John Wooldridge who led Ohio State in rushing yards in 1985, has been named the new

President of the National Football Foundation (NFF) Columbus (OH) Chapter, following in

the footsteps of his outstanding predecessor Bill Wells. The NFF is a non-profit organization

who’s mission is to promote and develop amateur American football on all levels throughout

the United States and to cultivate leadership, sportsmanship, enthusiasm for competition,

and drive for academic excellence among America’s youth. In addition to supporting amateur

football on the local level, the National Football Foundation also oversees the support, ad-

ministration, and operation of the College Football Hall of Fame. Among its other programs

and initiatives includes the facilitation of the Play It Smart program and the launching of the

National Honor Society in 2007. This recognition program honors players who excel both on

and off the field and in the classroom. Inductees must have been a starter in their final colle-

giate season and have earned a 3.2 cumulative GPA for their undergraduate degree.

KBK ENTERPRISES CONTINUES TO BUILD A DIVERSE STAFF

Douglas Ervin Background Douglas Ervin serves as Vice President and Senior Development Officer of KBK Enter-

prises. He has taken on several leadership roles throughout his career in affordable

housing. He is an executive with large scale development experience. He oversees KBK

Enterprises’ real estate development projects, including project management, construc-

tion management, property management, business development, client relations, financ-

ing, reporting/documentation, closings, construction draws, construction completions,

leasing and stabilization. He works directly with the Executive Team as well as providing

management support to all Project Managers of KBK Enterprises. He also provides sup-

port for our construction and property management affiliates (Alliance Construction and

KPMS respectfully). Douglas will be stationed in our Columbus, OH office.

Six new faces have recently been added to the KBK Family. Although much of the new staff is based out of Pitts-burgh, all bring a host of unique and diverse disciplines, each chosen for the possibility of creating new opportuni-ties at KBK Enterprises. They also provide additional administrative support to expand our vision of “Changing Lives.” We welcome all of our new staff to the KBK Team.

Christopher Boles Background As VP and Chief Administrative Officer, Chris Boles is involved with nearly every as-

pect of KBK. He is responsible for developing and managing our company strategy,

marketing, public relations, communications, quality control, maintaining our desired

corporate culture, policy and procedure support. He has a thorough understanding of

the company’s policies and overall mission. Chris has a law degree and a masters

degree in public administration both from Indiana University with an undergraduate

Deshawn Davis Background Deshawn Davis is Pittsburgh’s first KBK Enterprises’ Management Trainee . He came to KBK by way of Carnegie Mellon’s University’s Urban Design Regional Employment Action for Minori-ties (UDream) Program. UDream’s curriculum is authorized and conducted by The School of Architecture and Remaking Cities Institute. The UDream program consists of a series of aca-demic courses and studio work with an emphasis on urban sustainability. Deshawn is a native of Lincoln, Nebraska and earned his bachelor’s of Science Degree in Architecture in 2010 at Flori-da Agricultural and Mechanical University (FAMU) and his Master’s Degree in architecture from Florida International University.

Tara Ghee Background Tara Ghee has worked in the area of social services and auditing for the last 9 years. Tara will

be heading up Community Supportive Service programs at Garfield Commons Pittsburgh. She has taught West African Dance as a teaching artist in some of the Pittsburgh Public Schools and other Community Centers in Pittsburgh and danced professionally for three African Dance En-sembles in Pittsburgh.

Diona Jones Background Diona Jones has worked in the field of social services for 16 years, as a Master Social Worker. She attended Frostburg State University in Maryland, which lead her in earning her undergradu-ate degree in Human Services and Organizational Management. Soon after graduating Frostburg State University, Diona attended Carlow University in Pittsburgh, where she received her Mas-ter’s Degree in Social Work. Diona Jones will manage and oversee Pittsburgh’s Section 3, MWBE and Community Supportive Services Program development for Addison Terrace and Larimer communities.

Priscilla Boggio Background Priscilla is a Lead Teacher at The Pride Center Academy in Pittsburgh. She was born and raised in Lima, Peru, where she obtained her degree in Education. Priscilla also has a Masters from Duquesne University in Leadership and Business Ethics. She’s fluent in English, Spanish, Italian and proficient in German. She lived and worked in Germany, Italy and Venezuela.

KBK Enterprises - Pittsburgh PA

239 Fort Pitt Boulevard will serve as the future home of KBK Enterprises Pittsburgh, fall 2013. The building sits on the southern shore of the Golden Triangle in downtown Pittsburgh. The Golden Triangle, bounded by two rivers (Allegheny River and Monongahe-la River), is officially known as the Central Business District and is home to many major corporations such as PNC Bank and Bank of New York Mellon. Fort Pitt has great views of Station Square and other retail/offices which is directly across the river. Point Park University is directly behind the Fort Pitt building and there is even a Starbucks four doors down. As one of the city’s first buildings built in 1890, it’s unique features include a full basement for stor-age, indoor parking and tall glass windows. Being directly off the Parkway, it has easy access to all major highways as well as high visibility and signage potential. The 12,000 sf building, which has a substantial amount of historic detail, has three floors and will pro-vide retail and additional excellent office space for the KBK Pitts-burgh team.

LARIMER RECEIVES $11,531,116 IN TAX CREDITS

KBK Enterprises and the Urban Redevelopment

Authority of Pittsburgh are pleased to announce

that Phase 1 of the planned Larimer redevelop-

ment received a Low Income Housing Tax Credit

award from the Pennsylvania Housing Finance

Agency on Thursday March 14, 2013. This fund-

ing totaling $11,531,116 in tax credits will assist

in the development of 40 affordable homes to be

built in the Larimer community. KBK Enterpris-

es was awarded the first phase of a mixed use

plan for redevelopment in Larimer by the Urban

Redevelopment Authority in September 2011.

The project will allow for 40 affordable homes

to be built along the perimeter of the Larimer

neighborhood as a catalyst for further develop-

ment in the community. Councilman Rickey Burgess commented “I would like to thank KBK Enterprises for their patience and commitment in helping to rebuild the Larimer community. This tax credit award allows KBK to begin con-struction of the first phase in the revitalization of Larimer. Building off the strengths of East Liberty, Larimer is poised to be Pittsburgh's next great working class neighborhood." In 2010, the Larimer Consensus Group completed the Lar-imer Vision Plan, which established the frame-work for future development along the Larimer Avenue Corridor. The Vision Plan calls for a con-solidation of the residential core of the neigh-borhood, creation of a destination of parks and/or athletic fields and facilities; and fully embrac-es principles of “Green” development.

Garfield Commons Setting The Bar High By Hiring Within

According to City of Pittsburgh Housing

Authority Executive Director, Caster

Binion, Garfield is the model on how

affordable housing should look. Begin-

ning almost 7 years ago, the severely

distressed public housing development

where 326 row houses existed, is now a

mixed income community that will con-

sist of 225 townhomes upon comple-

tion. The construction of the remaining

50 homes will be completed April 2013,

ten detached homes of which will have

garages. This project achieved high

“green” standards established by the

Pennsylvania Housing Finance Agency

and was awarded tax credits for all four

phases consecutively. Additionally each

phase has been completed within a

year. But perhaps its most notable

accomplishment is the record number

of Section 3 employees and MBE/WBE

contractors involved with the project,

more than 54 both skilled and un-

skilled laborers from Garfield and sur-

rounding neighborhoods, said Tisha

Germany, Assistant Vice President of

KBK Enterprises. We engaged the

community by working with the for-

mer resident council, Garfield Jubilee,

Bloomfield Garfield, the local National

Association of Minority Contractors

(NAMC) and the African American

Chamber of Commerce of Western

Pennsylvania along with the commu-

nity. 54 Section 3 employees worked

on the construction of Garfield Com-

mons. The development featured the

largest number of Section 3 employ-

ment in the City’s history. Section 3 is

intended to ensure when employment

or contracting opportunities are gen-

erated because a Section 3 covered

project or activity requires the em-

ployment of additional persons or the

awarding contracts for work, prefer-

ence must be given to low and very

low income persons or business con-

cerns residing in the community

where the project is located. Section 3

promotes local economic develop-

ment, neighborhood economic im-

provement and individual self-

sufficiency. Of 33 subcontractors,

21were minority and women owned

businesses (MWBE) .

It is very likely that the Garfield model will be imple-

mented in some form with Addison Terrace when the

development goes vertical. KBK Enterprises won the

award for Addison Terrace, exceeding their largest

minority award for Garfield.

Garfield has given proof to the theory that putting

residents to work does work for everyone involved,

especially the community. Residents who are em-

ployed in the redevelopment of their community

have a personal, tangible investment to ensure that

the community stays sustainable. Residents at Gar-

field are offered and participate in a multitude of

programming sponsored through The KBK Founda-

tion, the community supportive services partner of

KBK Enterprises. The core mantra of The KBK Foun-

dation is “Changing Lives by Going Beyond Bricks and

Sticks”. Many of the resident activities occur at the

development’s state of the art community center,

known as The Pride Center. Activities such as, com-

puter and fitness classes, tax preparation, communi-

ty day, harvest and holiday festivals have high resi-

dent participation. Keith B. Key, Chairman of The

KBK Foundation has a vested interest in the Garfield

community. He was born and raised in Garfield

Heights. It gave him the opportunity to sow back into

the community where he once grew up. You can also

ACCOMPLISHMENTS ~Hired the largest number of MWBE contractors in the City’s history, 48%. Recognized by the intergovernmental agency and county. ~Hired the largest number of Section 3 employees in the City’s history. ~Provided an academic scholarship to residents of Garfield. ~The KBK Foundation contributed $50K towards the purchase of washers and dryers for our residents so that everyone would have one in their unit. ~The KBK Foundation contributed $250k to purchase computers for each household along with training classes. ~The KBK Foundation contributed another $250k to make Garfield Commons a wireless housing community. ~Completion of over $100 million in development of all four phases with no change orders.

~KBK received the largest award to a minority business in the City’s history.

Addison Terrace Receives $30 Million In Tax Exempt Bond Volume Cap

The Pennsylvania Housing Finance Agency

(PHFA) Board announced a $30 million tax credit

allocation toward the Housing Authority of the City

of Pittsburgh’s next major redevelopment initiative:

Addison Terrace Phase I Redevelopment with 186

units of new mixed-income housing located in the

Hill District and led by co-developers Allies and Ross

Management and Development Corporation and

KBK Enterprises.

HACP Executive Director Caster D. Binion said, “On

behalf of the HACP Board of Commissioners, our

Chairman Rev. Ricky Burgess, and Mayor Luke Ra-

venstahl, “I’m proud to announce that the Addison

Terrace redevelopment effort has received this ma-

jor award. This will allow our development team to

pursue a more aggressive construction schedule and,

most significantly, help bring low income Pittsburgh

residents home to a rebuilt, revitalized, Addison Ter-

race as quickly as possible.”

The incentive program provides an annual tax credit

that allows for reduction of the investor’s federal

taxes – for the first 10 years following the comple-

tion of the project. This tax credit is a big help be-

cause developers leverage the tax credits through

sale to potential investors as a source of funding for

the development.

Addison Terrace Phase I is the first of a three-phase

housing redevelopment plan in the Hill District. This

redevelopment effort is being implemented in part-

nership with the United States Department of Hous-

ing and Urban Redevelopment, Allies and Ross,

PHFA and Keith B. Key Enterprises.

KBK Enterprises - Pittsburgh PA

The development is one of the largest redevelop-

ments of affordable housing within the City of Pitts-

burgh. The 400 modern mixed-income units similar

to the recently completed Garfield Commons will

replace 734 obsolete units of public housing con-

structed in the 1940s. The new housing will inte-

grate and reconnect surrounding communities by

introducing new buildings, improving existing

neighborhood streets, enhancing walkability and

safety and neighborhood connectivity.

Addison Phase I includes numerous green design

principles for energy efficiency, water conservation,

low maintenance landscapes, storm water manage-

ment and the use of eco-friendly products. The pro-

ject will seek to earn an Enterprise Foundation

Green Community designation.

Preschool Services Offered At Pride Center Garfield Commons received ap-proval to expand their childcare program to include children ages 3-5 yrs. The preschool pro-gram is slated to start June 2013 and provide service be-tween the hours of 7am—6pm. The curriculum features several different teaching aspects which build self-esteem, confi-dence, cultural consciousness, responsibility and positive be-havior in children. Through ac-tivities such as mixed media arts and crafts, physical activity, reading, and creative writing, children will explore themes like the environment, world cultures, fitness, cultural events and more.

Garfield Commons Featured In Social Media Garfield Commons has taken a dive in the social media arena by creating its own Facebook-page. Visitors can find updates on the latest activities and events at The Pride Center. Additionally, visitors can find information on leasing availa-bility of the residential units. Garfield is also featured on Craig’s List and Twitter.

KBK Enterprises Joining Presidential Roundtable

KBK Enterprises joined the African American Chamber of Commerce of Western Penn-sylvania (AACCWP) Presiden-tial Roundtable. KBK is the first African American busi-ness to achieve this status. 16 top executives compose the Roundtable from the business and academic communities in the Pennsylvania region. The creation of the Presidential Roundtable in 1998 was the result of the Chamber’s need to develop corporate links for relationship building to grow the organization. This was ini-tiated to encourage chief exec-utive officers in the business and academic sectors of West-ern Pennsylvania to commit to being an executive member of the Chamber. Mr. Key has been a member of the Cham-ber since 2006. The mission of the Chamber is to continuous-ly improve business and pro-fessional opportunities for African American business owners and professionals.

Cameron Group To Provide Supportive Services Cameron Professional Services Group (CPSG) was selected by KBK to become part of the de-velopment team that will pro-vide Community Supportive Services to Addison Terrace. They were selected in part to their response to an RFQ in 2012 for Community Relations Services. The professional ser-vices firm has over 35 years of experience and is a certified Section 3 and MWBE headquar-tered in the Hill District. The firm is led by husband and wife team Kevin and Francine Cam-eron. Both provide leadership to the National Black MBA Asso-ciation where Kevin served as President. CPSG has worked with HACP, the URA and finan-cial service industry giants such as Fannie Mae.

Marrero Commons Featured In 2013 Housing Conference

KBK Enterprises - New Orleans, LA

Marrero Commons was featured during

a tour at the 2013 NALHFA (National

Association of Local Housing Finance

Agency ) Annual Educational Confer-

ence, New Orleans, LA. The Conference

was held at a critical point in New Orle-

ans’ recovery from the devastation of

Hurricane Katrina in 2005. Visitors

learned more about the state of recov-

ery efforts and what lies ahead for the

city. The conference also offered many

opportunities for professionals to share

information and expand their

knowledge of affordable housing fi-

nance. Marrero Commons is one of the

“Big Four” public housing complexes

that was toured. Construction of 250

units, Phase 1A of Marrero Commons, is

now completed. The units are almost at

100% occupancy. Phase 1B is expected

to close May 2013 to complete the re-

maining 160 units of Phase 1’s 410 unit

development. Phase 2 will include an-

other 250 units to conclude the planned

660 units at Marrero Commons. Marre-

ro Commons, formerly known as BW

Cooper, will also be featured in an Oral

History Project which documents its

history in the form of large panels with

photographs. This presentation will

also include a short film that talks

about the transformation of the BW

Cooper development from the 1940s to

present.

On Friday, March 8th KBK Enter-

prises-Pittsburgh participated as a

vendor in the 12th annual MWDBE

Conference. This year’s conference

held at the IBEW Conference Cen-

ter, focused on Minding Your P’s:

Preparation, Process, Procurement

and Performance. This large forum

created an effective method for

business opportunities, which aid

in strengthening the economic pro-

spective for minority business

owners. The conference gave each

MWDBE the opportunity to market

its business to government pur-

chasing agents and other agen-

cies at one time and to find out what

bidding opportunities are available

and coming up. The conference was

an educational and networking

event that allowed hundreds of

government agencies and organiza-

tions to mingle together and form

effective business relationships. As

a result of the effective networking

efforts, a number of organizations

were able to provide various types

of business assistance, such as busi-

ness planning, and redevelopment

guidance and information regard-

ing their programmatic services, on

upcoming projects and events

to others. In an effort to meet KBK’s

MBW and WBE goals, DeShawn Da-

vis, Management Trainee and Diona

Jones, Section 3 Program Coordina-

tor were able to generate a list of

fifty (50) or more MWDBE owners

interested in working with KBK

Enterprises on future redevelop-

ment projects and/or projects that

aid in providing a higher standard of

quality to community residents.

Urban Meyer Keynote of 8th Annual Lecture Series Ohio State Head Football Coach, Urban Meyer, served as the

keynote speaker at the 8th Annual Todd Bell Luncheon lec-

ture series. This year’s event was held at the Hyatt Regency

Hotel in downtown Columbus, March 27th. The lecture series

supports the Bell Resource Center for the African American

Male at Ohio State which provides specialized support ser-

vices to improve the academic performance, graduation rates

and professional development of male undergraduate stu-

dents. The luncheon also is the center’s major fundraiser.

Napoleon Bell, Executive Director of the City of Columbus

Community Relations Commission, was host of the event

which honors the legacy of Todd Bell, former Ohio State and

NFL standout, and university administrator with the Office of

Diversity and Inclusion. The Center also established the Bell

Fellows Doctoral program for students who show promise of

becoming productive scholars on topics related to African

American males. KBK Enterprises was a proud supporter of

this event.

Keith B. Key Selected As Honoree By Greater Columbus Community Helping Hands

The Greater Columbus Community

Helping Hands hosted their 8th Annual

Scholarship and Awards Black Tie Gala

on Saturday, April 6th at Columbus Air-

port Marriott. Every year the organiza-

tion honors local citizens who serve as

role models and mentors in the Colum-

bus community. Keith Key was selected

as honoree for his work in philanthro-

py. Founded in 2006, the Greater Co-

lumbus Community Helping Hands Inc.

(GCCHH) engages in and promotes ac-

tivities to enhance educational oppor-

tunities for youth in the Greater Colum-

bus community. In addition, GCCHH

helps local non-profit service organiza-

tions, schools and counselors who iden-

tify methods of service, intervention

and opportunities to enhance the self

esteem of youth. GCCH has given over

$100,000 to scholar students and select

community organizations since its in-

ception eight years ago. The organiza-

tion’s President and founder, Dorothy

Cage, said that the goal of GCCHH is to

help youth become better young adults

and to excel in their education and ca-

reer goals by providing a “helping

hand” to make a difference, working

with one person at a time to bring

courage, strength and dignity to the

student. GCCHH is concerned about the

preservation of the Black family, social-

ly, economically and morally and places

special emphasis on the African-

American male and youth who need

assistance. Their members serve as

mentors, establish positive relation-

ships and give support through pro-

grams, projects and workshops. The

KBK Foundation was a proud supporter

of this organization.

Oscar Experience New Orleans Louisiana's Only Official Oscar Viewing Party

Oscar Experience New Orleans and the American Red Cross South Louisiana Region came together again for the 85th Academy Awards telecast and only Official Oscar Party in Louisiana. On February 24, 2013, the American Red Cross and the Academy of Motion Picture Arts and Sciences, in partnership with The Theatres at Canal Place and WGNO ABC New Orleans rolled out the red carpet at The Theatres at Canal Place for Oscar Experi-ence New Orleans, Louisiana's offi-cial Oscar-viewing gala. The even-ing was a night to celebrate both the red carpet and the Red Cross, for nearly 100 years a partner in serving the humanitarian needs of the Greater New Orleans region. The event was made possible through the generous support of corporate sponsors such as The

KBK Foundation. Chef Adolfo Gar-cia's Gusto Cafe provided an unfor-gettable menu to pair with the night’s atmosphere, along with spe-cial movie themed drinks. At-tendees enjoyed the paparazzi, offi-cial Academy programs for the evening, an unbelievable raffle courtesy of Lee Michael’s Fine Jewelry, swag bags and all the glam of a night in Hollywood, while knowing that they were supporting the life-saving mission and work of the Red Cross in South Louisiana. Proceeds of the event were used to support the programs and services of the American Red Cross in Southeast Louisiana. Jennifer Gage, Assistant Project Manager for KBK New Orleans attended the event filled evening representing The KBK Foundation.
