Located along Highway 217 in Beaverton, Oregon, Denney Road Commerce Center features five light industrial buildings totaling 218,569 square feet on 21.01 acres, including 4.25 acres of wetland. Harsch Investment Properties acquired the site from Mercer Industries in 2017 and immediately began a multimillion-dollar renovation of the aging industrial property.

The existing industrial buildings and exterior support yards were constructed in several phases over the last 60 years and consisted of tilt up concrete perimeter walls with industrial grade concrete or asphalt flooring. The site is bounded by Denney Road on the north, Fanno Creek Natural Area to the west, and Highway 217 and a railroad right-of-way to the east. The original buildings were constructed “dock high”, generally four feet above finished grade, with each building intended to be occupied by a single tenant. Prior to the acquisition, Denney Road was home to heavy users in recycling, automotive, and window manufacturing. In order to attract new tenants and transform the property into a multi-tenant industrial park, VLMK Engineering + Design and Perlo Construction began with general site improvements to appeal to more customer-facing tenants. New asphalt was placed throughout the property after extensive groundwork to address unsuitable soil conditions. New dock aprons were added, as well as all new utility connections, retaining walls, and LED

lighting throughout the site. Building improvements in all five buildings include a new three tone paint scheme, articulation using new cornices at the top of the wall, new fenestrations, projections and canopies at storefront entries, and new landscape areas scattered throughout the interior of the park and concentrated generally around proposed office entries and parking areas. Building improvements on Buildings 1, 2 and 4 include all new slab on grade floors, glazing, added dock and drive-in doors, and new roofs and insulation on over half the project. This property features approximately 375 parking stalls and 46 dock doors. Current tenants include NessCampbell Crane & Rigging and Tillamook Country Smokers.

The improvements Harsch made extends the life of the park by decades and anchors Beaverton’s industrial capacity along the 217-Corridor. Beaverton’s six million square-foot industrial market does not have greenfield sites for development, making re-investment all the more important. The industrial vacancy rate in Beaverton is only 3.6%, which is less than half of the ten-year average of 8.1%. Leasing to date in Denney Road Commerce Center has resulted in almost 90,000 square feet of net absorption. The leasing of the remainder of the space in this project will result in another 120,000 square feet of absorption and an additional 200 basis point drop in vacancy.

This project has also contributed to robust rent growth in Beaverton. Rent growth in Beaverton, which averaged 5.7% year-over-year in 2019, can be attributed to this project, as it represents the largest block of available space in the City.

7 SE Stark is a 10-story building in the Central Eastside Industrial District of Portland Oregon, situated between the Interstate and Union Pacific Railroad tracks. The building elevates four levels of steel framed office over five and half levels of post-tensioned concrete framed parking and ground floor retail. The 78,298 square foot innovative office building and 265 stall parking garage features prime amenities including views of the city, floor to ceiling glass windows, secured bike parking, fitness center, and on-site parking.

The steel framed building is a true representation of this intentional structure, with a facade and shape that resemble the Pacific Northwest landscape. By program, the framing system of post tension concrete, long span girder beams, and concrete shear walls creates open parking areas on the lower levels, and transforms the upper levels to clear open workspace floor plates. This design allows for open and flexible layouts for creative business to grow within. The office levels were designed to create a column-free floor layout. The building moves vertically, providing several shared terraces and unobstructed 360-views of Portland to each tenant.

The location proved challenging for the project team since a traditional construction tower crane could not be used. The general contractor opted for a 300-ton mobile crane to limit booming over the adjacent transportation viaducts. The total site square footage was 26,825 square feet while the building footprint was

roughly 21,000 square feet, making for a very tight site to perform construction activities.Development of 7 SE Stark upped the ante for office space in the Central Eastside. Prior to construction, the close-in eastside lacked new office product, and for

companies looking to upgrade their space options were limited. 7 SE Stark is positioned to attract high growth companies with the type of talent, which will continue to breathe new life into the community. Floor to ceiling windows, large tenant terraces on every floor, column-free floor plans, a fitness center, and bike parking are just some of the perks offered to tenants.

The Club at the Park offers contemporary apartment living with the amenities you deserve in the premier Columbia Tech Center, the heart of Vancouver, Washington.

Columbia Tech Center (CTC) is a master-planned mixed-use development located in Vancouver, Washington within the highly desirable Clark County technology corridor. Situated on 430 acres, CTC has over 3.65 million square feet of high-quality office, flex/industrial, medical, retail, hotel and residential space with significant development and leasing opportunities available. CTC is located along SE Mill Plain Boulevard close to Washington SR-14 and Interstate-205. Drive time to Portland International Airport is approximately 12 minutes and downtown Portland is approximately 25 minutes away. Several companies have their corporate or regional offices at CTC including Banfield Pet Hospital, Nautilus, HP, Kokusai, Kuni Automotive and PeaceHealth. CTC is beautifully landscaped with a 12-acre park, amphitheater and boardwalk, and offers amenities like food trucks, pedestrian and bike pathways and a basketball court. Affordable housing is available nearby and the community is recognized for its excellent schools.

Known as ‘Parkside II Apartments’ during construction, ‘The Club at the Park’ broke ground summer of 2017. This project consisted of two, four story slab-on-grade wood framed apartment buildings with ample at

grade parking. In total, the development has 206 units, containing a mix of studio, one, and two-bedroom apartment homes. The units that overlook the adjacent park have exterior balconies and ground floor patios for those residents to enjoy the scenery and walking trails. The two structures are connected via a glass atrium walkway and share an expansive central courtyard. Parkside II has a gym, community room, resident lounge, outdoor fire pit, spacious covered barbecue area, as well as a year-round outdoor pool and hot tub for residents. Units have quality finishes including plank flooring, stainless appliances, oversized windows and quartz countertops.

The repositioning of the Harrison Building lobby reinvigorated and modernized the building’s sense of place and introduced a set of attractive tenant amenities. Before renovation, the only common area inside the building was one minimal seating area at the entry. The design transformed former tenant space into an expanded lobby, inviting lounge spaces, and a coffee shop—all of which build identity and community.

The design is a modern take on the building’s midcentury vibe, with wood paneling, lush fabrics, and exposed waffle slab ceiling elements. A series of visual connections link the spaces, allowing glimpses between interior areas and between the indoor and outdoor environments. Design cues were taken from the original building, particularly the motif of the uncovered waffle slab, which inspired the screen wall pattern and the texture on the elevator doors.

The new space allows tenants to come together in a shared space, and in doing so endows the property with a more welcoming, human-centered identity. The amenities improve the day-to-day experience of tenants, and give the owners an advantage in a competitive downtown market.

The 250 Taylor team has worked together to make this impressive new building a reality in a neighborhood that has transformed even in the years since this project was first envisioned. This project strives to honor the history of the area and bring energy to this core downtown street.

250 Taylor is a new 191,500 sq. ft., Class-A office building in downtown Portland. It is a post-tensioned concrete building, skinned with prefabricated, unitized terra cotta curtainwall panels designed to echo the materials and craftsmanship of the historic masonry buildings in the neighborhood. The large windows create a light-filled, modern space and a welcoming lobby and ground floor retail space.

The ten-story building features tall 11 to 13-foot ceilings and open floor plates due to an off-set elevator core. Below-grade holds two levels of parking with 90 stalls. The ground floor includes a bike room with mechanical storage racks for 124 bikes plus locker rooms with private showers. There is a double-height balcony on the 9th floor and a spacious roof deck that overlooks the city and river, complete with built-in teak benches, barbecues and fire pits for tenants to enjoy. The central location of the building is close to transit lines, restaurants, hotels and shopping destinations.

Sustainable features include a high-performance, airtight building envelope to reduce energy usage. Stormwater is treated on-site with a water-filtering planter system. The project is anticipating LEED Gold certification for the core and shell as well as the tenant improvement.

All ten floors of the building are leased to one tenant for their new headquarters. As a large utility company, it is considered a critical facility that needs to be operational even during natural disasters. The building is designed to withstand 50% higher seismic forces than a typical building, equivalent to a category 9.0 earthquake.

Hyatt Regency Portland at the Oregon Convention Center is LEED Gold certified and is located directly to the north of the existing Oregon Convention Center in Portland, Oregon. This full-service hotel is 440,000 square feet and includes:• 600 guestrooms, inclusive of 15 suites and 1 presidential suite• Approximately 35,000 square feet of meeting and event space• A full-service restaurant and bar• Administrative office space• Retail space that serves as a coffee shop and 24-hour guest market.

The project will serve to attract larger conventions to Portland and spur additional economic development in the neighborhoods immediately surrounding the Oregon Convention Center, as well as throughout the Portland region. As developer and design-builder, Mortenson owned the hotel through project completion, structuring the $150 million of private investment, and had ultimate responsibility for the design and construction of the project. Mortenson saw this project as an opportunity to collaboratively partner with Metro, Prosper Portland and Hyatt, to successfully deliver the hotel– an aspirational project that had

previously been attempted on several occasions over the past three decades – so that Portland could host larger, and more frequent, conventions and events, as well as have a positive impact on the local community. The impact of a convention center hotel has already produced tangible results. The Travel Portland sales team saw a 43.2% increase in bookings across all Portland hotels over the previous year. From July 1, 2017 to June 30, 2018, the hotel directly resulted in 25 future convention groups booking 129,863 rooms. This increase in overnight bookings results in an estimated additional $650 million in annual convention-related tourism spending leading to the generation of $5.6 million in new state tax revenues and $4.7 million in new local tax revenues.

As one of the newest additions to Portland’s Central East Side, the 14-month renovation of the industrial property, Glass Lab, was completed in the summer of 2019. Originally built in 1960, the name “Glass Lab” is an homage to its one-time tenant, Morehouse Glass Company. Portland-based developer/owner, ScanlanKemperBard, acquired the building in 2017 and began working in tandem with the Denver-based Tryba Architecture to continue the property’s proud industrial tradition by turning the vintage property into a community-oriented creative hub for the next generation of creators and innovators. Located on the corner of SE Martin Luther King Jr Blvd and SE Mill St, Glass Lab is now redeveloped as a 46,000 square foot urban-flex property and offers 13 flexible suites, ranging in size from 2,000-5,400 square feet. Leasing momentum has been strong and the response from the tenant community has been extraordinarily positive and encouraging. Renovations of the Glass Lab were entrusted and overseen by Lorentz Bruun Construction. The combination of exposed concrete, oldgrowth timber beams and tongue and groove wood floors helps to maintain a raw, authentic feel throughout the property, while extensive window lines, soaring ceilings and large skylights keep the spaces naturally bright. A ground floor gathering area, common area kitchen, and glass conference room were specially-designed to further support opportunities for collaboration among its tenants. The Glass Lab

is ideally situated to contribute to the flourishing Portland Innovation Quadrant, the geographic nerve center of a flourishing innovation ecosystem in Portland. The Portland IQ has helped to attract top talent and entrepreneurs to the area, and is anchored by four major institutions of health, science, and technology, OMSI, PCC, PSU, and OHSU. From the onset of this development, SKB sought to make Glass Lab a true success story in balancing the preservation of Portland’s industrial central east side. All the while paving the way for growth and expansion for the next generation of workers. This development was about connecting the property with the local neighborhood and fostering partnerships with those who want to see the rich history of this area preserved for decades to come.

Since 1981, Don Ossey, SIOR has successfully represented buyers, sellers, landlords and tenants in negotiating over 1000 industrial, development and investment transactions with an aggregate total of over $1 billion representing over 40 million square feet. Don is consistently one of the top brokers in Portland and was awarded the Commercial Brokers Association 2008 and 2013 Industrial Broker of the Year. In 2013 & 2017 Don was awarded the prestigious Bill Naito Award for completing the most complex transaction of the year. Don achieved the SIOR

Portland Meadows Racetrack, after much interest, has finally sold to the world’s largest industrial Landlord, ProLogis. This 48-million-dollar sale of 120 acres represented the largest remaining site in Portland and set a new high for industrial land values but was equally large in complexity, taking 1.5 years to complete. The sale consisted of 15 different selling entities in two countries, many of whom were represented by different legal counsel. The buyer had to work through numerous site encumbrances, including terminating the existing rack track lease, two cell tower leases and obtaining a Prospective Purchasers Agreement (PPA) with DEQ. To compound complexity, there was both a lawsuit between two selling parties and a death while under contract, requiring buyer to change title companies to obtain title insurance. Colliers International assisted Prologis in the sale and was retained as the leasing agent for 1.8M of logistics space. While under contract a lease was being negotiated with a fortune 500 company that was signed shortly after closing, preleasing 1/3 of this site, validating their collective efforts.

University of Western States’ enrollment has continued to climb yet their campus was not accommodating their growing needs. The best solution was to sell the campus and find a location where UWS could be under one roof. Some of the challenges were sourcing relocation options within a small geographical area, finding a Buyer for the campus and negotiating a short-term lease back to allow the university time to remodel the new location.

The UWS campus sold over the asking price to Linfield College (Eric Haskins and Andrew Rosengarten of JLL represented Linfield). We were then able to secure a lease for the new UWS campus at 8000 NE Tillamook Street in Portland while Trammell Crow had the property under contract to purchase. Trammell Crow ended up selling the building to W.P. Carey and the transaction closed in late February 2019. Joe Kappler represented UWS and Kevin VandenBrink represented Trammell Crow.
