W hat a fantastic result with a real nail biter of a Rugby World Cup Final. Well done to all the All Blacks Team and management, you have really done us proud.

The Property market in Nelson is really gaining momentum with three of my newest listings having offers before the first open homes. Two have sold and have very happy buyers, but for every sale there is usually two or three serious buyers that are missing out on their dream home, and so therefore they are reacting faster with higher offers on the next home that takes their fancy. And so the supply and demand curve starts to rise. What does that mean? Residential housing market turning the corner

While the global economy has remained in a fragile state, New Zealand is seeing some indica-tions of a pick-up in the housing market. It is likely the September lull in housing sales was largely driven by distractions created by the Rugby World Cup, with the real estate market

mostly sitting on the sidelines over the past month. Despite its relative strength compared with many of its peers, the New Zealand economy is likely

to remain susceptible to adverse swings in global sentiment. Any pick-up in housing market ac-

tivity will no doubt be aided by the Reserve Bank of New Zealand’s decision to once again leave

the Official Cash Rate unchanged.

At this point the Reserve Bank does not look likely to lift the OCR until the global scene im-

proves, which could see it remain unchanged until mid-way into next year. If the global situation

deteriorates, the OCR may stay put for another year. As such, the floating rate remains the

cheapest mortgage option.

While some pockets of the housing market – namely Christchurch and Auckland – are showing

signs of lifting, it is unlikely the greater housing market will turn definitely upwards for some time

yet.

Nationwide house sales dipped by a seasonally adjusted 3.7 percent in September, following a

5.1 percent rise in August. Despite this fall, sales are still trending up with volumes 1.2

percent higher in the three months to September than the previous three months.

House prices are on the rise, with the Real Estate Institute of New Zealand House Price Index

up 1 percent after being flat in August. Prices are beginning to gradually trend higher, with aver-

age prices in the three months to September rising 0.5 percent compared with the previous

three months.

The value of mortgage approvals continues to lift on an annual basis, with rising approval values

suggesting that the value of house sales should hold steady.

There was a net permanent and long-term migration seasonally adjusted inflow of people into

New Zealand for the first time since February. Permanent and long-term arrivals rose 0.9 per-

cent, while departures fell 3.9 per cent.
