

polo. Finally, the community of Big Horn is home to ten polo

fields and two official USPA clubs, including the oldest West-

ern polo club in the country.

For additional resources about Sheridan, including healthcare,

schools, organizations, and local government, please see the

―resources‖ page at the back of this packet.

Anyone seeing the Absaraka Park Ranch for the first time will

be simply awestruck by the beauty of the landscape, consisting

of open meadows, mountain meadows, beautifully timbered ar-

eas, the dramatically changing elevations, and the sheer

majesty of the mountain backdrop. Amid this pristine

landscape, you will find privacy and solitude.

The main gate is approximately 1.5 miles from the main ranch

buildings and no other ranches are accessed by this road. There

is a main lodge/home and six guest cabins. A couple of these

cabins have their own kitchen and rock fireplaces. There is a

central cook house that can also be used as an additional

cabin. The cook house, cabin #8 kitchen, has been remodeled.

The Ranch originates on deeded ground with approximately two

miles of private access to Big Goose Creek for fantastic trout

fishing and access to a million + acres of Forest

Service, state and Bureau of Land Management land in an

area where access is very closely held.

With its range of elevations, rock types and soils, it supports a

diversity of floral, vegetative, upland shrubs, deciduous trees,

grasses and evergreens within the ranch borders and beyond.

Groundwater is supplied from various natural springs, through-

out the property. This ranch, being in the rain

shadow of the Big Horn Mountains, receives approximately

15 – 22 inches of rain in spring and summer. This property is

under conservation easements from the Nature Conservancy.

conservation easements with the Nature Conservancy. This ranch is no exception.

The purpose of this conservation easement is to preserve and protect in perpetuity the natural eco-systems of

Grantor’s Land. Specifically and without limitation of the general purposes, it is the purpose hereof to preserve,

protect and enhance with landowner’s permission, the wildlife habitat on Grantor’s land .

In doing so, it is the purpose of this Conservation Easement to permit the continuation on Grantor’s Land of such

ranching, agriculture, hunting, recreational and limited guest ranching uses as are consistent with the conservation

purposes of this Conservation Easement.

Tax Advantages - The State of Wyoming does not levy a

personal income tax or corporate income tax.

Wyoming does not impose a tax on intangible assets such as bank accounts, stocks, or

bonds, either. In addition, Wyoming does not assess any tax on retirement income

earned and received from another state. Further, there is no legislative plan to imple-

ment any of these types of taxes.

Honored with True West Magazine’s 2005 Western Town of the Year Award and most

recently the prestigious Historic Sheridan, WY attracts people in search of a small town

lifestyle with the benefits of big-city culture, dining and boutique shopping. Known for

its devotion to the Arts and western heritage, Sheridan is a growing community of

17,000 with a thriving economy, award-winning school systems, and quality air service.

Sheridan’s historic Main Street sits as the city’s centerpiece, with numerous shops cater-

ing to locals and tourists alike. Recreation opportunities abound with the nearby Big

Horn Mountains, three golf courses, lakes for boating and fishing, and an Arts commu-

nity featuring the historic WYO Theater.

I’m not a big believer in the concept of land ownership. When I look at the rocks and mountains, and chippings from the Native Americans when

they sat and carved their arrowheads, and when I find little white, curled shells that indicate this all was under water, I am humbled by the fact that my

life here on this land has been but a split second, really, in the scheme of things. What we own is the temporary right to be a steward of the land, to

have the privilege of taking care of the open spaces that are quickly being devoured and cut up. It has been my greatest honor to grow up here, to wit-

ness herds of elk so closely that I could see their breath fog in the winter, and hear the clicking of their hooves as they run.

What this ranch is, really, more than anything, is its own nature preserve, without that being

anyone’s intention. Because of its exquisite and varied ecosystems and geology, it is the perfect habitat for more species, per square foot, than hardly

any land around, anywhere. I have seen, just while eating dinner on the patio, a fat, sleek black bear saunter by, two lions playing on the lawn, antelope

running like gazelle over the hill. I have heard coyotes howl, Great Horned owls hoot, mountain lions scream, elk bugle, rattlesnakes buzz, turkeys

gobble (a lot), hummingbirds whir, marmots whistle, and bear cubs snuffle and bark at one another, playing in the ditch. And, at the same time, hav-

ing eye contact with a lion, and stepped over many a snake, and surprised a cow moose, I have come out of it unscathed, unharmed, and only blessed

for the experience.

Living here is a rare and precious gift. The University of Illinois used to come here each summer with a group of geology students, just to study the

unique geologic formations up Big Goose Valley. Of all the places in the United States they chose this place. What students wouldn’t want to be sur-

rounded by a roaring creek, majestic mountains and take in the vast geologic formations?…..What better place to commune with nature!

A few years ago we discovered the remains of Native American Teepee rings made of rock. It is not hard to imagine them sitting here, on the edge of

a flat hilltop, watching for herds of buffalo, or elk, or, frankly, some of us, coming in to settle.

Up the canyon is a large limestone rock, and on that rock is carved a cross where two men engaged in an OK Corral kind of shootout toward the end

of the 19th century. They both died. Probably over a woman, or a card game gone bad. A local priest buried them and carved the cross, according to

local lore. The cross remains, and is a

reminder of the history we all are party to.

On the positive side, wedding ceremonies have taken place here, vows exchanged amid the waist-high grass and summer breezes.

The chimney of a small cabin still stands, of where, during the Prohibition, a still was hidden in Red Canyon, far from the prying eyes of Uncle Sam.

Near it are remains of a crashed DC-3, the 300 pound propeller still rammed into the earth.

This land used to be called Absaraka Park around the turn of the century, a place where well-heeled ―Easterners‖ could venture to and be carried

out here from Sheridan in a horse –drawn carriage, and taken UP the canyon to see the Big Goose Falls. Bridges were built, makeshift roads, even.

Today, it is a cattle trail to get up the mountain, and a spectacular horseback trip that will quicken your heart. This was a destination resort far be-

fore my family ever graced this land. Dinners, dancing, live music, debauchery, and a hell of a lot of fun. This land has been truly enjoyed, and

lived upon, and valued for its beauty and seclusion. And because it is in the Nature Conservancy, it will continue to be, in 100 years, much as it

is now. There is great comfort in that!

I grew up here on horses. I would ride one horse bareback, pony one, and have another run free, and I’d find the highest point, and sit and read

for hours, watching the circling eagles be harassed by songbirds (after having swept aside dried marmot poop, for they love to sit on the same rock I

did.)

And here’s another thing: we have no mosquitos. I will see maybe one or two a year. No black flies. It’s a miracle. The poor vacationing saps

all over the rest of the country who have to swat at flies and biting insects are in a Heaven-like zone here with no need for bug spray.

But this is a wild place, not for the delicate flower whose idea of getting close to nature is driving through a national park locked inside an SUV.

This is the real thing, less buggy than Alaska, less crowded than Colorado, less expensive than California. It is unsung, undiscovered and unfet-

tered.

Don’t get bucked off in the yucca, don’t trip into the poison ivy, don’t try to pick up a rattlesnake, don’t jog wearing a meat-poncho near a lion

den, don’t drop cigarette butts in the dry grass, don’t drink all your bath water, and never stick beans up your nose, and you’ll be a lucky, lucky per-

son to have been able to say you have lived and loved here on this magical landscape!
