Space planning is an element of design that is often underestimated, yet it can truly make a huge difference in the look and feel of a room. When working in smaller spaces like condos, it becomes even more important to master the art of maximizing space by creating illusions of grandness and making the best of your floor plan.

Sometimes thinking outside the box pays off! In smallspaces with an open concept, planning the layout canbe difficult.

When a client first came to us with her designproject, her biggest dilemma was how to configure thefurniture in the space. There was only enough roomfor a small love seat across the balcony path, whichleft virtually no space for any other furniture to fit. And the intended location for the dining room wasin the biggest area across from the kitchen, which leftthe TV area to be in the smallest corner besidethe fridge. Since it was an open concept condo withbeautiful large windows, it made planning the layout very difficult.

Our recommendation was simple: switch it around. One simple idea was to turn the smallest wall into a cozy functional dining area. We made the best use of the space by designing a custom banquette, tufted with crystals, which allowed for additional seating as well as creating a massive wow factor. Using a small quantity of a very bold dramatic hot pink as a backdrop added the perfect amount of pizazz to the space. The final addition of a small scale dining table in a white glossy finish and clear ghost chair were the perfect fit.

The greatest benefit of this layout change was that it enabled us to fit two large sofas, a coffee table, and even an accent chair that perfectly mirrored the contours of the beautiful windowed walls. But the most stunning attraction in the living room was the wall unit, custom-built with an electric fireplace to provide our client with ample storage, coziness, and function. Often people don’t think built-in cabinetry or fireplaces would be feasible in condos or that there is too much work involved, but there are many ways to go about it that facilitate the process and make it very easy.

Even with all its size and layout challenges, we were pleased to have helped our client turn her condo into the cat’s meow! It is now extremely functional and elegant and just waiting to host her next party.

Look around your own space and try thinking “outside the box”. Consider moving things around or using smaller scale furniture. Remove the conventional barriers that may be inhibiting your creativity and you’ll be amazed at the different possibilities you come up with.
