It was nice to see so many people out with their families. The HOA funds the hot dogs / hamburgers and everyone so kindly brings sides and deserts. We are currently working on the 2018 budget. Some items will increase in cost but we are always looking for ways to reduce costs without reducing quality. We have put out for bid the contracts we have for landscaping and snow removal. As you will see below we changed website hosts to save about $800 per year. We have also gotten back to investing in CD’s as interest rates have come above 1%! The fall season is always so busy! School is in full swing, cooler weather is coming, and many holidays are upon us. Remind your guests about our Rules for parking, dog walking, speed limit, etc. Thanks to everyone who followed up on maintenance requests for cleaning siding, staining decks / steps, painting doors, etc. Your work ensures our community remains so well liked and sale prices continue strong. It still concerns me how many residents drive too fast on Lake George Circle. Are you glancing at your speedometer? Our limit of 15 mph is slow. And it is set that way for many reasons. But the circle is small and slowing down here will not make you even minutes late. We ask you to watch your speed and comply. Thank you! Penco Management Inc. 5 Christy Drive Chadds Ford, PA 19317 Halloween decorations must be removed by November 14. Christmas / Holiday decorations can be displayed beginning Thanksgiving and must be removed by January 15 including lights.

Our New Website The website we had through PENCO had many great features such as the ability to check your HOA account, post items for sale, notify others of events, etc. However the site was costing our Community $840 per year. The Board voted to abandon this web hosting and switch to one that was less expensive and simpler. Our

website name continues to be www.sagamorehoa.com but our web hosting is through BlueHost. We are now paying $36 per year with a three year commitment. There are fewer options for design templates, but we have put all of the essential information, forms, and contacts on the site. If anyone has suggestions for content, please contact Annette Glaudel.

Sagamore Capital Projects Two driveways were replaced and the driveways that were new last year

were seal coated. All American Paving did the work and they did the job

well.

We continue to save reserve funds for future work such as roofs, rolled

curbs etc. The Board reviewed our reserve fund and decided to invest in

CD’s at Citadel bank which would give us more interest than from the

savings account the funds were held in.

Assets as of end of Sept 2017:

Landscaping at Sagamore The landscaping work for this fall should be complete by the end of this

month. Any homeowner who has work being done in your yard should

have been notified. We are also working with Shearon to add some

new plants to the front entrances to refresh the areas there. And

Shearon will be clearing some vines from some of the trees behind a

few of the buildings.

Help Wanted Our Landscaping Committee needs some refreshing. Many thanks to Beth Cruse who served on the Committee but has since moved. Others on the team have been ill or are often busy and cannot participate when we need help. If you have an interest in landscaping / flowers / shrubs / trees and even have limited background in these areas, contact Annette Glaudel to express your interest. The Committee usually does two or three walks through the development in spring and then works with the Board in the summer to determine final fall scopes of work. Thanks.

Stormwater Runoff. Stormwater runoff is water that doesn’t soak into the ground. It flows over roofs, driveways, streets,

concrete, unplanted ground, and hills. This water at Sagamore goes into the storm sewers and flows directly to nearby

streams and lakes. There is no filtration or treatment of this water before ending up in these bodies of water. So anything

that is on those surfaces gets carried with the water. Soil particles cloud the water. Fertilizers if not absorbed into the lawns

can promote growth of algae. Antifreeze, oil, gasoline and even soap from washing your vehicle kill fish and other aquatic

life. Pet waste can make nearby lakes unhealthy for swimming. Please

be mindful of what you drain into our stormwater drains.

Interesting Place Did you ever pass by what looks like an old gas station at the

corner of Manor Ave and Business Route 30 in Downingtown?

There are so many “treasures” outside the building that look

old and worn and weathered that one might wonder what

could possibly be inside there. I finally stopped to see. It is a

very interesting place with lots of vintage items set up in small

areas owned by various vendors. Not a place to bring children

with wondering / wandering hands, but very fun.
